So here’s what happened: I was with my family at a typical Turkish 5-star resort. The grandparents were with us, so my wife and I indulged in a looooot of cocktails. One evening, I was chatting with some guys at the bar, and I was far from sober. We were having the usual holiday chit-chat about everything. I noticed one of the guys had a watch that looked like a "Royal Oak 41mm 15510 RG APSF on a Blue Leather Strap," and without much thought, I asked, "Wow, cool watch! Did you get it here in Turkey, or did you buy it before?"
Oh boy, he did not like that. He spent the next 20+ minutes explaining the successful project that allowed him to afford this €30-40k watch. We didn’t talk again for the rest of the holiday :D

I tried the stimulant medication and it was awful. Paranoia, mania, unhealthy weight loss, daily comedowns. It also made me feel high when it kicked in which just isn’t right. I like a party but not when I’m trying to work. Whatever dose I took the drug only lasted 6 hours, so the psychiatrist kept prescribing me stronger pills which did not prolong the duration, only made it more intense.
I stopped taking the drugs cold turkey due to the shortage and made serious lifestyle adjustments.
From my experience , the negative symptoms of ADHD thrive off the following;
I started exercising everyday, sorted my diet out to good quality food, no sugars or meal deals or any of that shite. Stopped drinking coffee and only allowed myself green tea. The can go into more detail on diet if anyone is interested, but to summarise a low carb high calorie protein diet was a game changer.
I am now very disciplined with sleep routine, getting 7 hours a night absolute minimum but most nights 8.
I feel the best I ever have my whole life. I barely notice having ADHD anymore, only the positive effects of hyper focus and being able to smash work every day.
That daily anxiety of feeling overwhelmed by everything is all but gone.
Trust me, you don’t need those drugs. Sure, lifestyle adjustments take a lot more effort in the short term than swallowing a pill but in the long term when you’re into your routine you’ll feel the best you ever have.

I've been on slimming world on and off for about 9 years. I'm not overweight or anything, I just use it from time to time when I hit around the 15 stone mark, from food I eat at Christmas, Easter, Halloween etc. Then I drop to around 13 stone, which try to maintain. I'm 6ft 1 so the gain in weight isn’t really that noticeable, but I do it mostly to stay healthy. The point is that Slimming World seems to be the easiest diet plan I've ever been on.
Recently, I found how frustrating it is to cook meals from scratch when you just don’t feel like cooking. Breakfast is fine, but lunches and dinners have become a bit if an inconvenience. I can’t cook at the times I plan to because my house is very busy with people coming and going all day. I tried a thing where I cooked my lunch and dinner at night and stored them in the fridge to eat the next day, but it got very tiring. When I go shopping I can’t find anything syn free and healthy that I can just microwave or oven cook at home. For instance, I would like one of those John West Tuna Lunches, but they’re not syn free, or even a lasagne I can just microwave in the tray. There just aren’t enough syns to do this. It seems that to have any syn free meal it has to be cooked from scratch. The only way is to do a calorie deficit, but that's an even bigger inconvenience with counting everything including vegetable. Is there any way to work around this with Slimming World?

Passing time. Go back inside before long and break out the heat pan again. Got tired of being in bed, and missed my outdoors.
Knee’s better (knew it would be), but the foot’s giving me fits now. Like one continuous cramp, but the heat helps it. First time I’ve ever had to rely on a walker these past couple of days (old one Momma’s BIL left behind). Hate it.
Momma tried to get me to go in to the VA. Reminded me they have plenty of wheelchairs there for patients’ use - could get me in one of those and push me in herself. “Wheelchair?! Not a chance!”
“Idiot.”
Probably, lol.
(Promised her I’d let her take me on Monday if things don’t improve).
Been talking to Z a lot these past days. Says his first therapy session went much better than his caregivers seemed to expect (still much stronger than his appearance might indicate). Main doctor: “I’m frankly quite surprised. And you have a great attitude - that’s Very good.”
Z: “This ain’t gonna beat me.”
My response: “Nothing has yet, Brother.”
Talked to our Sister earlier. Her daughter’s in the hospital. Unable to keep anything down, and has lost a lot of weight. So far, no one can figure out why. They will, though, we’re confident. Girl’s had health issues all her life.
Spoke to Mother. She’s back home and doing well. Her speech clearer than it’s been for a while (BB and his woman been Watching her take her medications that she refuses to if not monitored closely, lol). She don’t like it - she be stubborn.
They had X and his wife cook her good meals and take ‘em to her. Try to keep her from drinking chocolate milk by the gallon, lol.
Helps keep her from trying to cook herself and burning her house down. Still won’t use the smoke detectors X installed for her. She takes the batteries out because she doesn’t like the racket they make when she forgets something on the stove or in the oven again. He puts more in, she takes ‘em out again as soon as he leaves.
Z no longer able to be there with and for her at the moment, they’re stepping in to fill his absence, as they have before.
Another Z story:
In the late night/early morning hours, he had I were heading back to the City during a long drive from somewhere else. Both of us wiped out.
And he fell asleep behind the wheel and ran us off the freeway. The sudden sound of gravel pummeling the undercarriage woke Me up;
“Dammit, Z!! You’re gonna kill us!”
Woke him up, too, and he steered us back onto the road:
“Dammit, OP! You’re supposed to be keeping me awake!”
“Who’s keeping Me awake?!”
“One of us gotta be!”
“You’re driving. How about I slap you upside the head I see you starting to nod?”
“At’d work. Not Too hard, though, or I’ll Pull over.”
“And do what?” Sneer, sneer.
“Let’s roll the windows down.”
“It’s cold out, Z.”
“My point. I can hang my head out.”
“You’re driving, Z.”
“So hang Your head out.”
“You’d still be driving, Z.”
“So I’ll just stick my face out now and then.”
“Or we could just pull over somewhere and get some sleep.”
“…….Might could.” There Was a rest area not too far ahead.
Might be a good idea to get rid of all the old empty beer cans in the back seat area, though. Neither of us had had a drop this trip, but try explaining that to the State Police who’d likely stop to check on a dark parked car at that time of night. They weren’t known for either cooperability, or a sense of humor.
I’d been riding with one of our uncles once. He’d been speeding, but so was everyone else in the little spaced caravan we were at the moment a part of. We were actually the slowest ones, in fact, since everyone had been passing us.
When he’d hit his lights and sirens, speeded up and passed us, we’d thought we were home free. But then he also passed everyone else and kept going. A call to attend to, apparently.
Until, rounding a long, gradual curve, we saw the maniac standing in the Middle of the first two outside lanes waving us over to the shoulder.
And understood why. The rest of our impromptu posse were all already there, strung out in line. The overachiever had nabbed us all - seven cars in total.
When he got to us, Unc explained that he’d just recently added larger tires to his ride; hence had been traveling faster than he’d realized, due to the increased circumference. Surely the Officer understood, and therefore a small break might be in order.
The man nodded soberly all along, as if in understanding. And wrote out the citation, lol. Must’ve heard that one before.
But at least a nice try on Unc’s part. He hadn’t survived his tour of duty during WW2 by not thinking on his feet.

2024.06.01 07:23 Gorganzoolaz Some ideas.

Hey folks, after re-watching the gameplay overview I had some ideas I wanted to share.
Edit: I only wanted initially to share the first few ideas but I started rambling and decided to keep going lol, most of these are just throwing random ideas at the wall and I don't expect them to be implemented at all but thought it'd be fun to share them for the sake of discussion. Enjoy.
1: train station or bus stop - used to travel to different neighbourhoods or "Districts" it takes time to reach different districts so a Para will basically vanish for like an hour or more once they enter the train or bus before they emerge at another district.
2: Districts - Given our Paras will likely be living in a city, it makes sense there are different districts that offer different kinds of work. Jobs in these districts have different benefits and drawbacks like being higher paying but more stressful or offer benefits but can effect a Para's health. For example, a business district where corporate offices are, an industrial district or an agricultural district on the outskirts of the city.
3: benefits and drawbacks of location - we all want to live within a quick walking distance from work (or at least we want out Paras to do so) however I feel like there should be benefits and drawbacks for this in equal measure. For example. To live in the business district, rent/apartment prices are through the roof, so if your Para is a run of the mill office drone they're gonna need to commute, but an executive or CEO lives in their business district luxury apartment or even penthouse (either paying the high rent or as a perk of the job). The industrial district is cheap as dirt but rife with crime where Paras would be rightfully hesitant to go outside at night. The agricultural district isnt cheap but is affordable with wide open spaces and clean air allowing for Paras to farm, earning thrir own money but services available in the inner city aren't available there. So no ordering pizza for dinner and your Para better get some self-reliance skills cos the repair workers are days away, not minutes or hours and emergency services are hours away.
4: crime - crime irl isn't just break-ins in the dead of night, you might get a group of thieves breaking into your house in the middle of the day when your Para's vehicle isn't present so they think they're gone. They break in by either picking the door lock if you remembered to lock it or by throwing a rock through the window or glass door. As well as this you might get mugged while out at night, so investing in some pepper spray and security glass windows and doors (or if you can't afford that, multi-lock doors and barred windows) if you live in a bad part of town.
5: effects on Paras like drunkenness - your Para just got a promotion! Time to par-tay! Go out to the local bar, get sloshed, make a fool of yourself on the dance floor, make out with a stranger and stumble home in the early hours of the morning, your Para's inhibitions are gone meaning not only are there more interactions to have with other Paras and objects in the world (which, if they're not similarly sloshed won't appreciate it one bit) but your Paras become harder to control, if you give them a command but either it takes too long for them to get to the location of the command or something catches their eye they'll cancel it and do something else, making the stumble home an adventure in and of itself! But having another Para to lean on makes it a lot more manageable. However the next day brings the hangover, when they wake up all stats are reduced to 1 and they slowly get them back throughout the day to simulate a hangover. Coffee can speed this up. The embarrassment though? There's no quick and easy fix for that. Especially if your Para hooked up and must make the morning walk of shame.
6: police - Police should be more than just "show up and beat up the burglar" if an item was stolen you should be able to make a report, the longer the time between the item's theft reduces the % chance the police will be able to recover it, if you report it directly after it was taken and your Para saw the thief, you have a 90% chance to get it back, but if you left it for a day and didn't see the thief, it's 5%. Also if your neighbour is being a loud jerk blasting music all night when your Para needs to be at work in the morning, you could call in a noise complaint.
7: cardboard boxes at the start - during the gameplay reveal it showed a brand new Para with a bunch of boxes around their apartment, this got me thinking of how they could be utilised. I figured they could actually be sorta like semi-randomised low cost items to furnish your house with the only parameters being that they give you the basics you need to start a life like a bed, wardrobe, a table, a chair for each household Para, a fridge, oven, cabinet, toilet and shower + a few random items like a bookcase and a couple rugs. All very cheap variants, the logic being that these are all cheap second hand items that tend to be mismatched, encouraging players to do away with them as needed.
8: haunting - if Paras after death can haunt a place, let's not make then Sims ghosts but make the place of their remains generally "haunted" those with traits that don't make them immune to supernatural paranoia start getting, well, paranoid like they're constantly being watched, small items will occasionally fall off shelves and tables in the dead of night, random footsteps could be heard again in the dead of night, shadowy figures might appear and vanish in dark areas, closed doors could swing open etc... Paras who are effected by such things will need to pick up the urns of dead Paras and take them to a cemetery or contact an exorcist to drive the ghost from their house. Which, on that note....
9: Cemeteries - Cemetaries should start off as a largely empty lot save for the grave keeper's house/office, in-world reason being that this is a newly established cemetery as the old one is full. Loved ones aren't inturred simply by taking the urn out of the Para's inventory and putting them on the ground, instead the Para takes them to the grave keeper who for a fee will take them off the Para's hands and ask them when they'd like the funeral to be held. Post-funeral can include a wake which is like a party but loud music and alcohol are severely frowned upon and as long as such taboos aren't breached the party's rating (if there is such a thing) will by default be "it was OK, 5/10" and can be increased by offering food and drinks.
10: Schooling - we should be able to enroll toddlers into pre-school and there should be a way to get our kids into private or boarding school. Preschool gives your toddler basic social and logical skills as well as freeing up your adult Paras to go back to work and it's cheaper than a nanny. Private school, while expensive, gives your children both more skills and the friends they make are the children of bosses around the city, giving them a massive leg-up if they go to work for their friend's parent's company and giving your adult Paras a way to get to meet their children's friend's parents too which can likewise give them a big career boost too. Boarding school gives the highest skill gain in areas you select depending on the school you send them too and your Para's children's friends are the creme of the crop, the children of the most elite, if your Para is in business, their kid is rubbing shoulders with the children of the CEO and basically guarantees their career will shoot up at least a few levels almost immediately and before long they'll be on the board of directors. You know what they say, it's not what you know it's who you know. But remember, getting your kid into a private boarding school costs several hundred $$$ a day. You won't be able to afford it on a Barrista's salary.
11: A bad crowd - your Para might take on a... less civil path in life, a life of crime. Starting out as a petty thief or street thug, their life is one of high risk and high reward. This line of "work" isn't gained through a newspaper but through 2 ways. 1: you find the local crime boss and ask for a chance to prove yourself in which case they'll tell you to rough up or steal from a wealthy Para in town or 2: you make connections after being arrested while in prison. After you get out you may get a call from a fellow former inmate saying "hey I hear you know (inmate name) and he says you're a good guy, come down to (location) we may have work for you". The life of crime is one of high risk and high reward, the rich looking guy you shake down on his morning stroll might net you a few thousand in one go but you run the risk of getting pepper sprayed which effects you until you wash it out or getting arrested or even worse, of failing the boss. Ignoring or failing a task from the boss carries with it a heavy burden of risk, however you can become an informant and if you succeed in getting incriminating Intel on the boss and telling the police you may go into witness protection. What's that? You get put in a random new town with a new name, you keep your skills and money but your old connections, your job, your most prized possessions etc... are all gone.
12: job qualifications - as my irl uncle says "get them Quals, son!" The jobs you can get with no qualifications to your name are typically low paying, low demand jobs with not much room for advancement and after all expenses are taken care of, not a great amount left for spending. You might get higher pay for working night shift but that's not where the real money is to be found, for that you need qualifications for jobs with the potential to advance and make something of yourself! For this you need to go to either community college or college/university. While community college would give you the qualifications and skills needed for higher paying jobs with less stress like as a tradesman or being able to start your own business (doing so is not expected at launch), college/university opens the door to the high life of extremely high paying jobs (starting at the ground level) from business CEOs to jobs in media and more. While I have zero expectation of these things being implemented on launch, they could be off-map sites or rabbit holes until then.
13: story progression - last and certainly far from least, I wanna see the world grow and change around my Para, for other Paras to at least give the illusion that they're living their own lives separate from my household's, I want my para's friends and neighbours to be having kids, getting promotions or switching jobs, for some of my Para's childhood friends to wind up in prison or making bank or being the chef at their favorite restaurant. The last thing we want to see is a stagnant neighbourhood where a Para's best friend when they were a child becomes their grandchild's best friend without them aging a day.

I tried everything, cold turkey and all. I’ve been smoking since august 2020 and genuinely can’t stop despite all attempts. I quit for 2 days once and I felt anxious and my brain fog was crazy, and all I could think about was my vape. They’re banning vapes in Ontario in July so I’m hoping that if I can’t buy it it’ll be easier???? But I’m scared of the withdrawal symptoms I just need some advice!!

My husband and I currently live in a small 6-unit apartment complex in Southern California. We moved in to our unit March 30th, 2024.
A week before our move in date while at the apartment, we noticed there were evidence of termites in the bathroom cabinet and notified the property manager immediately. He sent us a picture a few days later of a clean cabinet and said it was fixed. The day before we moved in, we noticed that there were termites again. It took over a week for an exterminator to come but he was only there for an evaluation. He verified the termite problem but he said there was an even bigger issue in the bathroom: the wood was rotted and soft in the area between the shower and bathroom cabinet and that it needed to get repaired asap because it can be a safety hazard and cause major damage. We let the property manager know but it still hasn’t been addressed. He had the handyman come back a couple weeks later to “treat” the termites but it was unsuccessful. We still have a termite issue in the cabinet and we cannot use it to store our things.
On move in day we left the apartment for a little bit and when we got back, there was dirt and water all around the toilet on the bathroom floor, in the sink and shower. The toilet was unusable. We contacted the property manager and a plumber came over within the hour. After he fixed the toilet and unclogged some pipes below us in the garage he said the pipes were really old and bad and it was a much bigger issue and would let the property manager know. Two times within the next few days, our toilet clogged to the point it was unusable for hours. As a sidenote: I have a chronic illness and deal with severe digestive issues and it was a nightmare for me. I had to go to the library down the street one day to use the bathroom. The plumbers came back and ended up installing a new toilet but they once again said how bad the pipe situation was so they couldn’t fix anything then because it was too big a job and they would need to talk to the property manager. We haven’t heard anything about that since.
Also on move in day we noticed that the exhaust vent in the cabinet above the microwave was ripped and poorly duct taped back together. Within the first week of living here our dryer stopped working and the two front stove burners and the oven also were not functioning properly. It took several weeks for the dryer to get fixed and during that time we had to pay to do our laundry elsewhere. It also took several weeks to get the stove and oven fixed and we had to buy a toaster oven to use to cook food.
A week or so after that, while cooking food, the breaker for the kitchen broke and all the appliances shut off. We had to plug our fridge into another outlet so we wouldn’t lose our food. The handyman came the next day to fix it but said we have to be careful about appliance usage because the wiring is old and it can be a safety hazard, which we were not made aware of before we moved in.
Within the last few weeks, our microwave has started malfunctioning. We have noticed a sulphur smell in the bathroom sink water. And within the last week, the dishwasher stopped working. One night after turning on the dishwasher I was smelling a really strong odor that was making me feel sick but couldn’t figure out what it was. We woke up the next morning and the dishwasher was making a cranking noise and there was water all over the kitchen floor, all the way to our living room rug. The appliance person said a piece had overheated and burnt itself out, which was the odor I was smelling the previous night. We currently have no working dishwasher.
We have barely lived in this unit 2 months and have had to deal/are still dealing with these issues. Sometimes the property manager is incredibly slow to respond. On several different occasions when we were notifying him about the issues, he responded “Well, that’s interesting, none of these things were an issue before you all moved in,” trying to insinuate we somehow caused these problems. He also tried to say that the plumbers never said that the pipes were a major problem, implying that we lied about that. We sent him a very long email yesterday, clearly outlining every single issue and requesting that it gets taken care of asap but he has yet to respond.
So we’re just trying to figure out how to properly handle this situation/ what next steps we should take. Any advice would be great. Thanks!

The pro-Russian former regime continues to demand PM Pashinyan's resignation. Yesterday protest co-organizer Bagrat Galstanyan said he was preparing a "surprise" for the government.
On Friday, Galstanyan and a group of supporters clashed with the police after he gave FM Mirzoyan and other ministry officials "30 minutes to come down and talk" and said he would enter the building if they didn't come. Galstanyan said he wanted the crowd to enter the building, too, but the police was against it.
Galstanyan said that the police "would be responsible for any clash". He said he didn't care if the police brought 2,000 more officers because he was determined to enter the building. The crowd eventually clashed with the police. The officers pushed them back. Galstanyan threatened the police chief: "You will answer with your head." Galstanyan wasn't happy that the foreign ministry leadership refused to meet him. The police warned him not to incite the crowd. He blamed the police for the incident.
Galstanyan was rousing the crowd before the clash. He accused the police of hooliganism and using insults, and urged his supporters to treat the police "like they treat you". He held the loudspeaker at the police and gestured for his followers to shout at them. The situation began to intensify. Some officers began slamming their batons against their shields but the commander signaled them to stop, and they did.
Galstanyan instructed his followers not to back down: "Do not take a step back... Our patience has limits." Galstanyan kept accusing the police of inciting things while the police stood there without taking action. The police spokesman also brought a loudspeaker and accused Galstanyan of being an agitator and inciting the crowd.
7 police officers and several protesters were hospitalized after the clash. 28 protesters were arrested and are facing charges.
During the evening speech, Galstanyan said he doesn't regret today's events and urged his followers to take action and get arrested if necessary:
GALSTANYAN: If you do not get arrested today by this government, tomorrow you will have to answer for that. //
Hanun Republic party chief Arman Babajanyan, a former churchman, said that Church leader Garegin B will be responsible for future clashes incited by his "imprudent son" Bagrat.
BABAJANYAN: I hope FM Mirzoyan and others won't meet this clown and won't interact with him. This movement has become an entertainment for media outlets in Turkey and Azerbaijan. //
REPORTER: The number of protesters is small. Is the protest fading?
ARF MP GARNIK (co-organizer): It's not the protest that's fading, it's those people [Nikol]. We have many supporters in the state apparatus who will join us. //
Bagrat Galstanyan was nominated by the former regime as their candidate to replace PM Pashinyan. In response to observations that Galstanyan cannot be a PM because he must wait at least 4 years after ending his dual citizenship, Galstanyan's supporters say there are ways to bypass the restriction. For example, Serj-era Justice Minister Gevorg Danielyan claims there are no constitutional obstructions, while Galstanyan's supporter lawyer Arsen Babayan [Serj-era parliament official] suggests ignoring the Constitution altogether.
ARSEN BABAYAN: When the issue is to save the country, the Constitution and the law must be pushed to the background. This is very important. We cannot lose the country because of the law and the Constitution. Let's not forget that it's the people who decide how the Constitution should be. I want Galstanyan to be appointed as the PM and then amend the Constitution, not the other way around. //
RULING MP: The daily nonsense continues. In other words, Arsen Babayan admits that there is a legal obstruction but he wants that obstruction to be ignored and changed later.
REPORTER: ARF MP Garnik Danielyan says they have supporters in state agencies who are ready to join them when the time is right.
RULING MP: It doesn't matter what Danielyan says; he is just selling hope to his supporters.
REPORTER: Your administration failed to "clean up" the state agencies and carry out "lustration".
RULING MP: We promised after the 2018 revolution not to carry out a vendetta and to allow experts to stay in their positions. This is why so many employees with ties to former administrations continued to work and receive higher positions. It's another thing that they didn't understand and appreciate the opportunity to serve the state and not the government. Today the opposition is doing the [self-]lustration much better than we could have ever done.
Today the protest organizers are trying to bait the authorities to take certain actions against protesters so the organizers can present it as a valid reason to end the protests because they understand they have reached a dead end. The only thing they have accomplished is annoying the residents and obstructing their roads. //
The opposition doesn't have enough votes to initiate an impeachment process against Pashinyan, let alone succeed by securing a majority of votes. They are short of 1 vote to initiate the process. They are hoping to convince their former partyman Ishkhan Zakharyan to join the process but Zakharyan left their ranks a while ago to continue his service as an independent MP and doesn't seem to be eager to join the impeachment. On Friday Zakharyan was seen with Pashinyan's Chief of Staff Arayik Harutyunyan during the session of the Executive Committee of the Pan-Armenian Games. Zakharyan recently told protest leader Bagrat Galstanyan that he "doesn't reject" the impeachment process but there are no reports of him joining it either.
In other news. Bagrat Galstanyan's supporter Don Pipo, a criminal subculture figure wanted by Armenian authorities since 2022 for allegedly organizing a murder, is organizing groups of Russian-Armenians to travel to Armenia to join Galstanyan's protests.
In other news. The police announced the arrest of a protester who had a dispute and allegedly stabbed a fellow protester in the cheek and neck in the backyard of St. Anna church where Galstanyan regularly holds evening gatherings to announce the plan for the following day.

the Church owns hundreds of apartments that are not being taxed: ruling party MP

MP VARDANYAN: There needs to be a study to understand the volume so we can decide how to tax just as we tax other things under Armenia's law. //
The MP pulled out a phone with an Excel sheet reportedly displaying the list of properties owned by the Church and scrolled it for several pages to show it to the reporters.
MP VARDANYAN: There needs to be a study to understand how these properties are being used. The ones used for commercial purposes and manufacturing must pay taxes like everyone else does. This study is my personal initiative with a group of colleagues; it's not an official process yet.
REPORTER: When was this idea born?
MP VARDANYAN: We were discussing it some time ago and the conversation was revived after the recent public discourse about the Church and taxes. In the past, we discussed the import of raw paraffin under "charity" which was later re-categorized and today it's imported from EAEU. Perhaps all these discussions weren't interesting in the past while we were having it. Every citizen must pay taxes and no one should be above the law.

CUSTOMS CHIEF: For various reasons. If there are activities relating to religion it can have exemptions but it's necessary to understand what's religious and non-religious.
REPORTER: Why was the taxation brought up now?
CUSTOMS CHIEF: We've been discussing changes to the tax law with the Church for several years. We discussed the law on charity. We suggested that they make payments for imports of paraffin and tserezin. We offered to cover the full cost of import duties on those items but for some reason the Church refused. [Pashinyan said earlier that they offered the Church to improve its financial transparency by having them pay taxes and receive all of the paid taxes back.]
REPORTER: Why did the Church turn down the suggestion?
CUSTOMS CHIEF: I don't know the reason.
REPORTER: The MP said they are studying thousands of properties owned by the Church and that they might prepare a resolution.
CUSTOMS CHIEF: As I said, we are ready to cooperate by providing statistics if necessary.
REPORTER: What is your personal opinion on taxing the Church?
CUSTOMS CHIEF: Things with religious purposes should not be taxed but when you sell something and collect a profit, that's something we can discuss.
REPORTER: Can you bring an example?
CUSTOMS CHIEF: No problem when the Church receives a donation, but if the Church sells an item for profit, including candles, it should be taxed.
REPORTER: Have you already studied the volume of such sales?
CUSTOMS CHIEF: No.
REPORTER: Protest leader Galstanyan said businessman Hayk Shahnazaryan's business was investigated because of supporting him. Is this policy applied in the case of other businesses as well?
CUSTOMS CHIEF: You just presented misinformation as a fact. The individual you mentioned has been at the center of customs checks since 2023 and the same violation happened again so that was the reason for the latest action as well. There is always an attempt to manipulate the enforcement actions by distorting the timing of events. Today one of the MPs said that a supermarket belongs to a ranking police official and asked "why do you not investigate them?". I published the list of investigations against that supermarket, showing ֏10 million in fines imposed on them. These manipulations are common. Everything is a conspiracy, starting from the weather.

I’m pretty disappointed with my results as a Kurd
I thought I’d have more Anatolian DNA in the eastern regions of Turkey, Also i thought that my origins came from Kermanshah, Iran.
Another thing would is interesting is that my paternal haplogroup is r-z282. Meaning that i have distant cousins who we both share 0.58-0.44% who come from Europe. Does this mean anything special or is this very common since we’re all a little related.
My maternal haplogroup is also U1a1 if anyone wants to know.
Just wanted to say how surprised i am that my DNA doesn’t have any Arab or Levant.

Heat rose from the frying pan as the cooking oil I dropped in slowly spread around the stickproof steel surface. Outside, I heard Billie call out and then the Fates made a few noisy clucks before going silent.
I tossed a popcorn kernel into the pan and put a glass lid on top, waiting for it to pop. Checking my phone, I saw a text from Frankie Dee. But in my phone, she was listed under “Frankie (Pal, Not Colleague).”
She’d written, “On my way.”
But because lesbians are terminally late for every event they attend, I assumed my pal sent that before even having her shoes on. In fact, the exact order of events was probably: send a text, watch a couple of videos on TikTok, remember the event, mad scramble for shoes and a jacket, and then leave the house.
With a quiet little POP, the dry kernel transformed into its yellow and white counterpart, the movie-watcher’s favorite companion. I tossed it into my mouth, only burning my tongue slightly in the process. Then, I poured several more kernels into the hot, oily pan from a glass jar labeled, “Iowa Organic Popcorn.”
These kernels came from a farm in Iowa owned by a butch lesbian couple. Our school took a field trip to their farm in 9th grade for the usual farm fun, a hay maze (or a maize maze, as I jokingly called it), a petting zoo, and crop science lessons.
All the other kids were fussing over the lambs or screaming and laughing from inside the maze. But I just wanted to learn more about the farmers who’d blown my mind. Women. . . can be together. Like — just be together, in love. That realization felt like something so simple and foundational I should’ve learned years earlier. But, of course, my Bible-thumping father and sheltered church-girl life ensured those kinds of “evils” were excluded from my purview.
Looking back, I’m not sure how he missed that we were visiting a farm run by two dykes. Then again, I guess that wasn’t exactly advertised on the permission slip.
I just remember being glued to the hip of Sadie Henshaw all day long as she showed us tractors, different types of soil, and the feed for their animals. Her blonde hair was cut short and styled like any other man’s hair in Linn County. She was a shorter, stout woman who never went a day without overalls and a ball cap. Her wife, Daniela, handled all of the finances and told us a little about things like farm subsidies and corporate farms vs. mom-and-mom operations.
Some kids left the cornfields that day wanting to be farmers. But I left wanting to be another girl’s wife.
The sound of popping kernels brought me back to the present as I picked up the frying pan and shook it back and forth with the lid on.
A knock at my door revealed a certain newspaper editor had arrived safely. And as I poured the steaming popcorn into a large, blue Finding Nemo bowl, I called out, “It’s unlocked. Come in!”
My mind played a brief scene of Frankie Dee walking into, not just mine, but our house and hanging her keys up on the keyring we’d bought while antiquing. She’d get home after a late night covering a library board meeting or some such, and I’d pull a chicken pot pie from the stove and — fuck. I had to stop this dangerous line of thinking.
She walked into the living room and took her shoes off, just as I was bringing in the giant bowl of popcorn.
“I brought a bottle of wine. I hope that’s okay,” she said.
I smiled.
“That’s perfect. I’ll grab some glasses from the kitchen.”
Frankie watched me scoop a handful of popcorn and place it on The Morrigan’s altar. She raised an eyebrow.
“Does the goddess of war and prophecy enjoy a nice salty sacrifice now and then?”
I snorted and returned from the kitchen with a pair of stemless pink wine glasses.
“First, it’s an offering, not a sacrifice. And second, popcorn has been around since 3600 BCE. You can’t tell me she hasn’t tried it and fallen in love,” I said, plopping down on the couch.
Frankie sat down slower and made sure there was a cushion of space between us.
“Does Artemis not get popcorn?”
I shook my head.
“I only leave animal offerings from things I’ve hunted on her shrine.”
“You hunt?”
Nodding, I motioned toward my bedroom.
“Keep a hunting rifle in the gun safe behind my closet door. I head up to camp a few times a year to hunt small things. Rabbits, turkeys, pheasant, sometimes squirrels if I want to make chili.”
Frankie made an incredible laugh and leaned in closer.
“Squirrels for chili? Are you serious?”
“What’s so funny about that?”
Her smile was bright enough to light up the harbor, and I wanted so badly for her to guide my ship into her port. My heart rate kicked up as she teased me.
Wait a second, I thought. Is she teasing ME? When did we switch places?
“Where on earth did you grow up eating squirrel chili?” she asked, crossing her arms.
I stuffed my face with popcorn before answering.
“Iowa,” I said.
She whistled. Was this the first time I’d heard Frankie Dee do that? Holy shit.
“Corn girl,” she said. “And now you’re here, using our phrases like, ‘up to camp,’ without an issue in the world.”
“I’m sorry. Are people From Away not allowed to use any Mainerisms?” I asked, huffing and eating more popcorn.
Frankie reached over and grabbed a handful.
“It’s cute is all,” she said, closing her arms and throwing back the entire mouthful of popcorn.
I sat there blinking.
“Did you just call me cute?”
“Hard tellin’ not knowin’, bub. What’s my witchy lesson for tonight? Why am I sitting on your sofa?” Frankie asked with a dodge only slightly less artful than Neo’s.
Shaking my head, I rolled my eyes. I’d remember her words and circle back around to them later, long after the wine had been poured.
“Your lesson tonight, FeeDee, is to learn the difference between Hollywood’s idea of witchcraft and the actual use of the craft.”
“So. . . movie night?” she asked.
I nodded.
“Double-feature. We’ll start with The Craft and finish with Hocus Pocus,” I said, grabbing my remote and turning on the TV.
“Shit. We’re going ‘90s tonight. I kind of feel like I should have brought over Capris Sun pouches instead of wine,” Frankie said, pouring me a glass.
“Hey, the night is young. It may not be the ‘90s anymore. But just in case you’re nostalgic, we have technological advances like apps that’ll allow an underpaid delivery contractor to rush into Hennie’s and grab us Capris Suns and maybe even Dunkaroos or Fruit Roll-Ups,” I said, elbowing my guest. My pal. My crush. But most definitely not my colleague or girlfriend.
The movie started, and it seemed like half of the wine in my glass was gone before the opening credits finished. Silence filled the couch as I fought to keep my eyes on the TV and not on the beautiful blonde bombshell next to me.
“Holy shit! Is that ​​Neve Campbell?”
“Yes!” I said. “Just seven short months before two guys forever ruined her life with knives, a cheap voice changer, and a ghost mask. That was a great year for the Scream Queen.”
We sat in silence and watched Nancy, Bonnie, and Rochelle meet Sarah Bailey and introduce her to their witchy ways of worshipping Manon.
“Didn’t they make, like, a billion Scream movies?” Frankie asked, turning our conversation back to a different ‘90s film franchise.
“Yeah, and they’re each amazing in their own way, adding layered commentary of horror movies through the decades. The last couple of movies even had lesbians in them.”
Frankie just smiled and looked back at the TV.
“She was my first crush, you know?” I said.
The newspaper editor turned back to me with a sloppy smile that made me want her lips on mine all the more.
“Who was yours?” I asked.
She snorted but didn’t answer, trying to turn back and watch the movie. But I curled my legs up on the couch and smacked her toes lightly with mine.
“Hey! I asked you a very important question, FeeDee. You can’t just ignore it. Come on. Who was your first celebrity crush?”
Scratching the back of her head, Frankie finished her glass of wine and poured herself another. Meanwhile, I was starting to feel my first glass kick in as a warmth slowly washed over me. For good measure, I poked her toes with my feet again.
“I’m still waiting,” I mumbled.
The look she flashed me was hungry for just a moment, and I felt my body tense. I know I wanted to eat more than just popcorn tonight. But did she?
As her cheeks burned, Frankie Dee blurted out, “It was Cassandra Peterson, okay?”
Neither of us was paying attention to the movie anymore as my smile grew wide enough that I could have turned toward the camera with an excited look on my face, that is if my life was the mockumentary I sometimes imagined it to be.
“Elvira?!” I almost screamed. “Mistress of the Dark?”
Frankie rolled her eyes again.
“There’s no need to get overexcited,” she mumbled, crossing her arms.
I scooted a little closer. Three-quarters of a cushion now separated us.
“You’re right. I guess there’s not. It’s just. . . unlike my first crush, yours actually turned out to be a fellow member of the Sappho Syndicate,” I said, finishing my glass of wine and batting my eyelashes at Frankie.
Why are you acting like this? I thought.
That earned me a belly laugh from my movie date.
“Sappho Syndicate? Is that an actual organization you can join?” she asked in between laughs, doubling over almost in tears.
“Sure is,” I said, feeling more of that wine seep into my brain (because that’s how alcohol works). “We meet on Tuesdays in our matching plaid button-downs and hash out the latest edition of The Gay Agenda. Then, when business is done, we all do laps in the parking lot in our Subarus while blasting Girl in Red.”
Frankie finally stopped laughing and wiped the tears from her eyes.
We went back to watching the movie as I explained to my date exactly what we’d missed, about how the girls each cast a spell to get revenge or improve their lives. And right around the time Nancy’s stepfather died, I realized after she’d stopped laughing so hard, that Frankie had moved closer to me. Only half a cushion separated us now.
Did she do that on purpose? I thought, sipping my second glass of wine. No. It’s only an inch or two. If she really wanted to sit closer, she just would.
Unless. . . she’s playing a game? No. Frankie Dee isn’t the type of woman to play games. I tried to focus on the movie again.
But my mind thought, Which is exactly what would make her suddenly choosing to play a game so surprising!
Shit. We gays really did tend to overthink and analyze everything to death, didn’t we?
Show me a homo, and I’ll show you an inflated sense of anxiety and a catalog of thoughts like “Was that on purpose?” And “What exactly did she mean when she said that?”
The rest of the movie went by uneventfully. I even managed to quiet my brain long enough to enjoy seeing Sarah overcome the coven that turned on her.
“That was actually kind of fun in a B-movie cult classic kind of way,” Frankie said, starting her third glass of wine.
“Yeah. It’s always fun to revisit, even if a movie about empowering women through magic only goes so far when it’s directed and written by men.”
I got up to use the bathroom. When I came back, Frankie was checking her emails.
“Working during movie night?” I asked, raising an eyebrow.
She shrugged.
“I wanted to read Emma’s transcribed interview with a woman running for Cumberland County Sheriff. But I can do that tomorrow.”
“That’s right, you can. Because you have more important things to worry about on date night like the Black Flame Candle being lit and resurrecting three evil witches.”
I waited for the newspaper editor to correct me over calling this “date night,” but she just turned her attention back to the television.
She definitely heard me, I thought. She was looking right at me. Is this also part of her game?
Scanning her face for some kind of smile, I found none and relented, sitting back on the couch as we waited for the film to buffer.
“So. . . Iowa? What brought you to Maine?” Frankie asked in a tone I assumed to be her interview voice. Did all journalists have one of those to fill awkward silences or make easy conversation?
“Fleeing my nutjob church-obsessed father. No offense,” I said, showing my palms and flashing a smile. Truth was, my view of Evangelicals was pretty grim due to my upbringing and the state of this nation over the last several years. But maybe, if I could allow her the space to do so, Frankie might just repair a microscopic piece of my faith in folks who shared her beliefs.
“Ayuh, that’ll do it,” she said and immediately dropped the subject.
Before an awkward silence could grow, the movie started, and our attention was immediately captured by Bette Midler, Sarah Jessica Parker, and Kathy Najimy.
“So. . . they’re like — evil?” Frankie asked, finishing the popcorn.
Before I could answer, I realized something had changed when I’d gotten up to pee. Our thighs were touching!
Holy shit! I thought. There’s no cushion left between us!
Electricity ran up and down my legs, as I racked my brain to figure out what I should do next.
She wants to play? I thought. Fine. Let’s play. I’ll bet she gets flustered and scoots back over. FeeDee’s more of a chicken than all three of the Fates combined.
“Yeah,” I said, slowly stretching and casually draping my legs over Frankie’s. “But they’re really silly. They drain the life from her and turn that dude into a cat. And then they’re resurrected in the modern day. Hijinx ensue.”
Where I expected Frankie to push my legs off her or at least scowl, she instead called my bluff by reaching behind her and pulling down a white fuzzy blanket I kept on the back of my couch.
I just blinked as she spread the blanket over us. Warmth continued to shoot through me, half driven by the wine, half driven by the pretty girl who just blanketed us. Under the blanket, Frankie settled her hand flat against my thigh, and I fought hard to keep from asking, “Who are you, and what have you done with my FeeDee?!”
Except she wasn’t my FeeDee. She was just Frankie. . . my pal, my home-girl, my rotten soldier. She’s my sweet cheese, my good-time gal. Right?
Okay. Maybe she’s leveled up her game, I thought. Gone is the sheepish coworker. Round two.
I had one more move that was sure to tip the scales my way.
I scooted my shoulder closer, leaned into her, nuzzled my cheek against her neck, and left my head resting there.
Game. Set. Match, I thought.
And to my utter consternation, she leaned her head on top of mine, and the smell of her vanilla cashmere lotion was all I could focus on.
Frankie Dee was suddenly a new class of opponent. This would require lots of analysis and overthinking. But fuck me. . . I was just so tired.
I took in another deep breath of Frankie’s lotion and felt my eyelids slowly drop just as Max, Dani, and Allison wandered into the Sanderson cottage.
The last thing I heard before everything went black was Frankie’s snoring. At least — that’s what I assumed the noise was. It was powerful enough that if Paul Bunyan were still around, he’d wonder who was sawing through trees so quickly.

Morning light streamed in through my living room windows as the autoplay on whatever streaming service we’d used last night (there are like a billion now) had somehow kept playing and eventually settled on a show about a family of four blue cartoon dogs.
Not long after I woke up, I heard Frankie’s breathing change, and she lifted her head from mine and turned to look at me.
A crick in my neck must have grown through the night because a flashing pain stretched from my shoulder up to my jawline. But I didn’t seem to care as I turned to look into Frankie’s honeyed brown eyes. She said nothing, not entirely awake yet.
My phone told me it was 9:17 a.m.
Before I could think better of it, I said, “At least this time you fell asleep on top of me.”
The newspaper editor groaned and mumbled, “Oh, shut up. I should have been at work hours ago.”
We stood and stretched, and I couldn’t stop smiling while thinking about last night.
“Sorry we missed the rest of the movie,” Frankie said, clicking her tongue behind her teeth.
I shrugged.
“Eh, it’s not as good as The Craft. That’s why I had us watch it last. You want coffee first or a shower?”
The newspaper editor rubbed her face and stretched her eyes wide open.
“Coffee would be divine,” she mumbled before surrendering to my suggestion and stumbling into the kitchen.
I followed behind her with an inescapable smile. Closing my eyes, I muttered, “Blessed be.”

With over 20 years of building experience, I would like to share with you my insights in navigating becoming a successful contractor. With many different avenues of the building world its key to understand what problems will arise on any given day. A man once told a saying that stuck-the 6 p’s in life- Piss Poor Preparation leads to Piss Poor Performance. Preparation builds everything in construction, without preparation the jobsite will not run correctly. The best advice I was ever given was to learn a little about every trade giving you the ability to understand trade lingo and secrets. An example would be painters use the terminology flash; this means when the sub structure bleads through the paint. Subcontractors will give the best pricing if they respect your knowledge of the industry. If the subcontractor feels they will have to hold your hand through the job they will charge an extra fee…i.e. I call it the aggravation fee. In this blog I will explain the key elements in finding success in all aspects of the industry. Contracting is a physically and emotionally demanding job which requires planning and foresight to complete projects on time within budget. Picking your customer is just as important as picking your employees or subcontractors. I have worked for some of the most demanding customers leading me to question at the end if the job was even worth it. Sleepless nights, constant changes, lack of payment, lawsuit threats, adding work that was in the contract are just a few things you could face with a tough customer. With so many moving parts at all times it is critical to be able to adapt to changes within a short time frame. Materials will come in damaged, subcontractors will be late, employees will get sick, but the deadline you set does not change. The stress can be overwhelming at times keeping your mind in a good place is key to navigating all that is thrown at you. Choosing your client picking the right jobs-Keep these questions in mind The first question to be asked is what the time frame is to start the job to see if it fits within the timeframe for your business. If the time frame doesn’t work then move on from the project or let them know when you would be available to start. If the client really wants to use, they will wait until you are available. Taking on too much work will only lead to problems. Construction is a serviced based business, staying on top of the project and client will eliminate an unhappy customer and construction issues that will be over seen. With online presence if details are missed and customer service lacks it will only be a matter of time the phone will not ring. The second question to be asked to the client is do they have a budget in mind for the project. If they answer yes this is good, follow through with what the budget is. If the budget seems low let them know, this will eliminate a tire kicker, educate them on what the price range could be. If the budget seems reasonable then continue the discussion to the next question. If they answer no let them know that you can give them an estimate to see if the project is feasible with their finical capabilities. Taking on a job that is not correctly budgeted will lead to an unsatisfied customer due to non-transparency of the construction cost. The third question to be asked is anyone else bidding on the job, if the answer is yes, understand you might just be number check for the contractor doing the job. Dig a little deeper and find out how many numbers they are getting and why. If your business model is to be competitive be completely transparent with customer, this will gain trust with them. Let them know you get what you pay for and if you they choose the lowest bid it could lead into lack of quality of work.
The fourth question I will ask is there any specific subcontractors they wanted to use. If the answer is yes then I would explain to them you only use the subcontractors you have a working relationship with. Otherwise, this could backfire as the subcontractor might not show, do subpar work, talk behind your back to the homeowner. In my experience I would stay away from using any homeowner to alleviate problems down the road. A quick conversation now can save headaches down the road. The fifth question I will ask are planning on getting the job permitted, this needs to be known it takes more time for the permitting process. Plans will have to drawn submitted and approved to the city before work can commence. The sixth question I will ask if a residential remodel is are you going to be living through the remodel if yes understand this will take more time to navigate the project due to answering questions and cleaning the house on a daily occurrence. I would recommend seeing if the customer would be willing to move into an Airbnb or friends for at least the demo portion of the project. If they do plan on living through the remodel add a couple hours a day to accommodate the extra time that will be required. The seventh question I would ask in a residential remodel is how old the house is to see if there is asbestos that would need to removed by a proper company. A home built before 1979 will most likely have some asbestos in the house, use a licensed company with proper insurance to dispose of the materials. If everything looks good to this point find out a little more about the client personality. If the client seems reasonable, I would bid the job. Unreasonable people can cause you more stress than its worth. These are some red flags I would look out for. Some jobs are not worth the money. Very demanding in the way you are going to perform your job- I.e., tell you how you are going to do your job- You’re the professional not them! Give you a hard time about your price- haggle with price you estimated- The price is the price! If they are a family with little money and you want to help them out is one thing, if they are trying to beat you down is another. Mention they have a lawyer-there is no need for them to bring up that they have a lawyer - Run for the hills as if the job goes south, you will be the one losing out! Tell you what the payment terms are. It’s your business you get paid how it works for your company. If you want to get paid every Friday, put it into your contract-If the clients do not agree move on it will save you frustrations If they talk bad about the last contractor, chances are they will talk bad about you. There is a reason why the contractor does not work for them anymore, unless he did subpar work this a red flag Clients are using an interior decorator that will purchasing all of the materials- The materials could be ordered incorrectly by the interior designer your company will not make the mark-up it deserves. Interior decorators usually add time to the job as well as act like your boss. Charging a little extra for the time and stress that it will entail is only fair. Clients want to purchase the materials- You are using your knowledge to buy the correct materials-The mark up on the materials keeps the doors open working for wages only pays the bills The husband and wife do not get along-You will become the mediator between the couple it will lead to taking sides a losing proposition- A drama free work place is always best! Dangling carrot-if you do this job the next one will be better-Only look at what there offering at the present moment, if its not a good fit do not take the job for a job down the road…Its not worth chasing a job that might not happen! The Art of the Sale First things first selling your company is all about presentation. In meeting your clients for the first time show up with a collared golf shirt tucked in, belt, nice jeans, and newer shoes. Have a truck that a clean, no dents scratches, preferably washed the day you are going into your meeting. Have a leather note pad that is clean no dirt or paint visible. Show up 5 minutes early, if you’re running a little late shoot them a text to let them know. Treat the situation as if were going on a first date, best foot forward. As you introduce yourself give them a warm greeting, letting them know you are very interested in the work. Find out a little about them, hobbies, where they lived, etc etc. You are going to be working with them on a daily basis its nice to know what makes them tick. Having a good working relationship from the start is key forming a solid relationship. As the conversation progresses find out who wears the pants in the family…ie who’s the final decision maker. If its fits the wife, chances it is…..then kindly let the husband know happy wife happy life when their in a stall mate on an issue. As your looking at the project throw in some suggestions of what you think would look good from past experiences, this will get their attention that you have knowledge and want what’s best for them. If you see ways to save them money in their project let them know, money is a large point of the sale keep that in mind. Mention that you’re not the least expensive contractor but you’re not the most expensive either. Your customer satisfaction is your number one goal which leads to more time spent on keeping them happy. One happy customer will lead to another, one unsatisfied customer leads to work in the future. Bring up the fact the finishing the job on time is key goal to your business, many contractors run several jobs at once causing the jobs to be finished way behind schedule. You must stand out as having integrity, good morals, and the ability to problem solve to get the job. The clients will be testing you to see if you’re a good fit as well. Keep in mind as you take your notes that you must not forget anything they mention as it will come back before the job is completed…i.e. we mentioned that to you before we started the job! Take pictures of the proposed area for work, that way you can use it to better right your estimate. Let them know you will give them a detailed outline of when the job will be completed letting them see how long each phase will take and correlate it with your payment schedule. Before you leave their house let them know when the estimate will be sent to them. MAKE SURE YOU HIT THAT DEADLINE! Once you sent the email over with estimate make sure you get confirmation that they received it. Wait at least 2 days before checking with them, hopefully they contact you first! If they want negotiate the price, let them know that it is the best price that you can manage, its not worth losing money before you start. I closed 80% of the work I estimated by being very transparent and friendly. If you come off with an attitude charge double what the going rates are you might only land 1 out of 10 jobs as well as getting the reputation of being expensive. Bidding the job Looking up industry standards on pricing is what I would go buy for pricing. If you google the coat of any installation there will be a cost range for everything. Looking at the cost ranging from high to low I would tend to be in the middle. Some items might be low on the internet if this is the case use your best judgment not to lose money. Closing sales is key to success and keep the doors open for business. Being in the middle on pricing is key as most customers shy away from contractors that are extremely low or high on the price range. I tend not bid out hourly as wages do not pay for retirement. Bidding is better as customers no the exact price of the cost of construction. It also keeps the job moving quicker as time and material contractors take longer to complete projects…Thus costing the client more money and valuable time they could spend in their house. Using a Contract Using a detailed estimate tied to a contract covers your butt in 99% of the time. Having a piece of mind that every aspect of the job is covered in the estimate and contract protects both your company and the client. Key terms to include in your estimate/contract are. Have a schedule on excel showing the start dates and dates of each trade this will show the customer you are organized with time lines. If not written in the detailed in the estimate the item is excluded- This ensures if its not written down its not included. TBD- To be Determined- A phrase on a line item that has yet to had final decision of products or service needed. -The pricing will follow the decisions to be finalized Give out what your written warranty will be for parts and labor this changes state to state. If the homeowner provides the product than no warranty will be given on that particular item. In the contract have a start date and end date with the verbiage subject to change due to weather, product delivery, change orders Have a progress payment schedule to ensure the client understands when funding will be expected-Including if not payment is rendered service to the project will stop. Have written terms of how change orders will be charged-cost plus 20% or a set fee Make sure in your contract that arbitration is required versus going to court- This will save lawyer fees and going to court Many contracts can be found online and each state requires different contracts
Finding leads Finding leads is easy with the right network of people. I personally do not find working for friends or family members a good fit. Relationships get strained when money is involved, causing undue stress for both parties. I have listed a couple of ways to build a network or find work using the internet. Get in contact with realtor’s- Realtors have a big client base of homeowners who need work done Contact local Architects to see if they are working with any general contractors Leave some business cards at your local materials suppliers-Doowindow/lumber-many times clients will ask salesman for a referral. Join a business networking group- BNI is one of many Join a internet website lead generation company- Houzz, Angie’s List, Home Advisor, thumbtack, Yelp run an ad on craigslist Use a marketing company to market your website-This could become costly with little results Create a Facebook business page Create a Yelp business page
Building your subcontractor base Having 2 subcontractors for every trade, gives you the flexibility of completing jobs on time if the one the subcontractors is too busy at the time you need their service. Your subcontractors are the face of your business, choose owner run companies that are professional. Check to make sure there license are up to date..ie workman’s comp, liability insurance, state license. Choosing subcontractors with lettered vans, logoed t-shirts is s key to looking professional in the clients’ eyes. In the past I have gotten a lot of subcontractors for material supply shops, stopping by jobsites, researching the internet using Yelp, Home Advisor, etc etc. Once you get one good subcontractor ask them if they know any other trades they would recommend. One good subcontractor leads to another in most cases. The key to having a good group of subcontractors is to let them know that you are there to get help them get the job done. They do work for you but without them you are nothing…keep that in mind! Make them aware a clean jobsite is required at the end of everyday to ensure the proper safety for all parties including theirs! Over the years I have referred a lot of companies work when there is only 1 trade needed. Referring work to subcontractors is a good way to get top priority when you have work that needs to be completed ASAP. Timing is everything in times of emergency having a good group of subcontractors will make your business run smoothly. Pay your subcontractors immediately after performing work, this will make them feel appreciated! A happy subcontractor is one that will gladly go the extra mile for you knowing that there not just a number to your business! Buying lunch once a week for the jobsite is always a good token of appreciation!
Supervising In supervising any jobsite its key to monitor everything from materials on hand, weather, vehicle parking (if applicable), jobsite safety, and subcontractors’ workmanship. If you hired a professional there should be little supervision in the work being performed, on rare occasions a new hire might need some mentoring to get the results completed correctly. If you see a problem with there work address it with the worker directly, no need to call his boss…. building repour with the worker letting him know you got his back goes miles down the road! Checking in on the job first in the morning to answer any questions or changes that need to be conveyed and once in the afternoon to make sure all work be completed is done per construction industry standards. A job that is run blindly will have many more issues than one that is watched over. I have seen many jobs with no site supervision, leading to subpar quality work as well as safety hazards. Its better to be like an eagle than cluck like a turkey!
Working with the City/Inspectors On permitted jobs the city and site inspector will be a large part of how smoothly the job runs. Each phase of construction has an inspection allowing for the project to continue. Make sure your subcontractors are aware that the project is inspected before starting the job. The best way to stay on his good side is to provide a clean jobsite and having the job built to the highest standards possible. When having the site inspected be courteous to the inspector asking any questions or concerns you have with the work during the job. Being completely transparent will save you aggravation of problems down the road. The more he trust you the better if you seem sneaky or rude he will make your life a living nightmare! Many inspectors will have an attitude towards you….I suggest keeping quiet and doing what ever he wants….he’s the boss no need to get in a pissing match you will not win at. How to deal with irate customer Stay calm during any argument with an irate customer. Never raise your voice or show that you are bothered by their disgruntled behavior. If the customer is trying to get more from you than agreed upon stand your ground. Worst case scenario is you walk from the job, which in the long run be more of a loss for the client. I have only run into a couple of these clients; they are unreasonable and not worth losing sleep over a few dollars. Its best to terminate the relationship as it would be my best guess that a referral from this customer would not be one you wanted anyway. If you feel it was just a miscommunication on your end, take reasonability and remedy the problem. Taking accountability for your mistake will go a far way in their eyes and on future issues that arise. Prepping the homeowner pre-construction Before starting the job, it very important to give the homeowners a warning of what will happen during the construction process.
  1. All furniture in the proposed working area must be moved- I would recommend having the clients take care of this to limit the risk of damage to their belongings.
  2. There will be dust that will be in the house up to 3 months after construction-I would recommend hiring a construction cleaning company at the end of the job even so after it is cleaned dust will be present months after words.
  3. There will be conflicts between you in the homeowner at some course of the job. - You will do your best to eliminate them as quickly as they arise-i.e. material damages, miscommunication, job delays
  4. All decisions on materials must be made before the start of the job- this will eliminate job stoppage due to materials not being on site.
  5. All materials will be on site before commencement of job-
  6. Payment structures must be made per contract otherwise job will stop until payment rendered
  7. Cars are to be moved out of the driveway- Ensures ease of loading and unloading of materials/tools
  8. Give the specific hours that workers will be present- i.e. 7-3:30
  9. Determine what areas are allowed to be used as staging for tools/materials
  10. If animals are present in the home that they put outside or in a room during the day
  11. All valuables in the house are locked in safe
  12. Ask if using client’s household bathroom is okay or to bring in Porter Potty
  13. Being transparent as possible is key to keeping a great relationship with your client!
During Construction During construction it is key to take detailed photos to eliminate any damages that were not caused by the construction process. I would also make a video to ensure all areas are included. All subcontractors should also take progress pictures to ensure if problems arise in the future, they will not be responsible for any work that they did not perform. Keep an on-going log of progress to the homeowners and share the pictures for there records. This will keep homeowners excited of the progress being made. When the house is gutted to the studs it is important to have construction photos showing where all utilities are run in the walls or sub floor. If there is a problem in the future there will photos showing all utility locations. Protect all flooring with plywood or floor protective. I also like to protect front door and tarp all areas where subcontractors are to be working. Make sure to cover any chandeliers/furniture/doorways with plastic to eliminate dust. Ask the homeowners if they have any concerns that they could think of. We’re all human and possibly a detail was missed! Post Construction Phase If the project went smoothly appreciation should be shown to the customer. Find out if the husband likes a particular type of liquor. Bring the wife a bouquet of flowers. Send a Christmas card to the family letting how much you appreciated the work. You know you have done a good job if they tell you they will refer you to their friends. The best compliment you could receive is a good referral. In Summary Try to find a knitch in the market, I found kitchens to be a great remodel projects. Bathrooms are tough as they are small, expensive with little profit margin with every trade involved. Windows/doors are also another great knitch as they can be installed quickly. There are so many different remodeling items that can be stream lined to make the selling installing process flawless. Once the core group subcontractors are in place the job almost runs itself. Every day is a learning experience with new materials or methods in construction. Keeping up with codes, materials, fluctuating labor and material cost is a job within itself. Anyone can be a contractor with the right mindset.

So I have a really good Stealhead recipe. I season it with garlic salt, pepper, and thyme. And then I cover it in a buttelemon/lil bit of olive oil glaze. Add capers and throw in the oven for 15 minutes at 375.
Here’s the thing, I wanted to cook this for my family that’s visiting. But I got too excited and I did all the steps mentioned except cooking it. I threw it in a ziplock bag and put it in the fridge.
I now just realized that you’re supposed to season the fish right before you cook it because the fish can taste too salty if you leave it seasoned too long.
Is my fish going to be salty? Or will the lemon butter glaze keep it moist enough that the salt won’t penetrate the fish too much?
