2024.06.02 20:08 Aware-Patience2846 I'm trying to write a book but can't find a good software!

I've been looking for a good software to write my novel, but I haven't found one that suits my needs yet. Microsoft Word is out of the question due to its pricing structure, which feels like a manipulation tactic with its constant nudges to buy more storage. Scrivener, while it seems useful, is quite expensive at $60. For that price, I might as well receive a free ream of paper! It's frustrating to encounter these barriers, especially when all I want to do is write

2024.06.02 20:07 mr_pablo Best UK retailer?

Looking to get some 30mm models to build but UK prices seem hit and miss and a lot of places I've found don't have much in stock.
Any recommendations on where to look for good prices and stock availability?

2024.06.02 20:06 RobertTheWorldMaker Retirement at 80?

So, I'm 46 and semi-retired. I'll be retiring completely in January 2026, and I've been noticing a trend with my generation after talking with others around the same age who are saying they have no hope of retiring in their sixties.
We range from 43 to 59, and a fuckton of us either got screwed by boomer bosses and coworkers who refuse to either get out of the damn way or underpaid so many of us for so long that there's just nothing for retirement. If you're 40+ and have nothing for retirement, you may end up having to work into your 70s and 80s.
Now, I got kind of lucky in some ways I won't go into (no not inheritance or lotto), but I can't help but think that this is going to be a big problem for the vast majority of us.
And look, I know we basically invented edgy cynicism and casual apathy...and I love it as much as the next Xer.
But I can't help but think we should probably start figuring out some solutions to this problem now.
Unless y'all really want to work until you die.
Just to throw out a few possible solutions:
-A group of Xers chip in together, buy land parcels, and build low cost modular homes or small apartment complexes to provide to fellow Xers so that the cost of housing is reduced to power and maintenance and not a mortgage or massive rent. So instead of paying a mortgage that is exhorbinate over time, the price you pay is just the price of making it exist, or in special cases, 'donating it'.
This assumes it is possible to either work from home or establish a surrounding community of local businesses if land is purchased somewhere not otherwise convenient for work.
-An Xer focused credit union that allows Xers to debt refinance without high interest, instead tacking on a small fee for the service and pay down the debts without other interest, thus allowing for savings and investments to be made.
Just to throw out two ideas centered around reducing debt and increasing the amount of money available to live and eventually 'retire'.
The alternative appears to either do nothing, or pretend we're fucking Boomers and yammer on with empty platitudes like something, something, bootstraps and avocado toast, and then do nothing.
I know for a lot of y'all this seems far off, but it isn't. Just yesterday you were 20 something, but now you're 40 something or worse, and shit ain't getting any cheaper.
What do you say? Shall we talk solutions?

2024.06.02 20:05 flaconn Debating whether to rent or buy – can anyone validate or refute this analysis? (West Coast USA)

Hi everyone – as the title says, trying to make a decision in this high interest rate + high home price environment. Currently renting a condo I could buy from the owner, all details below. I've used AI and plugged in assumptions about year over year increases in both scenarios, like HOA dues, rent increases, etc. The big assumption that has me leaning towards renting (and seemingly validated by AI) is if I take the down payment and monthly savings on rent vs buy and invest that in the stock market (e.g. S&P 500 index fund). What do you all think about this?
x-posting from RealEstate as I value this community's feedback more than most. Work in software sales, last 5 years W2s > $200k, last 3 years > $300k so not concerned about whether I can afford it but rather what makes more financial sense

2024.06.02 20:04 AdLow3838 Use homebase but connect to regular wifi?

I have a really large building with a mesh wifi system, I can't keep all the cameras in range of the homebase, can they still connect to it over my wifi? These are standalone cameras that don't require the homebase, so worst case, I can keep them on wifi with local storage.

2024.06.02 20:03 NotAThrowaway4Hentai Is pairing an £800 monitor with a £1400 PC a stupid idea?

I'm happy with the PC build since it should be able to run everything I want it to consistently and smoothly with a 7900 gre and Ryzen 5 7600X. I'm planning on pairing it with a AW2725DF.
I really wanted to upgrade to an OLED screen, since my number one priority in using the PC is the viewing quality and experience. But some of my friends say that I should spend no more than around 30% of the PC's price on the monitor, and I've spend almost 60% here. Is this a bad idea, and should I stick with a cheaper monitor?

2024.06.02 20:01 FollowThePostcard 35 [M4F] Central Oregon/PNW. A tall, outdoorsy dude who would like to rides bikes and eat pizza with you.

It's storming this morning so I'm not going out to ride and I'm putting off cleaning the house by creating this post.
About Me:
I made this Slide Deck that I think does a better job capturing me, and it has photos.
Mountain biking, skate skiing, open-water swimming, and hiking are my main sports, and I'd like to share some of these sports with you. Somebody who also loves to be on two wheels would be a great match as I find myself feeling most complete when sharing the forest trails with another person. I'm not extreme about my rides, I'm not pushing for KOMs or doing big drops for the steeze -- Nothing wrong with that, but I'm here to have fun and be able to ride or hike again tomorrow.
I'm pretty fit but not a gym dude, a bit of a gearhead, and I love getting out into the wilderness. When not spending time in the wild, I tend to toe the line between a homebody introvert and an event-going extrovert. I don't drink or smoke weed, so the bar scene isn't my jam, but you can catch me at a screening, reading at a cafe, enjoying the local arts scene, or at Friday Night Magic.
Also! Over the last few years, I've done a lot of work in therapy and focusing on myself, and I continually seek to grow and improve as a person. As a result, I feel at peace with myself and am excited to share it with you.
Last, my politics are left, and I'm actively engaged; I show up to protests and volunteer for voter outreach, I call out local businesses that act badly towards our community, and I believe that building a bigger table for the working class is the only way forward as a society.
About You:
I'm flexible about many things, but I'm searching for a partner who is single and monogamous, considerate, kind, and loving.
Also, I'd like a partner with the same-ish level of outdoor engagement and fitness level as me. Most people like being outdoors, hiking, camping, etc., and are interested in things like XC skiing, biking, and backpacking, but... I do them. A lot. I want to meet someone with the same natural inclinations as me to push out into the backcountry, holler down flow trails, and plan trips into new locations around the US/World.
I'm a big believer in partnerships, where both partners are seen and heard and make space for each other needs and wants. I also hope nonviolent communication is a big part of how you talk to others and yourself.
Oh! Also, I can't have any kids of my own (Vasectomy), so if that matters to you, I won't be a good match.
Wrapping up!
In closing, Bend, Oregon, feels like my place. I'm putting down roots - I have a community of fellow remote workers who are becoming more and more of a family. Bend is a place where everyone seems open to making new friends as it's attracted outdoorsy transplants who have been priced out of everywhere else in close proximity to wilderness -- so it's home. My roots are here.
If I sound like a match for you, message me, and let's chat.

I'm not concerned about aesthetics I just want the best possible cooling and lowest temperatures, fan noise is best if low but honestly doesn't matter too much since my room is alr noisy. I don't need RGB if it's the best for cooling but I'll take it any day. Lemme know what you think!

2024.06.02 20:00 flaconn Debating whether to rent or buy – can anyone validate or refute this analysis? (West Coast USA)

Given these parameters, which do you think makes the most sense financially? Anything I'm missing?
Renting Initial Monthly Rent: $3,200 Annual Rent Increase: 10% Investment Return: 7% annually Down Payment for Investment: $157,000

Additional Costs (Remains the same as before) Property Taxes: $818/month * 60 months = $49,080 Homeowners Insurance: $67/month * 60 months = $4,020 Maintenance Costs: $654/month * 60 months = $39,240
Total Cost of Ownership Over 5 Years Total Mortgage Payments: $4,178 * 60 months = $250,680 Total HOA Payments: $57,510 Total Property Taxes: $49,080 Total Homeowners Insurance: $4,020 Total Maintenance Costs: $39,240 Total Cost of Ownership: $250,680 + $57,510 + $49,080 + $4,020 + $39,240 = $400,530
Equity Accumulation and Appreciation Principal Paid in Mortgage: Estimating 30% of total mortgage payments go towards principal repayment: 0.30 * $250,680 = $75,204 Home Appreciation: 3% per year FV = $785,000 * (1 + 0.03)^5 = $909,515
Net Gain from Buying Future Home Value: $909,515 Initial Home Value: $785,000 Appreciation Gain: $124,515 Equity Build-Up: $75,204 Total Gain in Equity and Appreciation: $124,515 + $75,204 = $199,719
Investment Returns from Savings and Down Payment Let's calculate the returns from both the monthly savings and the initial down payment investment.
Monthly Savings Monthly Cost of Owning: $6,502 (as calculated previously) Monthly Rent: $3,200 (initially)
Annual Savings Invested Year 1: $(6,502 - 3,200) * 12 = $39,624 Year 2: $(6,820.20 - 3,520) * 12 = $39,609.60 Year 3: $(7,164.21 - 3,872) * 12 = $39,514.52 Year 4: $(7,535.42 - 4,259.20) * 12 = $39,307.92 Year 5: $(7,935.31 - 4,685.12) * 12 = $39,002.28
Investment Growth For simplicity, let's assume each year's savings are invested at the end of the year and grow at 7% annually: End of Year 1: $39,624 * (1 + 0.07)^4 = $52,078.79 End of Year 2: $39,609.60 * (1 + 0.07)^3 = $48,638.05 End of Year 3: $39,514.52 * (1 + 0.07)^2 = $45,246.02 End of Year 4: $39,307.92 * (1 + 0.07)^1 = $42,059.47 End of Year 5: $39,002.28 (no growth yet) Total Monthly Investment Value: $52,078.79 + $48,638.05 + $45,246.02 + $42,059.47 + $39,002.28 = $227,024.61
Down Payment Investment Initial Down Payment: $157,000 Investment Growth Over 5 Years: $157,000 * (1 + 0.07)^5 = $220,319.36 Total Investment Returns: $227,024.61 (monthly savings) + $220,319.36 (down payment) = $447,343.97
Comparison Over 5 Years Cost of Renting: $234,436.80 Investment Returns: $447,343.97 Net Cost of Renting: $234,436.80 - $447,343.97 = -$212,907.17 (net gain from renting due to investments) Net Cost of Buying: $400,530 - $199,719 = $200,811
Conclusion When accounting for the investment returns on both the saved monthly rent and the initial down payment, renting appears to be significantly more financially advantageous over the next 5 years. The net gain from renting, factoring in investment returns, is approximately $212,907.17, compared to a net cost of $200,811 for buying.

2024.06.02 19:55 Auto_Fac Thoughts on this Scott bike for the price?

Thoughts on this Scott bike for the price?
Hey all,
Itching to get a new bike and was going to go the Decathlon RC120-with-bigger-tire route as I am looking for something that can handle pretty well manicured gravel trails but also be good on asphalt and their bikes fell within my price range.
Just today I saw that someone locally (more local than Decathlon who I learned do not deliver bikes to my area…) posted the following and I am wondering what the thoughts are on it and on the price, and if there’s anything I should look out for.
It’s described as a Scott Speedster Gravel (custom build), I believe a Speedster 30 2019 model, and custom as the owner added/upgraded the drivetrain? The listing has this:
Shimano Claris 2x8 drivetrain Shimano cable actuated disc brakes Alloy frame Carbon fork 700x40c Maxxis Gravel tires
From what I see online the original bike might have been a 2x10 drivetrain with Tiagra groupset, so he changed it to a Claris 2x8 setup. Otherwise the only custom parts are (I think) the tires?
I could nab it for $900 Canadian (~$650 USD), which is only about $40 than I would pay for a new RC120 + tax, but would still need to buy suitably wide tires for any off road driving.
First, is this a decent deal? I am assuming the bike itself and the parts are, for the price, a step up from Decathlon.
Second, is there anything I am not thinking about or seeing as a never-ridden-gravel-or-drop-bar-bike person?
Thanks!

2024.06.02 19:48 PerformanceOld1544 Building assets for salaried person

Everybody keeps saying build assets, build aseets. Does this really make sense in today's world?
Lands/plots are exborbitantly high priced, same goes for commercial properties like shops. Agriculture lands also cost around 40-50 lacs per acre in state like MH (Western MH where I belong). I don't consider flat as a best investment option.
Looking at the current prices, it's very unlikely that returns in real estate will be same as earlier decades.
So, for a salaried person what is the best asset in today's world?
I know equity is one option but apart of equity investment, anything that is worthy of speding hefty amount?

2024.06.02 19:48 love_is_a_superpower The price of purity

This isn't a message on the price of organic food, or maybe it is? Spiritual food is free, but the good stuff will cost you.
This isn't a complaint for the lessons I've learned from the sins committed against me. God didn't ask people to disobey His covenant. He explicitly told us all to do right by one another.
I want to share what it costs to shed the "old garment" and put on the new. The old garment is our old way of covering our assets. The new garment is God's renewable resource. It only materializes when we trust Him with our future. We can't just take a patch of truth here and there and hope to be transformed into His likeness. (Matthew 9:16, Romans 12:2) Yes, God's grace is free, but we've each only got one body to submit to Him. We can't wear both garments at the same time. God has freely given us the "garment of salvation." Still, we have to be willing to leave behind our old, self-seeking ways to put it on. (Isaiah 61:10, Job 29:14, Matthew 22:10-14, Psalm 119:9)
Luke 14:27-29
Whoever does not carry his cross and follow Me cannot be My disciple. 28 Which of you, wishing to build a tower, does not first sit down and count the cost to see if he has the resources to complete it? 29 Otherwise, if he lays the foundation and is unable to finish the work, everyone who sees it will ridicule him.
I've noticed a big difference in what people learn from evil. Some come away scarred and distrustful of people. Some blame God. Some see a new tactic for their playbook and purposefully become the thing they hate. Some use worldly things to try and heal the damage others have done to them. They accidentally become the thing they hate.
God shows us the best possible way to extract ourselves from the old garment that so desperately clings to us when we'd like to be pure before Him.
Jeremiah 15:19
Therefore, the LORD says this; “If you will return to Me, then I will restore you, and you will stand before Me. And if you extract the precious from the worthless, You will become My spokesman. They for their part may turn to you, but as for you, you must not turn to them.
Father in heaven, your authority is over all of creation. We ask that you would help us to trust you enough to come to you for the healing we need so desperately today. Help us to distrust those who cannot be trusted, yet set us free from fear of them. May we trust in your sovereign power and infinite love. May the trials you allow into our lives refine us, and make us worthy of eternity. May we be found worthy of your Son when He returns for His bride. In Jesus' name. Amen.

2024.06.02 19:41 FollowThePostcard 35 [M4F] Central Oregon/PNW. A tall, outdoorsy dude who rides bikes and eat pizza.
