Chapter 242: Season's Reprise
A familiar snap resounded in my mind, ringing like a gong.
The fact I could refer to this as ‘familiar’ after only a single occurrence was appalling.
Granted, to be taken away from the steps of the Adventurer’s Guild was something I’d usually be extremely grateful for … particularly at a speed which I needed to train my servants to adopt as the new standard.
But that was assuming I was stolen away somewhere nice!
Somewhere warm! Somewhere comforting! Somewhere with a platter of hot scones and oodles of freshly made marmalade waiting for me!
Instead–
There was a twilight sky.
Dawn and dusk danced together above me like the notes of a grand symphony whose conductor had been the first to escape the ordeal.
Here was a song which has been occurring since before the first waves met the shoreline. A mesmerising horizon more vivid than any memory. It was less a sky and more a tapestry of dreams, its colours drawn from a palette dipped into the mind of a child without restraint.
A truly wondrous sight.
And one I’d already dismissed before.
I could do so again.
After all–as wonderful as this twilight sky was, it was not my sky. And until the day the fae learned this crucial detail, I would fail to be enraptured.
A shame.
For if my eyes were busy staring at the sky, I’d be spared from staring at a pile of bricks instead.
Assorted upon a cake rack, a variety of bricks of different colours and textures waited upon the wooden saddle of a rocking horse. A vibrant songbird pecked at it. And then it was joined by more, the scavengers fluttering forth from the green crystalline trees which surrounded me in this meadow.
If, indeed, a meadow is what this was.
A slide of bramblewood, twisting and turning from a height to make any child look up in joy.
A climbing frame of vines, held together across a wall of tightly knitted branches.
A sandbox of petals, forming a pile dense enough to roll in.
A hopscotch court, the squares outlined with giant daisies.
It was a playground … and its most popular apparatus was a swing made of crystalline leaves.
Slowly swinging backwards and forwards, it was sat upon by an elven girl with mirror-like wings, reflecting an image of a faultless spring day like another world within it.
A child no older than those sent to shadow my maids of noble lineage to learn how best to shame their family with a single cup of tea. Possessing eyes of shimmering silver, she toyed with a large braid before her shoulder, as green as the leaves which surrounded us.
She blinked at me.
Then, she offered an innocent smile as sweet and deceptive as her large eyes could muster.
“Welcome, Your Highness, to the Court of Eternal Spring.”
Still lightly swinging, she gestured with both hands towards the pile of bricks sat upon a rocking horse now being fought over by the crystalline songbirds. Here and there, I saw a few wafers of feathers being lost amidst the melee.
“Would you like a brick?” she asked.
I raised a brow as my only acknowledgement.
My first words were important. I wouldn’t waste it on declining her bricks. Not when the sight of me leaning away from the creatures did that. And so I busied myself with tapping the grass instead.
Not quite my orchard. But nothing was.
Even so, I could feel its springiness as much as the magic baked within it, unmasked before the judging touch of the tip of my boot. But I expected no less from one who would call spring her own.
The scent of white portulacas was an interesting addition, however.
A warm fragrance, nostalgic and comfortable, bringing with it a memory of a lakeside picnic.
Ah. I remembered that day. Roland was insufferable. Even more than usual. He’d ordered the scones to be glazed with lemon instead of marmalade. Even now, my face creased from the zestiness. Tristan and Florella were dancing. My brother would shortly be sent to the Loerstadt Gate and didn’t understand the need to practise. But we all knew he enjoyed it more than any of us did. Clarise was suffering. The way her porcelain skin was shining with contact from the sun caused the venomous carp to crowd by the edge of the lake, hoping if they flailed enough they’d somehow reach her.
A wonderful memory. And not entirely by accident.
But try as this queen in the guise of a child might to dull my guard, I could hardly forget that the white portulacas of my memories grew by a lake riddled with more than venomous carp.
They also contained lures cast by fishermen … made using hair from their own beard.
I’d seen them do it … pluck it … one by one … twisting it around hooks like sewing work with a needle.
A sight so horrific I now needed written assurances that none of the perches meunières I ate were sourced from that lake. And almost enough to make the bricks appear appetising.
Almost.
And so I instead left them to one side as I approached the elven girl upon her swing.
An unorthodox throne. But I was hardly one to judge the chairs of queens in their domains.
After all, if my mother could sit on a chestnut mare which was snorting in the face of the Granholtz ambassador, then I hardly took issue with a child’s swing.
And so–I at last offered the courtesies expected of a princess before fellow royalty.
A smile chiselled to practised perfection.
A curtsy measured by the eyes of my etiquette tutors.
And most of all, the traditional greeting when treating with a ruler of the Fae Realm. An ancient and powerful queen, older than stone and wiser than dragons.
“I demand to know where the exit is.”
“There is no exit.”
I threw up my arms in outrage.
“This … This is scandalous!”
“Yes, I agree. Are you certain you won’t try a brick? They’re quite nice.”
“I do not want a brick! I want the exit! This … This is outrageous! Just because I’m a beautiful princess doesn’t mean I can be kidnapped at the click of a finger! I … I have rights! All of them! Do I look like some curio from a troll’s basement? You cannot steal me at will! Not unless you’re a dragon. Are you a dragon?!”
The elven child blinked sweetly at me.
“I am the Spring Queen.”
A simple answer, spoken with all the unapologetic tone it deserved, as though I needed nothing else.
Well … I refused to accept it!
“You being the Spring Queen is as relevant to me as the laws of time are whenever I hear a servant sneeze! I expect them to go back into the past and prevent themselves from doing so–just as I expect you to reverse the past minute to a time where I wasn’t sucked into the Fae Realm!”
The absolute gall of this!
Why, I’d already been sent into a farmer’s soul today! Now I was in the Fae Realm!
At this rate, I may as well order a carriage prepared! If I was going to be dragged to sights I had no wish to see, then I’d at least have a corner I could sleep through the entire experience in!
“As the ruler of the Spring Court, I can bend the wind,” she said, still with her innocent smile. “But no matter how far behind me I send it, I’m afraid that reversing time is a feat even I cannot do.”
“Then do something you can. Snap your fingers like some noblewoman barely wealthy enough to afford her first disloyal hirelings and return me to where I was.”
“I cannot.”
“Why can you not?”
“My hands are occupied.”
The Spring Queen held onto her ropes of crystalline leaves forming the swing. She began to propel herself backwards and forwards with slightly more enthusiasm.
I stilled the groan of distress which wished to leave.
To offer a reaction was to lose. I would not allow the satisfaction. I was a princess. And this meant I represented the pride of my kingdom.
Thus–I did the next best thing.
I rolled my eyes so far to the side I could almost spy the Summer Court from here.
“Do you not require some stolen crown in order to bring your magic to bear?” I asked plainly.
“My crown is one of pollen, petals and dreams. Where these exist, so too do I. As the Spring Queen, I am not constrained by snow, flames and dead things as my sisters are.”
“And so you whisk mortals away at your leisure?”
“My leisure? Not at all. I was prompted. And neither mortal nor fae can deny the call of the cue. I’ve seen empires rise and fall, Princess Juliette. Tyrants and heroes who could command hearts as easily as they could spear them, whose names are now sung only in the barrows where they are buried. Yet no matter the passing of the years, punctuality has never not been important.”
She slowed her swings.
Releasing a hand from her swing, she drew a picture in the air. A childish portrait of a man and a woman. And yet even without knowing their faces or their names, I knew who they were.
“That’s right,” she said with a bat of her eyelashes. “I was called. And I answered. A wish to return the mother and father of the former Lady Renise Rimeaux back to the non-drooling realm. A modest plea, far different to the usual wreaths of power those who think of me hope to see placed upon their heads. And one I am willing to consider.”
I raised a finger of my own, drawing a window to my raised brows.
“Is that so? … How very charitable. To think that the busy ruler of the Spring Court would take time from her corner of eternal twilight merely to offer a maid an act of benevolence. Yet you appear to have dragged the wrong person. Should she not be the audience to your generosity?”
The Spring Queen shrugged.
“I wished to meet you,” she said simply. “I heard wonderful things from my sister. The Winter Queen derives great amusement from your antics.”
My mouth widened with indignation.
“E-Excuse me! Do not insinuate my quest to relieve the pillow makers of the world from destitution is anything less than noble! My antics? Why, without me, their entire industry would be ruined!”
I paused as a sudden feeling of suspicion tugged at the corner of my mind.
“... Moreover, how exactly does the Winter Queen derive any amusement? The last I recall, she was stuck in a featureless room. One now without even a bed to laze upon. My promise was to regale her with an evening of my time later. Not before.”
The Spring Queen’s idle swinging paused.
Then, she tilted her head slightly.
“Hm? Did I say something?”
“What are you not telling me?!”
“Nothing.”
“This is clearly not nothing! What am I not being told?!”
“There’s nothing to be told. Especially not from a slip of the tongue. And so I subtly divert your attention away from matters concerning breaches of privacy and towards answering the earnest wish of the maid currently wondering if she should wipe the drool forming upon your lips.”
I reached forwards and grabbed the Spring Queen’s shoulders.
“S-Send me back!” I demanded, shaking her as the swing threatened to collapse. “I cannot be seen drooling even whilst alone! What if one of the louts in that guild sees me in such an undignified state?! This … This is a life or death situation! For them!”
“You’ve little to fear. An adventurer did attempt to step outside. But the clockwork doll pushed the door back into his face. He is now being pried from a wall. The rest now prepare to spend the night inside unless she leaves.”
C-Coppelia!
As ever, her loyalty, physical strength and lack of empathy is a glowing commendation on her character!
“And now to matters of generosity,” said the Spring Queen, casually beginning her swinging anew. “I wouldn’t want you to see me as only willful. I am willing to offer your kingdom those who conducted where the sewage ran in your royal capital, to judge as you see fit. Upon the last day of spring, Damien and Sabilla Rimeaux may awaken from their eternal slumber.”
The sweet smile upon her face never budged. I met it with my own, even if for some reason it looked exactly like a frown of deep suspicion.
“Very well. I accept. Will that be all?”
“Not in the slightest. I said I am willing to offer. I desire something in return.”
“In that case, you needn’t fear that I see you as willful. I see you only as delirious.”
“Oh? And why would this be? Even as the ruler of dreams, I cannot remove those from eternal slumber derived from my own sister’s wine with a click of my finger. It will require two, actually. One for both. A taxing affair. But one I’m willing to consider, providing my only wish is met.”
I leaned forwards, ensuring that every morsel of my unimpressed expression could be seen.
“Spring Queen. Accepting the return of two criminals is a concession on my part. Not a desire. You are severely overestimating how much I value smugglers if you believe I will answer any whim.”
“... Am I? I do not offer two nameless criminals. I offer the Smuggler King and the Smuggler Queen.”
“Two criminals with scandalous titles, then. If it were possible for me to offer less than nothing, I would.”
“Then you would deny yourself the knowledge, the connections and the resourcefulness to grant your kingdom what it currently lacks. A means to stand firm against the shadows which crawl ever in the small hours of the night. As bright as your will shines, Your Highness, even you must sleep.”
“Sleep which will be better in the knowledge I’ve not indulged the whims of the fae only to reinvigorate the underbelly of my royal capital. I seek to lift my brother’s weight. Not add to it.”
“Then allow me to lessen that weight–at least so far my wish is concerned.”
Suddenly, the Spring Queen stopped swinging.
Her smile widened as she stretched out her arms, gesturing to all the Fae Realm and beyond.
“... I ask for nothing more than what you have already offered before, Princess of Tirea. My desires are no different from any fae, not least my sisters.”
And then–
She giggled, her silver eyes flashing ominously.
“I wish to be entertained.”

2024.05.21 18:06 mikez4nder How do you rank the 5 color lands?

I’m looking for one more 5 color land for my cube and am wondering what experiences y’all have had with 5 color stuff. I have at various times run some combination of [[Gemstone Mine]], [[Gemstone Caverns]], and [[Forbidden Orchard]] but I’m not really enamored with any of them.
I made a list of 23 5 color lands that i could consider for various cubes, most of which are not good. Here’s how I’d tier them:
F tier. The absolute worst, for someone intentionally trying to make a cube of terribad cards, but since that exists, so do these.
[[Rainbow Vale]] always brings a smile and some serious confusion when I play it, and it’s in the dual land stack for the worst cube ever alongside an even more rancid land.
[[Rhystic Cave]] is a comical reminder of how terrible card design used to be. Ok, now to the real cards.
E tier. Some of these are excellent in very specific, niche cubes, but that’s the only place to use them.
[[Pillar of the Paruns]] would likely excel in a heavy multicolor environment, but be terrible elsewhere. I’m elsewhere.
[[Tarnished Citadel]] might do work in a commander cube like it does in cEDH, but even if you have Death’s Shadow it’s a stretch to play this in cubes with 20 starting life.
[[Tendo Ice Bridge]] would be good in an environment with heavy proliferate but hard to justify anywhere else.
I suspect this summer we’ll start to see a fair number of [[Aether Hub]]s added to cubes as MH3 blasts us with a bunch of energy counters and “The Reserved List, but with Energy™️” cards. It’ll be a great shout in a heavy energy cube, but not for me.
[[Cavern of Souls]] could be amazing in a tribal cube but doesn’t cast enough spells for me in any of my current cubes.
D tier. A strict upgrade exists, or you get rolled by board wipes.
[[Lotus Vale]] is fun if you’re trying to do degenerate things but has no protection and sets you up to just die if it’s destroyed. Plus, Field exists.
[[Grand Coliseum]] is a bad City of Brass that ETBs tapped. Yuck.
[[Glimmervoid]] and [[Thran Quarry]] are functionally identical, huge risks that tap for all the colors but set you back massively if a board wipe removes them.
C Tier. Maybe these are useful in some decks but overall the downside is a bit much.
[[Ancient Ziggurat]] is probably fine in creature Beatdown decks with only a few spells in them but much of the degenerate stuff my cube wants to do isn’t creature based.
[[Forbidden Orchard]] is unconditional 5 colors all the time but, as creatures get pushed and shrapnel slash fodder becomes more valuable, it’s often a bad strategy to give your opponents dudes.
I love me some [[Undiscovered Paradise]] and it gets better as your landfall cards get better, but sometimes the tempo loss is a significant problem. It feels close to Vintage Cube power but not quite.
B Tier. I can see playing these but I’m not super excited. Should I be?
[[Spire of Industry]] having the colorless option and not dying to board wipes is pretty great, and it’s pretty easy to have an artifact sitting around in Vintage Cube. This is one of the ones I’ve never run in my cube but thought about all the time.
[[City of Ass]] can ramp you in conjunction with Thespian’s Stage, Snap, Frantic Search, etc. But….
[[Exotic Orchard]] is probably the one I most want to try. My cube has great fixing, so I always assume I’ll have a couple color options. That’s probably enough for the decks that want this. If you play Fellwar Stone in your vintage cube, isn’t this the same thing?
[[Lotus Field]] is a fine combo piece and can make some swingy plays. I don’t see any reason not to run it.
A tier. Vintage Cube staples, including one I doubt and hate having in my cube.
[[Gemstone Caverns]] is a high tier powerhouse that has just never worked for me in cube, in cEDH, anywhere. Tell me stories, try to sell me on this one.
At the same time, I’m higher than many on [[Gemstone Mine]] and currently run it as an absolute stud in aggro and combo. I just want one more 5 color land that’s better in slower, grindier decks.
The people who have started cutting [[City of Brass]] are lunatics, as this is one of those staples that belongs in every cube.
S tier. The best.
[[Mana Confluence]] isn’t going anywhere. Ever.
[[Nearby Planet]] is a stunning, fetchable target that fixes mana, turns on domain, and has a bunch of sweet niche interactions with tons of random cards. I don’t care if it’s an acorn, it’s given me the earliest Scion of Draco and Leyline Binding casts known to man.
TLDR version: Should I add Exotic Orchard, Spire of Industry, or do nothing?
Your thoughts on five color lands are most appreciated.

2024.05.16 00:55 Historical_Half_905 North Dakota cider orchard for retirement

Looking into the feasibility of growing a cider orchard over the next 10-13 years and then using it as a retirement hobby/semi-passive income.
I’m a 37m who is current in the commercial construction industry. Over the next 10-13 years, I would like to retire from being out on the road to being at home full time on our farm. I currently have (5) 7-8 acre parcels that I could plant to cider trees. I currently planted 25 bare root sweet/semi sweet for eating. They are doing very good. I have been thinking about planting 100-150 trees every year and eventually end up with an orchard of 1500 cider trees. This orchard would give me something to do in my early retirement and also provide an income stream.
Do you guys think there is a commercial viable need for cider apples in the northern Midwest? Obviously there would be quite an initial investment, but would cider apples pay a return? I am not looking to do a farmers market, or an apple patch where we sell to general public. Would be looking to sell directly to a cider house.
Sorry if I rambled, let me know your thoughts!

2024.05.15 16:56 junkyard1897 New neighbors

About six years ago my family bought a place in rural Indiana, just outside of town. We bought it for the machine shop, a huge industrial building with zoning, power and access for trucks. I had been a professional metal smith for about ten years but had to leave that work behind for financial reasons and the cost of proper space where I live. This new place was on 5 acres with a house, barn and a creek in the back. It was bordered by a neighbor with an extensive garden and orchard on one side and an empty field on the other. Two years after we moved in the field sold. The new owner stored trucks and building supplies there for two years before starting on a house. It took them quite a while to build it- they were building it themselves. They seemed decent enough at the time. Now, I am used to being viewed as nuisance- I run a blacksmith/welding shop. I try to mitigate the noise. The building is insulated, and machinery anchored to huge (and expensive) concrete footings that reduce vibration. I don’t crank the stereo to drown out the machines, I have headphones. I do regular noise audits and keep reasonable hours ( nothing before 7 or after 9, and no weekend work) When the new neighbors began nearing completion, they brought goats out and stuffed them into a chicken coop about midway down our driveway. They would come out to check on the goats every few days but sometimes the animals would go a while without anyone coming by. My wife and I would walk the dogs past a few times a day ( it’s our driveway) and after a few days of goats screaming at us, one of us would go over and give them food and water. This was an every other week kind of thing. I figured these folks were probably really busy and just getting hung up on driving the 45 + minutes to feed the animals- not a big deal really. As they began moving in, they built a fence, or rather, they had a drunk uncle build a fence. It was just a foot, or two or three from my driveway, and as it meandered toward my house veered into my carport. I tried to have a conversation with them about this, and was threatened with a lawsuit… ( my first altercation with them) I approached the county only to be told that it would be a civil dispute and I would have to go through an attorney to get anything done. Now the drunk uncle realized he was off the line when he got to the carport and just stopped. For 8 months they did nothing. Well, they did start collecting animals. 6 more goats, 16 sheep, 2 then 4 horses and 4 cows…all of these tied to posts in chicken wire fences… I did call animal control. Animal control informed me that this county is rural and they can have whatever animals they want, and do to them whatever they want… (damn Indiana… just??? ) this was about the time he decided to start “training “ the horses. This involved tying them to a post in front of my porch, blasting mariachi music, while whipping the horse- for about two hours a night…they lost three horses, and got 5 more…the half built fence blew over into our driveway last spring. I was out of town working and my wife took the dogs out and took some pictures of the fence in our driveway. The neighbor called the police and reported that she was stalking them, and taking pictures of their workers ( who were eating lunch at the time apparently, but ran off when they realized they had been seen) the police were not thrilled with the call and gave the neighbor a bit of a talking to. The following week they pulled the fence and rebuilt it straight. It now fully encloses their property and is not interfering with my carport. Now, I don’t trust these idiots, but hoped this was the end….far from it. They covered their property with flood lights, that are motion activated. We no longer have dark nights. In the fall they began building a 7000-8000 sq ft barn. Right next to my front porch. Now, at least the horses have a decent place…(right? ) they brought in a full time horse trainer and are “raftering” the horses. The new barn comes with a sound system, and the horse beating is now an 8 am- midnight 7 day a week affair. When the horses get unmanageable they trade them out. I have no count on the animals anymore, but at least I don’t have to watch the beatings anymore. Four times now he has charged me on horseback while I was walking the dogs. I figured he had no control the first three times but the last time he looked me in the eye and spurred the horse directly at me… starting in late January the manure began. They have 7 acres. They pile the manure right by my porch. I messaged her- she blocked me. I e-mailed both of them. From February to April they just piled it higher. In May I called the health department ( damn Indiana…) On the books, the pile shouldn’t be within 200 feet of a residence. The inspector said horse manure doesn’t count…. They responded… the inspection got them riled up. Apparently I am the asshole for wanting the poop piled on the side of the barn that is not right by my front door and dining room window…My second conversation with them ( in two years) was two weeks ago, and now they are going out of their way to pile it closer to my house. I haven’t complained about the noise, or called zoning on them for the unapproved event space They are building, or mentioned any of a dozen other obnoxious things they do. I am concerned that they seem to only want to escalate things. From the conversation it sounds like they are getting flak from other neighbors and thinking it is me. I am not sure they realize that there are houses all around them. She “rescued” a cat that belongs to one of the other neighbors which makes me think she hasn’t talked to any of them. And she kept going on about us calling the police, which I never have. I can hear the mariachi music, literally night and day , echoing through my house, and in the shop ( built for noise abatement) with doors closed and machines running) I am fairly certain that is not going over well with some of the neighbors.

2024.05.14 16:18 NoBuy8212 Thoughts on this piece? A bit too try hard / cringe?

So this differs from my usual writing style, where I keep things very simple. But just looking for thoughts on this: does the purplish prose work? Is it too try hard and cringe?
The waters grew and boiled.
The darkness which had blanketed the lands had drowsed the people. Their limbs grew limp to the duties of spiritual care, their minds sat idle, sedated by trophies of commonness. A commonness which was found everywhere. Whether in the orchards of creativity, in the crucibles of autonomous industriousness, or any other battleground testing man's intellectual boundaries. Occupants had found abode in commonness. It was a commonness gifted by the hands of legislative gods - a well curated congregation of men and women seated in chambers, flinging out ideas. Ideas which they assumed to be a product of their own unique intellect, organic spurts emanating from unparalleled neural plasticity, as if their minds penetrated beyond the cranium and stretched itself over the earth and heavens. What tales the pride shouts. What fool man is.
Once the masses began to awake from their open-eyed slumber, and they found their dirt riddled, toiling hands empty, out spilled a blistering yet ever silent wrath.
They turned against their legislators, they abhorred the distant-standing greed.
Of course the truth was simpler. A thing once told long ago in the caves, while eyes glinted fire under starry night skies, or yelled on the backs of horses. The whispers were couriered through ages by sound reasoning, and the clear sight. That truth which matured in the minds of masses to but a fairytale, an ancient story to cover the silence of death.

Whether you're keen on residential, commercial, agricultural, or recreational land, we'll furnish you with the facts you need to arrive at informed decisions and seize the opportunities in your local area.
Understanding the Categories of Land Sales
When it boils down to land sales, there are several diverse types of properties in which you can invest. Residential land encompasses parcels of land zoned for detached houses, condominiums, or townhouses. These properties are typically situated in suburban or urban areas and are frequently marketed for residential development.
Commercial land, conversely, encompasses tracts of land zoned for commercial or industrial purposes. This type of land is commonly found in locales with high population densities or robust economic expansion. Commercial land spans from petite retail lots to extensive industrial expanses and can be employed for an array of uses, ranging from shopping centers and office buildings to production facilities and distribution centers.
Agricultural land incorporates farms, ranches, and undeveloped land suitable for farming or livestock rearing. This type of land is characterized by its fertile soil, water accessibility, and proximity to markets. Agricultural land can be utilized for crop cultivation, livestock grazing, or even niche farming operations such as vineyards or orchards.
Lastly, recreational land encompasses properties predominantly used for open-air activities like hunting, fishing, hiking, or camping. Recreational land can be found in rural or wilderness areas and frequently showcases natural amenities such as lakes, rivers, forests, or mountains. This type of land is sought after by outdoor enthusiasts and nature aficionados in search of a retreat from urban life's hustle and bustle.
Assessing Land for Sale
When scrutinizing land for sale, various crucial factors warrant consideration to gauge its potential value and suitability for your requirements. These factors encompass location, zoning regulations, access to utilities, environmental considerations, and market trends.
Location stands as one of the most pivotal factors to ponder when evaluating land for sale. The appeal of a location can markedly affect the land's value and its potential for future development. Components such as proximity to major thoroughfares, public transit, schools, shopping centers, and other amenities can enhance a piece of land's allure to buyers and developers.
Zoning regulations also hold paramount importance when appraising land for sale. Zoning ordinances stipulate the allowable usage of a piece of land and the types of structures permitted on it. Grasping the zoning regulations in a specific area is vital to ensure that the land you're eyeing aligns with your investment objectives and development plans.
Access to utilities, such as water, electricity, and sewage systems, constitutes another crucial consideration when evaluating land for sale. The availability and cost of these indispensable services can notably influence the viability and expense of developing the land. It's imperative to contemplate the potential expenses and challenges linked with connecting the land to utilities when gauging its investment potential.
Environmental considerations also wield substantial importance when evaluating land for sale. Factors like soil quality, topography, natural hazards, and ecological features can impact the land's suitability for development or agricultural purposes. It's imperative to conduct comprehensive due diligence and environmental assessments to spot any potential risks or constraints linked with the land.
Lastly, comprehending market trends and demand dynamics in the area where the land is situated is indispensable for making enlightened investment decisions. By scrutinizing extant and projected land values, development activity, and demand catalysts, you can gauge the potential for future appreciation and identify viable investment prospects.
Advantages and Risks of Land Investments
Investing in land offers a plethora of potential advantages, but it also comes with its own set of risks. Understanding these advantages and risks is crucial for making prudent investment decisions and mitigating potential challenges.
One of the principal advantages of investing in land is the potential for long-term appreciation. Land is a finite resource, and its value can appreciate over time as the demand for real estate escalates and the available land supply diminishes. By procuring land in strategic locales and retaining it for the long term, investors can reap the rewards of capital appreciation and amass wealth over time.
Land investments also present flexibility and customization opportunities. Divergent from developed properties, raw land can be employed for a broad array of purposes, from constructing residential or commercial developments to engaging in agricultural or recreational pursuits. This flexibility empowers investors to tailor their land investments to their precise aims and adapt to evolving market conditions.
Furthermore, land investments can furnish a shield against inflation and economic uncertainty. Land is regarded as a tangible asset capable of retaining its value over time, rendering it a potentially attractive investment option during periods of economic volatility or mounting inflation. By broadening their investment portfolios with land holdings, investors can safeguard their wealth and enhance their overall risk-adjusted returns.
Nevertheless, investing in land also harbors certain risks of which investors should be cognizant. One of the key risks linked with land investments is the potential for illiquidity. Land generally constitutes a less fluid asset compared to stocks, bonds, or other financial instruments, and it may take longer to sell and realize a return on investment. Consequently, investors must be prepared to retain land for an extended duration and possess the financial wherewithal to weather potential downturns in the real estate market.
Another risk of land investments is the potential for high carrying costs. Owning undeveloped land can entail ongoing expenses such as property taxes, maintenance costs, and financing outlays. It's critical for investors to carefully evaluate these carrying costs and contemplate their impact on the overall investment performance.
Furthermore, land investments can be subject to regulatory and environmental risks. Alterations in zoning regulations, land use limitations, and environmental decrees can impact the potential evolution and worth of land possessions. Shareholders should carry out comprehensive investigation and seek lawful and environmental proficiency to minimize these hazards and ensure obedience with pertinent statutes and decrees.

2024.05.09 17:07 JohnMarshallTanner Dianne C. Luce's McCarthy newest book, EMBRACING VOCATION - AN EARLY REVIEW OF THE ORCHARD KEEPER from May, 1965 - Chance, Accidents, and Agents of Coherence

In case you didn't know, Dianne C. Luce is one of the deserving Cormac McCarthy scholars emeritus. Back when I was reading all critical literature on McCarthy, it was her bibliography on the McCarthy site that I was always turning to.
I hardly care that my posts here mostly get downvoted, for my 2002 review of John Sepich's NOTES ON BLOOD MERIDIAN is still the most voted for at Amazon, as is my 2009 review of Luce's previous book, READING THE WORLD: MCCARTHY'S TENNESSEE PERIOD (2009).
I have not profited from my reviews in any monetary way. Neither Sepich nor Luce have offered me free copies. not even a thank you. I'm an independent scholar, not an academic. True scholarship is, and always has been, and always should be, its own reward.
I highly recommend Luce's work, elated by what she has given us, yet disappointed by what she left out--or maybe had to leave out for editorial reasons. For instance, she doesn't even mention Nelson Algren, a source for THE ORCHARD KEEPER's many cat symbols and many other things as well. McCarthy was writing SUTTREE at the same time, and both Algren and McCarthy got some bad press labels as purposely slumming, being "champions of the stumblebum." Ruder forms survive.
As I've said before, want to know why McCarthy wrote CHILD OF GOD? Take a look at Algren's LONESOME MONSTERS.
Here's a good review of THE ORCHARD KEEPER from May, 1965, appearing in THE KANSAS CITY STAR, which Luce must have neglected for editorial reasons:
Once in Long, Long While There Gomes Such a Novel By Theodore M. O'Leary --This is a rare book that, coming unexpectedly, gives fresh hope and zest to a man whose job is to read books and who, even with the best will in the world toward them, more often is disappointed than enamored. Alan Paton's' Cry, the Beloved Country was one of them. Ken Kesey's One Flew Over the Cuckoos Nest was one of them. So is Cormac McCarthy's The Orchard Keeper.
Knowing that novels like this by hitherto unknown writers are possible is enough to keep a man reading novels by unknown writers. McCarthy, who is 33, never made it through the University of Tennessee although ho tried twice. The first time his record was so bad they asked him not to return. He did and that time he lasted four years but didn't manage a degree. If the university is smart, it will give him an honorary one in a hurry for artistically he must already be one of its most gifted sons.
Any state should be joyous to be brought to life as McCarthy brings to life a part of Tennessee. It's something no state can buy, no industrial development commission or tourist bureau can create. It can only be achieved through a vast stroke of good fortune the conjunction of an area and a writer at least touched with genius. THE OVERRIDING presence in this novel is that of nature as it manifests itself in East Tennessee, notably in the hills. There is no mood, no aspect of nature, no evidence of the changing seasons, no sight, no smell, no sound, no movement that Cormac McCarthy has not looked at with the curiosity and the precise objectivity of the scientist and then put into words with the sense of beauty and the subjectivity of the natural poet.
Every aspect of nature In this novel is as old as nature THE ORCHARD KEEPER, by Cormac McCarthy (246 pages; Random House; $4.95). itself and as new as the unique perception of Cormac McCarthy. The reader who fails to look around outside of himself with a new eye and a new awareness after reading McCarthy, whether he be in Tennessee or North Dakota, or anywhere else, is already partly dead. A novel, of course, must deal with people and while McCarthys people are subordinated to their environment, are fragmented, they cant possibly bore you because by that very fragmentation McCarthy is . able to eliminate the dull spots from their lives and show them to us only at those moments when they are living with the most intensity, are most charged with emotion and with significance.
THE PRINCIPAL characters are a boy, a young man and an old man. The boy is mostly a child of nature with the right instincts among them awareness and a basic gentleness. The young man has taken to running whisky (this is the prohibition era) from a mountain top to Knoxville. He is basically an outlaw; he is also a stoic and as such is admirable in his way. The old man at first seems to be all the old and lonely men.
He lives by himself with an old hound dog, who at first seems to be all old hound dogs. Yet, somehow the old man and the old dog, for all their symbolic qualities, once you get to know them could never be mistaken for just any old man or just any old hound dog.
The old man dwells in a hill cabin near a pit where one day he discovers a body floating below in the brackish water. The body we know, but he doesn't, is that of the boy's father, murdered in self-defense by the young man and dumped into the pit. For seven years its moldering presence obsesses the old man. All that time the boy is waiting to do as his mother has told him he must avenge his father's death. The boy saves the young man from possible death and is in turn befriended by him.
But he does not know that the young man killed his father. THAT IS THE BASIC situation from which McCarthys story evolves. He does not tell it tidily. He does not even seem to tell it. Rather it seems to grow, like a living organism.
This is a novel full of intimations and implications as well as many forms of violence, none of it gratuitous. One of the intimations is that nature endures, man passes. Another is the existence of absolute and naked evil. Two obvious truths you may say. But there is nothing obvious about McCarthys intimations because there are many ways of telling the truth and McCarthys are all his own.
You almost tremble knowing that McCarthy is now working on two new novels. What a possibility for a great and much needed new voice in American fiction, one that can speak to the world and find a response everywhere. But suppose and then you think of Paton's and Kesey's subsequent novels suppose that this is McCarthys first and his last master work. It simply must not be!.

65 Tips In 10 Minutes to MASTER Manor Lords
https://preview.redd.it/3r6lvnz6o9zc1.png?width=1280&format=png&auto=webp&s=25b8342a308c57b5662d708cda62fb9a13653e39
Learning everything about Manor Lords may take a lot of time. That’s why I’ve prepared 65 tips in just 10 minutes, short and simple.
This is Aiming4Gaming, and today we're aiming for a settlement sustaining!

TL;DR

I know that some people prefer watching videos over reading text guides. If you're one of them, here's a video version of this guide where I explain each tip in action.
If you prefer text guides, it's right below!

The tips

  1. Invest 20 coins into a 2nd ox right away and build a hitching post. Oxen become a bottleneck immediately, and you'll never regret having more than one.
  2. Granary and storage are key to a successful village. Not only do they prevent your food from decaying, but they also utilize carts which transport 10 goods at once, while a single person can transport only 1, which is 10 times slower.
  3. The marketplace should be placed close to the granary and storage. This will be your main transporting vein, so you want it to be efficient!
  4. Make your starting market area small - fitting only 3 stalls. Every market stall has a capacity of 50, and your citizens need no more than 3 goods from any stall at first, so 3 stalls are enough to support up to 16 families. You can always make a bigger market later when you need it.
  5. Multiple buildings work better than multiple families assigned to one building. This happens because some people are just occupying the processing zone inside, and others are doing nothing.
  6. Specialized industry zones are key to proper logistics, as your people will save time on transporting goods.
  7. Dedicated storage or granary for each industry zone is even better - you can specify which goods to store in your district and thus optimize the logistics even more.
  8. Assigning an ox to a logging camp or sawpit even temporarily is a great way to speed up the log transporting process.
  9. Do not rush unnecessary production. Level 1 burgage plots will be satisfied with just 1 hunting cabin producing hides and meat, 1 tannery producing leather, and 1 forager's hut producing berries. It's enough to upgrade plots to level 2!
  10. The market magically teleports goods to burgage plots. So, there's no need to place plots near the market - plan out your village as you like!
  11. Nevertheless, there's one restriction with burgage plot supply: Houses get market supplies starting from the nearest ones, so you should always expand away from the market, or your new houses will take the goods instead of the ones that have families inside!
  12. Reassign families between your buildings - if you need more farmers right now, unassign some families from woodcutting or whatever you need the least at the moment.
  13. Always plan out your burgage plots in a way that they will have extension slots or an additional family extension. These extensions are not that big to ignore them.
  14. You can also rotate burgage plots to get different building distributions.
  15. Burgage plot number or building distribution can be tweaked with + and - keys.
  16. Vegetable extension and orchard are worth making bigger - for the same 15 coins you can get many more fields.
  17. Vegetable plots will require workforce to sow and harvest from families living there, and the bigger your plot is, the longer it takes. That's why having an additional family for such a plot is a good idea.
  18. On the other hand, some extensions such as cobbler's shop provide enough goods even with one family, and specialized plots lock down the family living there, so do not lock 2 families for that single job.
  19. Unlike vegetables and orchards, all other extensions do not become more efficient with bigger plot size, so do not waste space on them.
  20. The chicken coop extension yields 2 eggs per burgage plot every month, unlike vegetables that grow most of the year, so those eggs can be a nice starter food supply.
  21. The church is super efficient, as it provides passive approval income of the same value as full food variety. Definitely build one for each city and upgrade it.
  22. Keeping approval greater than 50% will attract 1 family per month, while having approval greater than 75% will attract 2 families per month.
  23. Always keep extra burgage plots ready for new families to move in. Do not waste a month of population growth.
  24. The trading post will push your village to prosperity - just try placing it on the main kings road and near the trading border if possible.
  25. Selling spears and shields you get from quests after building 5 burgage plots and a storage is an alternative way to get a lot of regional wealth pretty fast. After that, you can build a manor, raise taxes, and hire mercenaries which are usually stronger.
  26. Bows are cheap to make and pretty expensive, so you can ramp up your economics by selling them.
  27. Shoes are another decent source of income - your villagers definitely don't need that many shoes anyway.
  28. Selling final goods is always better than selling materials. For example, bows are more profitable than the planks they are made of.
  29. Development points are limited to 6 per region - so plan out your point distribution in advance.
  30. For the first village, it's a good idea to reduce the cost of trade routes to 25 by spending a point on the Trade Logistics perk.
  31. The most powerful perk in the whole tree is Better Deals because it removes taxes for imports completely. With this perk, you'll be buying goods at the same price as you're selling them, which is insane.
  32. The Heavy Plow perk is a great way to speed up the farming process. However, keep in mind that the plow locks the field, so your other people should have other fields to work with, or they will do nothing.
  33. Heavy plow is efficient with long thick rectangle-shaped fields. For some reason, the plow is moving from the outside to the middle, which is very slow with square fields.
  34. Several smaller fields are better than one big field - you will sow and harvest them faster, so, in general, the yields will be bigger.
  35. Rotating crops is important - if you won't do so, you'll lose the soil fertility.
  36. Unlocking the Fertilisation perk and building pastures on top of your fields will restore soil fertility much faster - that's a great perk for farming villages.
  37. Multiplying sheep with Sheepbreeding perk is a great way to supply your citizens with wool.
  38. Deep Mining perk will make your rich deposits infinite. That's especially efficient when you're concentrating on tools or melee weapon production.
  39. Charcoal is twice as efficient as firewood. Unlock this perk for industrial or heavily populated cities.
  40. Rushing tier 3 burgage plots is not worth it - they are high demanding and give not that much in return - just 1 more coin per family.
  41. Double burgage plots will suit 4 families when upgraded to tier 3. Keep this in mind when planning these plots specialization.
  42. Hold the tab key to quickly check supply and demand in your city.
  43. Expanding to other regions is worth it. You'll get a bunch of resources, 5 families, and a city with its own perk tree.
  44. Bandit camps are literally free money and influence - defeating an enemy unit will give you influence, and destroying the camp itself will give you money.
  45. I recommend keeping some or all money from camps as your treasury - you'll spend it on mercenaries and new cities later anyway.
  46. If you're lacking influence, raise tithe taxes for a passive influence income.
  47. Building a church in any region will give you some influence. That's definitely worth doing.
  48. Archers will not shoot enemies if there's your other unit in between, and sometimes you have no option to place them efficiently. In that case, simply toggle on friendly fire, and they will shoot from any position, which is deadly!
  49. Retinue upgrade is awesome - they are strong enough to deal with multiple units and become your main go-to squad against bandits! All you need is some treasury!
  50. Families recover from militia deaths pretty quickly - so you're only losing equipment - manpower will be replenished in a couple of days!
  51. Your territory grants a bonus in battles - use this to your advantage when defending from enemies.
  52. Spearmen can reflect initial damage if you toggle on defensive formation.
  53. During big battles, split your army to lure some of the enemy units to get a tactical advantage elsewhere.
  54. If you want to pursue archers efficiently, toggle on sprinting. They will have almost zero chances to escape that way.
  55. Toggle off "run to positions" to let your army maintain their maximum power - running makes them much less efficient in battle!
  56. The better the level of the burgage plot is - the better the armor its inhabitants can wear. The best armor is available only if the army consists of tier 3 burgage plots militia.
  57. There's a limit of 6 militia per region - so you must either rely on mercenaries or invest in the best armor and weapons.
  58. You have the same pool of mercenaries as your competitor, but unlike you, he doesn't disband them and eventually grows his army in strength. So, either battle him before it's too late or hire and keep your own mercenaries.
  59. Disband your mercenaries before the next payment if you don't need them - this will save you a lot of money in your precious treasury. For example, a perfect time to disband your mercenaries is right after defeating your opponent in a major battle!
  60. After a battle on your territory, you must get rid of dead bodies. Build a corpse pit and temporarily assign workers to do the job.
  61. If the enemy claims a territory, you can fight him and get it for free.
  62. Sometimes your people are getting sick - build a forager's hut extension to grow and collect herbs to mitigate that.
  63. At some point, your forests will be deforested. Build a forester's hut to grow it back fast and keep the wood production going infinitely.
  64. Restricting the working area will help you out with that - you can increase the area size by holding the ctrl key and scrolling the mouse wheel.
  65. Upgrading granaries and storages will make them 5 and 10 times bigger respectively - it's very well worth it!

2024.05.06 07:44 meblurlan Some maybe weird qn for y'all about work location

Will you quit a job just because you don't like the location of the workplace ? Such as you have been working in atas location like Orchard and then you change job and is in industrial area which to you is like 'not atas.' During interview, you are OK with the location but starting work few days later, you are too pampered by your previous work location and environment to work in a 'not atas' location and you want a change again.
