FAQ

I live in Cuba/Canada/Haiti/USA, why are you posting on a Saturday?!
Because I'm writing this from Europe in the future where it's already Sunday. Timezones be crazy.
Why are there a bunch of non-board games in the board game list?
Because the Tabletop games category on Kickstarter includes anything remotely related to board games and sometimes things slip through my filters.
Why is this future award winning board game and literal saviour of humanity missing from your list?
Sometimes my filters get a bit overzealous and discard actually valid projects. If you feel something is missing for this reason, leave a comment and I'll add it (maybe).
Can I donate all my money to you?
No
Can you help me promote my game?
Please no. I make lists. Nothing more.
Your list is full of errors and now the great old ones have awaken!
Indeed, this fine piece of code runs purely on faith, trust and pixie dust, so anything can happen. Leave a comment and I'll see what I can do.

2024.05.19 20:07 TurboAg Build a court cost / questions

I'm interested in a single backyard court in the Houston area.
For anyone that has built a court recently, how much did it cost?
I'm looking for something basic: a concrete slab with proper coating and painted lines. I will just buy a portable net. I don't need lighting, fencing, etc.
Did you look for concrete companies or sports court installers? Can you save money by just hiring a concrete company for a slab as opposed to hiring a sports court company?
Thanks!

2024.05.19 20:02 sdkiko Green Thumb Industries and 280E removal

Green Thumb Industries and 280E removal
What is happening?
  • The Biden administration is pushing cannabis reform. Millenials and Zoomers are drinking less and using more Cannabis. Reference 1 Reference 2
  • In August 29, 2023, The Department of Health and Human Services (“HHS”) recommended that DEA reschedule marijuana to Schedule III. Reference
  • The DEA has just published an NPRM (Notice of Proposed Rulemaking) to re-schedule Cannabis from a Schedule 1 substance (no accepted medical use, high potential for abuse) to Schedule 3 (Accepted medical uses, low potential for abuse). Reference Actual document
What are the consequences of this?
  • If moved to Schedule 3, although NOT federally legal, section 280E of the IRS code no longer applies. This means companies will be able to DEDUCT EXPENSES ON THEIR TAXES. This is not an assumption, this is on page 80 of the document linked above. This has potentially massive Free Cash Flow implications for these companies. Reference 1 Reference 2 Forbes article from March
https://preview.redd.it/s7bykozrze1d1.png?width=1162&format=png&auto=webp&s=8c4d5ffe4eb4553c07c692a23c59c070cab577db
DESPITE NOT BEING ABLE TO DEDUCT EXPENSES IN THEIR TAXES:
  • GTI had Free Cash flow of 6.6 Million three quarters ago.
  • Free Cash flow of 34.6 Million two quarters ago.
  • Free Cash Flow of 69.3 Million last quarter.
  • GTI is profitable with Earnings Per Share (EPS) of $0.33 three quarters ago
  • EPS of 0.05 two quarters ago
  • EPS of 0.15 last quarter
  • GTI Financials - Yahoo Finance
  • GTI is buying back $100 Million dollars worth of its shares, $40kk down $60kk to go. Press Release (under Capital Allocation)
  • GTI is the top holding of the AdvisorShares Pure US Cannabis ETF at 23.39% of holdings as of last Friday - Reference
  • GTI is diversified across the US, operating 20 manufacturing facilities, 92 open retail locations and operations across 14 states.
  • GTI has arguably the best branding and online presence amongst its peers. Look at their website and Instagram
What are some risks and common misconceptions regarding the move to Schedule 3 and GTBIF?
  • Contrary to popular belief, the move to Schedule 3 does NOT open the door to credit card transactions and large institutional capital (Big banks) - Reference
  • For the same reason, it is uncertain and unlikely the move to Schedule 3 could mean uplisting. I don't need to tell you that uplisting would be an insane surge of volume going from the CSE to the NYSE or NASDAQ.
  • Ben Kovler, the CEO, is a bit unhinged on Twitter, for better or worse.

2024.05.19 19:57 ninjastar527 [WTS][USA-CA][H] Logitech Squeezebox Touch Streamer [W]$165 Paypal or $150 Local Cash

[WTS][USA-CA][H] Logitech Squeezebox Touch Streamer [W]$165 Paypal or $150 Local Cash
Logitech Squeezebox Touch in very good condition (sides and back still have original protective coating) for $165 Shipped CONUS ($150 local sale Orange County, CA)
Music streamer with touchscreen for Spotify, Tidal, SoundCloud, Deezer & more. Also play your local music files (mp3, FLAC, etc.) wirelessly through your home network or connected directly from a USB drive.
Digital outputs (coax and optical) to connect to your favorite DAC.
Costs less than a Bluesound Node, and unlike the Node, this has a screen. The screen displays cover art, track, artist, album or you can have it show VU Meters or a spectrum analyzer.
Darko called it "The GOAT of Music Streamers" even in 2023:
https://youtu.be/g4-W7Zp4WnM?si=E610ceOzEv3mIYZe
Product info here: https://www.logitech.com/assets/33606/squeezebox-touch-fg.pdf
Comes with everything that came with it originally (Squeezebox Touch, remote, AC adapter, RCA cable, manual, all original packaging).
I will also include a DC to USB cable that I purchased from here: https://www.amazon.com/gp/product/B00ZUDXMK2/ref=ppx_yo_dt_b_search_asin_title?ie=UTF8&psc=1
You can use this cable to power the Touch by a USB portable phone charger. The purpose would be to isolate it from your surge protector for cleaner power. Some people found improvement with a linear power supply and that using a portable USB charger to be just as effective as a separate linear power supply (portable charger is not included).
When it was released it retailed for $300.

2024.05.19 19:45 CapitalFerret1250 Update to: Should I divorce 4 months married or all men like that?

I posted about a month ago, a very controversial post :) that got 12 million views by accident. To sum it up since I deleted the post, I wrote that we had been together 8 years since meeting in college at a prestigious public-ivy, married since end of 2023.
I (27F) just started my last year of medical school and he (27M) just moved across the country to start his new job. I wrote, very superficially, that he made 315K a year, was 6'4, blue-eyed, owned a beautiful 1 acre home (queue I'm looking for a man in finance, 6'5, blue eyed...jokes!!) and that we'd be making 600K combined by 32. We had done a brief open relationship prior to engagement and with the recent move, we discussed re-opening the relationship just for casual company (san intercourse) only while we were doing distance. Some were questioning how I could trust the "sans intercourse" but this man is honest to a fault, has told me other people are much better at xyzzy but consistently reassures me that xyz doesn't make for a solid life-building partnership. During my birthday in April, and he had spent the whole week meeting other women. I wrote that he gave me 6K prior to leaving for my debts but I was in extreme emotional distress.
https://ibb.co/DQRhCKp (proof for the doubters)
Half the thread called me superficial, I just wanted to thank everyone for their feedback. I grew up in a monetarily blessed but chaotic environment (mom was abusive, dad died from cancer when I was in high school) and after he died, money was always the forefront of our concerns. I emphasized that I grew up in one of the most expensive parts of CA where houses are $1.5 million average for a 1800sq place, and mom to this day has never earned more than 50K in her career in ministry. I'm taking 250K+ out in medical school loans, and I have merit scholarships of 65K total over the 4 years. It's stressful as hell, and why I emphasized it in my post. I clarified in the comments that we don't spend much on designer bags/cars/luxury apartments or anything. In total, we spend maybe $200 each on clothes/camping gear for him a year, had a wedding under 8K and an e-ring under 2K. We just want to build a legacy in the work we do, want to ensure our future kids are comfortable, and to start a meaningful fund for the community we end up living in.
That being said, the thread shifted my perspective so significantly, I have never felt luckier in my entire life as crazy as that sounds. We had a lot of conversations since the post was made, and I finally feel safe and secure in my marriage, a feeling I thought I would never feel with any man. He told me that as long as I gave him the word, the open relationship would end. I have yet to do say that, but he has not seen anyone since the post. He has his freedom but has chosen not to do anything and expressed a lack of interest in doing anything on his end.
I'm with a man who supports my career goals (side eye at Kansas Chief's Harrison), who provides both emotional and financial support, who makes me feel fully seen, who is so proud of me. He has consistently put my pursuits first and moved for my career years ago, and he'll do it again when residency comes. Tons of my colleagues are worrying about Hinge in residency and others worry about "the clock ticking" but I'm grateful that I have found my person.
Don't get me wrong, I read every single comment for the last few weeks. His actions were in poor taste but he is a good man. No man I've known or met is perfect, but he is recognizing that he can be too self-serving at times too. I'm a huge proponent of therapy, and that is working well. I am not encouraging anyone stay in a toxic situation at all, please don't if you are. Just an encouragement for those out there that sometimes there's an opportunity to both grow together, in a way that doesn't constitute divorce. We're committed to improving individually and together and will continue building so cheers to that.
I set a reminder in my calendar to update in 10 years. All the best to everyone, nothing but gratitude and positivity.
:)

So I have two domains: main_long.net and short.link: I have a wildcard cert for the long domain on the default https entrypoint configured. And override it with the short one in the container config, jet I get served the default wildcard cert.
I get no errors in the log, it just silently passes.

[0 YoE] New grad looking for software engineering positions, struggling to get responses
Hi all, May 24 grad looking to improve my resume before I continue on my job search. Am a U.S. citizen. I have been applying to mainly software engineering and some data science roles. This far I have gotten a few OA's, but overall my response rate has not been great. I am a little unsure how to put my internship experience, as it wasn't a software engineering role in name but that's all I did at the internship. Thank you for any and all feedback.

2024.05.19 18:52 goosnarrggh Struggling to convert a working chan_sip configuration to pjsip: Incoming calls are dropped after 30 seconds

I am configuring a simple PBX using Asterisk 20.5.2. Out of the box, I tried setting everything up using the PJSIP driver because I understand that the older chan_sip driver is on its way out.
All of my internal extensions are running smoothly with the PJSIP driver.
When I tried configuring my external SIP provider (which happens to be voip.freephoneline.ca) using PJSIP, I found that I am able to successfully register, and outgoing calls work perfectly.
However, incoming calls are getting dropped just over 30 seconds after I pick up. What I see in sngrep is that my machine's 200 OK responses never receive any ACK from the remote provider.
I tried converting the SIP trunk over to chan_sip instead. (I left the individual extensions on PJSIP, now operating on a different port.) With a configuration as near to equivalent as I could figure out, incoming calls are now established successfully. Now, the 200 OK responses successfully lead to the remote provider's ACK.
Looking more deeply at the content of those 200 OK responses, the only thing that stands out is the Contact header.
In the broken 200 OK responses from PJSIP, I am seeing Contact: , whereas the working 200 OK responses from chan_sip look like Contact: 10123456789@1.2.3.4:5060>
Note: Personally identifiable information is redacted. In each case 1. 2. 3. 4 is a stand-in for my public IP address, and 0123456789 is a stand-in for my SIP provider's DID phone number.
I've been doing some further reading about other people who seem to have encountered extremely similar symptoms, and the consensus seems to be the PJSIP's 200-OK message is fully standards-compliant, whereas chan_sip's 200-OK message is doing things (particularly including the phone number in the Contact header) that are not specified as part of the standard. Nevertheless, chan_sip's implementation seems to satisfy my SIP provider's expectations, whereas PJSIP's implmentation seems to be rejceted by my provider.
Is there anything I can do to coax PJSIP to insert the phone number as part of the Contact header when it sends 200-OK responses to incoming phone calls?

2024.05.19 18:46 Elise13_ (F4M )Hate the sin, love the sinner. (crime/romance)

Hi there!
Disclaimer: this is a very long post. If you read all of it, I appreciate it endlessly! 🥹
After taking a break that has lasted way too long, I have decided to return to writing with my usual enthusiasm and am looking for an equally eager, literate and detailed, male (24+) partner.
My name is Elise, I am twenty-five and have been roleplaying for countless years now. I love creating stories that keep my partner and me on the edge of our seats, as well as inventing characters that find new layers of themselves throughout the journey. I consider myself a literate and write in third person, past tense on Discord. I live in the GMT+2 timezone, however I want to mention that I have been living with insomnia for years now, so I am incredibly flexible when it comes to the hours I am able to write.
For the longest time, mafia and crime settings have been my favorite! (I blame it on the countless dark romance books I have read.😝 ) I love having two dark and complex characters with backstories that influence their beings meet and let the fire start. Morally grey characters that sometimes do not make the best decisions have a special place in my heart, lmao. Also, I think that the combination of crime and romance can be incredibly interesting. It offers countless opportunities for the story to unfold and tropes to make use of.
For the longest time, I have had a specific setting in mind. It includes a young, woman who does not believe in love and has fingers that like to dip into other people's pockets meeting a stern and power hungry man who is involved in the world of crime.
Down below, you can find the starter. If you happen to be interested, please feel free to shoot me a message with an introduction of yourself and perhaps even any ideas you would like to incorporate. I would appreciate a bit of an effort, instead of the generic 'hey, wanna rp?' Merci!

"Correct. I have just landed and had to check your boutique out. I have read such good things about it." Gianna lied effortlessly to the friendly sales lady. Part of the brunette even felt sorry for her, considering the fact that this was about to turn into one of the worst days she would have at her job. The young woman had really just landed from Los Angeles, quickly having come to the realization that her summer wardrobe was awfully out of place in snowy New York in the middle of December. "I'll try these dresses on as well. This sweater and this skirt look amazing, too.“ She added, knowing she had to bring a pile to the changing room, so the saleswoman would not notice some pieces being missing right away. The poor employee had been told some bullshit story about Gianna having come to the city that never sleeps with her boyfriend and assuming he was going to propose, she needed to look good at all times.
Minutes later, she found herself stood inside the spacious changing room, having managed to sneak her suitcase inside with her. Opening it, she quickly knelt down and stuffed a few of the things inside. First came the jacket, it was freezing outside. Then the skirt, sweater and another dress. The rest of the pile remained hung up. "I will be right back!" The saleswoman announced from the other side of the door, as the store's phone rang. Gianna heard her footsteps grow more and more distant, before quietly opening the door. Perfect. She was gone. Instead of rolling her suitcase behind her and making noise, she quickly lifted it, groaning internally at the weight of it. With quick steps and quite as a mouse she then made her way out of the store. She did not even have to run, the woman was busy with the phone on the other side of the store. Gianna was lucky, she knew that. She always was.
She smiled triumphantly to herself as she quickly turned a corner outside, knowing it was only a matter of time, until her absence would be noticed. After walking for around fifteen minutes, she spotted a public bathroom and quickly got inside to get changed. Ignoring the more than disgusting scent inside, Gianna got out of her jeans and thin sweater, before putting on the dress and the coat she had just stolen. Admittedly, it did look good on her. The dress was black and strapless, exposing her delicate shoulders and neck. It reached her knees and hugged her body. Her legs were elongated by a pair of heels she had snatched on the way out. The black coat fit perfectly, no one would assume the brunette did not even have a place to sleep.
Neither would anyone assume she had lit an entire casino on fire thirteen hours ago. By now, it was almost eight pm and Gianna took confident steps through the streets of New York, as if she belonged to the Upper East Side and nowhere else. Finally, she reached her destination. Tilting her head, she glanced up at a bright colored sign above an expensive looking bar. From the outside, it was almost impossible to look through the windows, but considering the way guests stepping inside were dressed, it had to be a somewhat upscale establishment. She neared the bodyguards controlling the entrance who at first seemed unsure about her, mustering her petite frame and the suitcase up and down.
"Come on, gentlemen. I am freezing." The brunette smiled softly and batted her eyelashes in an innocent matter at them. She was not wearing any makeup, but the look on her face apparently seemed to be enough for them to let her in. With a polite nod, she stepped inside. Gianna had visited a lot of upscale establishments in her twenty-six years of living, but this..this truly was something else. Everything was held in dark colors, the bar, the interior. It all dripped in exclusiveness, letting her know she was exactly where she wanted to be.
She sat down at the bar on one of the high stools and crossed her slim legs, with her suitcase beside her. Still wearing her coat, she glanced around. Several men were here already, some in groups and some on their own. Some had rings on their left finger and some had not. However, Gianna knew it did not mean a thing. Manipulating married men was even easier, since they were up for every thrill. Except, Gianna was not a thrill. She was not some fun for one night. Instead, she was good company, being able to giggle and talk for hours, until her companion was blacked out, or simply too intoxicated to notice her slipping her long and slim fingers into their pockets and taking out what she had wanted all along; their wallet. Perhaps a watch, too. Whatever she could get.
With every married man that fell into her trap, Gianna felt more and more discouraged about trusting any male. It had destroyed her illusion of faithfulness completely. Her gaze landed on the man to her right. He was younger than the rest, but older than her. Admittedly, he was handsome. And he was not wearing a ring. However, there was one problem: He was not looking, unlike the other creeps. Letting her coat glide down her shoulders, she exposed her bare skin, without looking at her right anymore, hoping the somewhat seductive gesture would be enough to get his attention. When the bartender asked what she would like to drink, she gave him a small smile. "An old fashioned, please." She answered, knowing very well she did not have an ounce of cash on her. Surely, someone to pay her bill could be found tonight.

2024.05.19 18:41 AyzKeys Senior FE dev interview questions

Its been 3 months, around 20 failed interviews, 2 offers and alot of time spent catching up with the FE game, just thought its time to share my experience and help some out.
Screening round: Be clear of what you did before, your past employers/projects/teams size, team structure. Show your value (system design, tech stack decision, best features you implemented, planning, coaching, etc...) Prepare the Challenge/Most difficult problem kind of questions. HR might not understand how good you are at Typescript juggling but they want to at least understand you can communicate well with the people waiting for you on your next round. They dont want to introduce someone who cant speak clearly or apprehensive. It annoys their manager and is bad for their year end review.
Technical questions: Ok I will try to go into most FE related stuff now
JS: events loop, async, DOM manipulation are must learn!
React: Some old timer did come up so at least read about them: pure component, HOC. Then the usual stuff: hooks, memo, best practices (props passing instead of local state, components over props, explicit state over variants). Know your side effect, DOM tree, when does React rerender, why state shouldnt be overused. State management: Redux, zustand, react query, contextAPI. What to choose, when to choose.
Vue, NextJS: Similar to React questions, but expect to give comparision between these and React. Especially if you are asked about Next, then be prepared to talk about folder structure, file based routing, and of course SSR and server actions, why data fetching with server is faster than client side fetch. Hydration, invalidation, error boundary.
Testing/Reporting/Web Vitals: Unit test with Jest is NOT enough. You are expected to explain through the entire testing stack: Catching bugs, unit test, integration test, CSS test. Some toolings like Sentry/GCP/Sonarqube are expected too. Know your Chrome dev tool well too especially the network tab (!) waterfall, fetch, response, header etc... Have an opinion about when to unit test vs e2e
Webpack/Optimization Not usual to hear about Webpack anymore but still you should know what it does with your JS files, bundling, treeshaking, dependencies map, code splitting, polyfill...
Deploy Even if its the job of the dev ops guy in your team, you should still at least understand the build/deploy process, dockerizing an app, the content inside .yml files. They will ask questions like when do you perform test in your pipeline, release process, dev/prod environments, how API keys are stored on cloud... Dont get caught off guard!
Micro-frontend/Cloud: These started slowly leaking into the job of a FE dev about 3-4 years ago but now they are asked almost everytime. If you never worked with micro-front end before, use shadcn/ui for example or at least know that its very common for company to have multiple React projects (UI kit v1, UI kit v2, Form kit, client app, legacy app, etc...) and they want you to be comfortable with develop them in parallel. Also learn the basic of deploying on Vercel or AWS to not raise any red flag of a knowledge void.
If you sign up for senior position, prepare to talk about coaching, short term long term planning, change request management, stake holder expectation.
NOT once I was tested about Tyepscript eventho this is one of the toughest shit to deal with in real projects.
Live coding: Leetcode is inevitable. If your lucky, they will ask one or two questions such: how to filter duplicates in an array. You need to practice this and if you dont know where to start, udemy, youtube has some pretty good courses. At the end you should learn by heart to solve the most common problems: Anagram, String Frequency, Two Sum, Remove Duplicate... And at the very least you can tell the interviewer the approach into problem solving (2 pointers, sliding window, divide conquer..) and explain big O. Most of the time, interviewer dont require you to solve problems with good efficiency. So nested for loops or built in JS functions are totally ok.
Take home assigment: One thing that isnt asked or mention in the earlier rounds but always come up in take homes is working with API API API API!!! I have to really stretch this because it might or might not burn you. The commons tasks will be: Connect to the company or some third party API, fetch data, do some data transformation, build some decent UI for the data. If you get the generic stuff like MockJSON, TMDB then you are lucky. There could be trickier stuff like Notion, Stripe, Spotify that requires auth and quite some data transform then it might take you alot of time. Depending how familiar you are with it. My advice: Have your own node server boilerplate ready. Better yet just use NextJS for both server and client. Use at least one state management package (zustand or react-query is fine) Practice setting these up by building smaller Next app (auth, fetch, folder[slug], routing) so when the time comes you can execute it fast. Never ever overlook UI and responsive design. I fucked one up when I built all features perfectly but didnt make the UI to spec like their requirement. One more tip: Once you submit your assignment to github and time is up, as long as you dont hear any feedback from the company, keep improving the app and merge the changes. Make it perfect if you can!
For the rest: Know your taxes and rate. Prompt ChatGPT to prepare you for anything you are unsure about. Its especially good at solving, giving direction in leetcode questions once you already understand the basic. Good luck!

2024.05.19 18:38 Particular-Shine4363 Mining Threatening Death Valley National Park, Ash Meadows Wildlife Refuge

I posted previously (on a different sub) about how a mining company is planning to drill for lithium less than 1/2 mile from the amazing Ash Meadows wildlife refuge that borders Death Valley NP & the devastating damage that will do to the endangered species there.
https://www.reddit.com/vegaslocals/comments/1cofnvg/save_ash_meadows/?utm_source=share&utm_medium=mweb3x&utm_name=mweb3xcss&utm_term=1&utm_content=share_button
This same mining company has now filed for hundreds of more mining locations in Nevada, all along the Armagosa, and now Death Valley itself may be hurt by their actions.
https://biologicaldiversity.org/w/news/press-releases/hundreds-of-new-mining-claims-threaten-death-valley-national-park-tribal-water-resources-2024-05-16/
If they find lithium, which they say they will, the mining company intends to use 8000 acres for mining — right along the border to DV. This drilling will hit the water table that feeds not just the springs at Furnace Creek inside the park but also the water that the Timbisha Shoshone reservation in the park uses for drinking water (as well as the DV Visitors Center).
I know multiple posts about the same issues can get annoying but this is a real threat to this park that we love, as well as the native individuals who call this area home.
A lot of the local governments in the NV towns close to these mining locations are calling for a pause in the mining company’s activities — Beatty, Armagosa Valley, I think even Pahrump. But so far they’re pushing forward despite the opposition. Now CA is set to be impacted too — the operations are set to begin 1 mile away from the DV border.
If you visit DV and want to help! The Armagosa Conservancy is still the only place I’ve found who is organizing against this. You can fill out a form to oppose the mining or donate here, if you’re able:

Thanks for your time, I appreciate it.

2024.05.19 18:20 upvotesplx Nomad as a tool for dealing with my ADHD

My Nomad has seriously revolutionized my ability to be organized in my life despite my ADHD and unrelated severe memory issues. I'm on meds and have decent coping skills, so I already had that down, but everything I've tried to make myself more organized or remember better have failed anyway.
I've tried a lot of things:
Eventually, I got my Nomad, and holy shit. Not only does it have everything else I want, but the battery life is crazy, the feel of notetaking is perfect, and most importantly: links.
As far as I know, Supernote is one of the only handwritten notetaking options with the ability to turn your own handwriting into links, which has enabled me to make a "second brain" like in Notion or Obsidian, but with handwritten notes. I journal daily and link to what I work on each day, so I never worry about forgetting. I make my own pseudo-wikis with headers that lead to tables of contents with links to specific topics, both for work and for my personal projects like worldbuilding or analyzing my favorite media. If a PDF is relevant to what I'm writing down, I can just link to it.
I almost feel spoiled with how much it helps me day-to-day be more organized and stress about my memory loss less. My largest issue is, honestly, just waiting for the A5X2.
Has anyone else had this experience? Does anyone else with ADHD have any tips I might have missed? I've not even had this thing for a month, so I'm still learning, but I want to utilize it to its absolute best. Any other experiences would also be great to hear, too!

Manchester Center - Fresno, CA to be converted into a mixed-use development with 600 apartments.

According to the Fresno Bee (soft paywall), Manchester Center will be renovated into a mixed-use center with 600 apartments on the second level and associated amenities like a pool and exercise facilities.
I remember loving this mall as a kid in the 90s, when it still had anchor stores and a fair amount of retail was occupied. It was built in the 50s as an outdoor shopping center and later enclosed as indoor malls became popular. With the retro floors, trees, fountain, etc., it was always a treat to visit.
Fresno's urban sprawl started leaving it behind as early as the 1970s, and the mall's been withering away since the 90s, at least. A significant portion of the mall is now used as office space, and the retail sections are virtually abandoned. A few attempts have been made to revitalize the mall over the years, adding a movie theater and outbuildings with Starbucks, Habit Burger, etc. Those seem to do alright, but the mall has never bounced back. A new ownership group took over Manchester Center a couple of years before the pandemic and sunk a lot of money into "modernizing" it as "The New Manchester," replacing some of the mall's distinctive tile floors with bland grays and beiges, but the effort was abandoned during the pandemic. Today, the mall looks worse than ever. Recently, employees in the office section have even complained about a horrendous odor from dead rodents.
Realistically, there's no way the mall can return as a retail center. Mixed-use or demolition are the only options to stop it from falling into complete ruin in the next decade or so. I hope the ownership group follows through on the apartment plan, and doesn't get rid of the center's charm in the process.

Another user shared a video of the mall a few months ago, for a closer look.

2024.05.19 17:59 606g288m Dispute move out charges in small claims

We were hit with $3k in move out expenses after leaving an apartment in CA in 2022. This floored us. $150 is the most I have been charged moving out. The majority of the expense is redoing the carpet. I dispute these charges and would like to finally settle the issue. I am thinking of filing a suit in small claims court to get a judge to drop the claim. I consulted a lawyer and they mentioned I could possibly get money. The lawyer schetched me out and I decided against using him. I don’t want any money. I just want to be removed from this situation.
There are three entities involved. The apartment complex, the parent company, and the collections agency. The day we moved out the apartment complex said the parent company will be in contact and they are no longer involved. The parent company contacted us of the charges a month later and they are who we were supposed to pay. But the charges originated from the apartment complex entity. The complex has all the documentation for the charges. This year we were notified that a collection agency has taken over to collect.
I am ready to file in small claims and I need to give an entity to “sue”. My questions are mainly procedural with regards to filing. I want to avoid filing this claim and going through the process to find out that I went about it wrong for my goal of getting the collection dropped.
Who best to sue to get this charge dropped? Can I do small claims if I don’t want money? Do I have to ask for money? Can a collection be dropped by a judge in small claims? Do i ask for $3k to offset the $3k claim and then they offset each other?
Last note: I am stupid. I don’t know what I am doing. I am sorry for not knowing and saying stupid things. I am approaching this as a way to learn and experience the US judicial system. Never done this before. It is not a big deal if I have to pay these people. I don’t care if that is the end result. I don’t think it is right that landlords have this power over us. That we are some open checkbook for them. They make enough money and resorting to this is just pure greed. I would like to use the tools available to combat this.
Thanks

2024.05.19 17:52 mbird333 Who to get compensation from

Bought a house out of state in a gated community in coastal SC . Price was north of a $1million. Realtor representing us picked their recommended local inspection company to do the inspection. We paid for the premium package inspection.
There were a number of things this individual missed. He told us in once case, he missed a lot of pest droppings in storage closets because he claimed they cannot touch the sellers belongings. The Perimiter of the closets were not completely covered with items, and the droppings were visible.
He also missed a water mark on the primary suite bathroom ceiling that a roofer who came to give an estimate found and told us about.
We were only in the house 45mins (that’s all we were allowed for the first showing and only showing). When we got back in the car that day we were told there was another offer and if we were interested, we had to make an offer that evening. We did. It was accepted.
I asked the home inspector to carefully look at the washer as it was a15 year old Bosch front load. I was concerned a lot mold/bacteria issues as I have a kid allergic to mold. After his inspection it was deemed the gasket around the door needed to be cleaned or replaced. The seller replaced it.
It’s been 2 months and we finally went to spend some time at the house and start painting and other repairs.
I went to do a load of laundry and opened the laundry soap compartment, and almost fainted. It was completely coated in black. I put on a mask, took out the removable parts and tried to scrub/soak them as best I could. It became evident that there were so many cracks and crevices and areas I would not be able to reach like the pipes were the laundry soap goes down to the machine are still totally black.
The house came with a home warranty. I’ve heard the stories about what BS those are. And you have to pay minimum $125 for a house call. I think the washing machine should be deemed non-functioning.
This was not revealed during the initial 2 week repair estimate period after we put our earnest money down. Our realtor has been in business there 20 years and said they’d buy us the best home warranty package if the seller did not. We didn’t know here before this house hunt-found her via social media. Honestly with that level of experience I think realtors should have advised us to open all the compartments of the washing machines if they see this all the time. I don’t have a front loader. Today she told us this is common, that’s why people what top loaders.
I’ve read some posts that say a washing machine or any appliance w mold should be deemed non functioning. I already soaked and scrubbed the gasket around the Miele dishwasher to restore it after it was found w lots of gunk.
I’m not using this washer. Who would? But now I have to replace it if I keep the house or re-sell the house. I couldn’t/wouldnt donate it, and risk exposing another family.
What should we do….who should compensate us? Realer says run a load on hot water bleach to fix it. I don’t think that’s gonna cut it. Sorry this page does not allow photos to show the condition of this compartment.
Thanks in advance for any tips!

Hi guys! Former "electrician" here. I use the "" because I was classed as a journeyman pay scale with the company I worked for. I was never certified but I did take apprenticeship courses at one point. I have about 4y experience but it's been 20y since I worked in the field. Im now in the medical field and enjoy my nice indoor work 😅
The pump I have is a 120v 1.5HP Aquapro 2speed. It comes with an attached ~4ft cord w/ three prong male end and all the instructions say is "min 16awg for 40 meters, min 14awg for 65 meters install according to local laws." Pump specs attached in the pic but it's 3.5A 1725/min at low speed and 8.5A 3450/min at high speed.
My plan is just to run 2x (1 lighting circuit and 1 pool pump circuit) 12awg Romex from my main indoor panel through the attic into a PVC box w/ Romex connector. From the PVC box I'll nipple a 3/4 PVC pipe through the soffit to another box outside mounted just under the soffit. I'll pipe the pump circuit down to receptacle height where I'll have my receptacle and bubble cover. I'll bring the lighting circuit out of the side of the high mounted box for floodlights or some kind of lighting mounted to the wall of the house. The run is well under 200ft so I don't think voltage drop will be an issue.
My main question is GFCI protection and proper grounding.
Should I use GFCI breakers for both circuits? If so I'm assuming I don't need a GFCI plug for the pump? I haven't priced breakers in forever so would a regular breaker and GFCI plug have me covered as well? Can I just use a regular receptacle with "GFCI protected" sticker if I go with a GFCI breaker? I was probably just going to stick with 15 amp breakers for both circuits.
The motor manual also says "connect a no. 8awg solid copper wire to the pressure wire connector provided on the motor housing and to all metal parts of the swimming pool..."
Looking at the motor I can see the ground terminal and a tag that says to use an 8ft grounding rod. Seems pretty straightforward. I'd just use some solid 8awg and the ground rod equipment. I've done this before but it's been years so if anyone has any specifics to be aware of id appreciate it.
Here is a link to the pool. Best I can tell it has some coated steel components but mostly everything is resin.
I'm curious what everyone thinks if this plan and if anyone has any further insight or recommendations? I'm working on putting together the pool base today so any replies will probably be in the evening. Thanks!

2024.05.19 17:22 guinnypig How to find panels?

I want to build my cats a catio, but not with soft wire mesh or the tradition materials I see used. I'd like something sturdier and more modern looking. Such as black powder coated welded wire panels. I've seen them in person. They're unobtrusive and a lot easier on the eyes. I don't know where to buy them though!
Local fencing companies aren't interested in helping. I've been looking up "security cage panels" and am sorta finding what I want, but is that what I should be looking up? I don't want rolls of anything. I want flat panels. Any guidance in this is appreciated!
For reference, this is the panel type I'm talking about.
