2024.06.01 13:29 Voxyacomplaintforum MahaREAT Orders Builder To Pay Interest To Homebuyer For Delay In Providing Possession

The Maharashtra Real Estate Appellate Tribunal, consisting of Justice Shriram R. Jagtap who has passed a verdict in favor of a homebuyer regarding a delay in the possession of a flat by a builder. The homebuyer, who bought a flat in the builder's project named' Odina' in Chembur, Mumbai, faced delay in taking possession of the property.
The homebuyer purchased the flat for ₹ 1,06,00,000, and the Agreement for Sale was signed on November 15, 2017. As per this agreement, the builder was supposed to hand over the flat by March 31, 2019.
The builder failed to meet this deadline. Accordingly, the homebuyer filed a complaint with MahaRERA( Maharashtra Real Estate Regulatory Authority). On December 21, 2020, MahaRERA ordered the builder to pay interest to the homebuyer from January 1, 2020, until the part residency Certificate was obtained.
Unsatisfied with MahaRERA’s order, the homebuyer appealed for a directive telling the builder to give over possession of the flat and to pay interest from April 1, 2019, until the true possession date. The Tribunal verified that the builder missed the March 31, 2019 deadline. They noted that the part- residency certificate for the design was only granted on June 12, 2020, for structures up to the 15th floor, including the homebuyer's flat. Also , the water force, necessary for residency, wasn't connected until April 8, 2021.
The homebuyer finally entered possession of the flat on August 3, 2022. According to Section 18 of the Real Estate( Regulation and Development) Act, 2016( RERA), if a builder fails to deliver possession on time, the homebuyer is entitled to interest on the paid amounts for the detention period.
The Tribunal ruled that the builder must pay interest to the homebuyer from April 1, 2019, to April 8, 2021, because of the delay in giving possession.
The Tribunal directed the builder to compensate the homebuyer for the delay by paying interest from the original deadline until the basic amenities, like water force, were in place. This decision emphasizes the builder's obligation to adhere to the agreed timelines and the legal protections available to homebuyers under RERA.

I had a $5 off coupon and decided to use it on the new Crunchwrap. I paid for extra beef add chipotle sauce on this bad boy and I never pay for extras. I knew the cheesit could crumble up into powder but I didn’t realize it would happen from the store to 8 minutes down the road to my house. The whole thing tasted so fucking weird and had no form to it because by the time I went to eat it the cheesit was completely disintegrated.
I would never get this again even if it was free. Flavor wise I couldn’t taste the cheesit at all, and structure was this was a huge mess. 0/10

I'm just scared of screwing up showing my financial stability. I can get a new one, I also submitted my boyfriend's bank statement as he is financing the trip as well so I'm not quite sure what to send to them along with US passport + drivers license. He's also in the flight booking. I did submit it literally a day before they emailed me so I'm not sure if they saw it. So I'm not sure what bank statement to send to them - I only have one.

I got the limited edition Byredo la grande decouvérte discovery set and it contains 24 fragrances. You pay around 200 euros and you get a 170 euro voucher to spend on a bottle of your choice. I think it's a great deal because you're only paying 30 euros for 24 x 2ml samples. I didn't think Byredo would be this generous TBH.
I quite enjoyed the fragrances in general. Most of them are on the minimal clean side, which is no surprise that all the stockholm girlies are rocking Byredo. It's true though that the longevity is below average on most of these fragrance which is shame given the fact that it's quite an expensive house. This could however work for some people who like more subtle fragrances.
Here is a quick review of all of them, from my favorites to least favorite:
Black Saffron: I think I'll be using the code to purchase a 50ml of Black Saffron. It's definitely one of the stronger ones (by no means great performance either). It's sharp and polished upon frist spray and you can smell a clean leather. Then it becoems a little sweeter in the dry down while retaining that clean leathery note.
Animalique: Another banger from Byredo! It's comforting leathery, clean and becomes powdery sweet in the dry down. Quite unique and really stands out. Good performance too.
De los santos: For all my Santal 33 lover, you should check this one out. It has some resemblance to S33 but it's more subtle. It's very serene and relaxing. It's not smokey like the name would suggest. I imagine this one on someone wearing linen clothes in the summer.
Super cedar: a sweet molecule fragrance. Ambroxan-forward. In the same family as Molecule 02 and Another 13 by Le labo. definitely up there in the list but Molecule 02 gives the same effect for less.
Bal d'afrique: everyone and there mother in Sweden wears Bal d'afrique and I understand why. It's woody, citrusy, sweet, powdery, clean all at the same time. It's a great amalgamation of notes and this would work in any situation. Nothing ground-breaking but I understand the hype. Do I even need to say it? the longevity is subpar.
Gypsy water: Sweet woody vanilla with a woodsy green background. Great fragrance and it reminded me a bit of Eau duelle from Diptyque.
Mojave ghost: Shampooey clean fragrance that smells really nice but it is fleeting. gone in an hour or two. Even though it smells nice, I think you could get a similar fragrance for under $50.
Bibliothèque: On the opening it remind me of middle eastern fragrances. Rosey and woody. In the dry down it becomes a fruity sweet fragrance with the plum being very prominent. This can give headaches because I found it quite strong.
Blanche: My favorite from the fresh fragrances. Fitting name, fresh sheets and laundry. Versatile.
Sundazed: Bitter citrus, fresh juicy, neroli and soapy.
Young rose: Citrus opening, then becomes floral and sweet in the dry down. Clean girl aesthetic.
Flowerhead: Garden with roses. Clean floral and it reminds me of my grandma, in a good way. Because she loves Omnia Bvlgari and it gives me a similar vibe.
........ Warning! It goes downhill from here.
Rose of no man's land: A dark rose. A bit generic imo because the DNA is very similar to other rose fragrances.
Inflorescence: Clean citrus. Boring, thank you next.
La tulipe: Clean floral green and boring.
Sunday cologne: Vetiver earthy masculine. Very designery. Not worth the price tag at all.
Mumbai rose: Dubai is the first word that came to my mind. sweet, spicy oudy and bitter espresso. Nothing new.
Rose noir: Sharp, dark, floral, herbal.
Slow dance: Spicy, sharp, old. BAD. No no
Oud immortel: Spicy dry middle eastern oud. It's no for me. Simply because it's not my style and this DNA is so common.
Eleventh hour: Alcoholy sweet with a spicy background. This is not it.
Mixed emotions: I wish I had mixed emotions towards this fragrance but no. I despise this fragrance. Acidic, smells like alcohol and dirty herbs.
Eyes closed: Remember the cinnamon challenge from years ago? This is exactly what it feel like. Imagine someone throwing a handfull of cloves and cinnamon powder at you. Pungent.
1996: The worst imo. A dry, burnt woody sauna. Suffocating.
Do I think the discovery set is worth it?
YES definitely. because the ones that smelled good were so worth it in my opinion. and the ones that I disliked could be someone else's favorite since we all have different tastes when it comes to fragrances. It was a pleasant olfactory experience.

If you’ve been following me on here, you know I am a drop shipping veteran. I have been doing it for the past 11 years and I think I am qualified to say I know the ins and outs of the business model.
It still surprises me that Most people on YouTube (the so-called Dropshipping gurus) still promise you that you will become rich in two weeks without hardly putting in any effort. Let me give it to you straight: nothing could be further from the truth. I’ve made well over seven figures with drop shipping and I also failed a lot. So let me share with you the information that is missing from 99% of what you see on YouTube.
  1. Do NOT copy what’s already working
that’s one of the phrases they tell you most often. Just copy what’s already working and you’re done. Usually the method shown is researching your competitors, look at their best selling products and sell the same stuff. But think about it. If we are all doing that, in the long run, we’re all competing, only based on price, driving our profit margin down. Customers aren’t stupid and know they have seen that product somewhere else for a cheaper price. So do not go out and sell products everyone else is selling. Instead, make sure to do proper niche research. Select a niche first (you can download a guide containing 300+ niches for free in the links section of PassionsToProfits). Then spend some solid time, researching it deeply. Join private Facebook groups around your niche, go through all the posts to get into peoples minds and how they think, how they talk about products, what they value in terms of features and benefits, etc. Do the same thing on Reddit. Then look at best selling products in your niche on Amazon and look at the NEGATIVE reviews. That will tell you what can be improved. Those are good ideas for when you go out and research products. Only when you have done your homework, go onto websites like AliExpress and try to find unique products that hardly anyone is selling already. Yes, that takes time and work. And lots of patience. I have found a few of my bestsellers hidden on page 53 in the search results. Sometimes it took me two weeks before finding a really good product I could attempt to sell.
  1. Advertise your products properly
By that I mean do not rip off someone else’s product video or image and run with it. Order a sample or two, analyze the product, use it yourself and shoot your own product video. Again, that takes work, but it will pay off. Make sure to show the main product benefits in the first few seconds of your video, followed by the characteristics/features and additionalinformation (instructions, assembly instructions, etc.).
  1. You should NOT use drop shipping from China forever
It’s great for testing the validity of a product, but you should not use this business model for a long time. The main reason has to do with supply chain issues. It takes forever for products to arrive, and you can get away with it if your product is truly unique and people cannot get it elsewhere. But even then, two weeks is a long time for any product to arrive. So once you find a winning product, make sure to look for bulk order options and import it into your country to a local fulfillment warehouse. That way you can get products quickly to your customers doors, and also avoid the typical downtime during Chinese new year.
  1. Not any product is suitable for drop shipping

His copper hair is much longer, his face isn’t as scarred and isn’t wearing the disgusted sneer that characterised so much of the time he and I spent together but… there’s no mistaking it!
The man turns his head, smiling, before standing up to nearly twice my height and extending a palm to ruffle the fur between my ears, saying “How’s it goin’, Foxy? You look a lot better ’an you did last time I saw you at least(!)” gesturing with his other hand up and down my less skinny and less visibly scarred body.
“Never mind that, Victor! What are you doing here?! You didn’t tell me you were coming back to Prosperity!”
He smirks “Yeah, sorry Foxy… It’s a loose lips sink ships kinda deal… Just thought I’d show my friends here the bar you brought me to celebrate after everythin’ was done that time… Didn’t think I’d actually run into you here!”
I stare up at the man, agog, for a few moments before reaching up with both my left hands and closing them around his wrist.
He allows me to drag him back to the head of my table.
“Nafnarl! Gfurnaf! This is him! This is the one I’ve been telling you about for the last [5 years]!” I say to my two Graufna friends before turning to the rest of the table to declare “Hes the man who took down the Giluspris! He’s Victor ‘Cuddles’ Taylor!”
With mirthful bemusement, the Terran raises his left palm to the table to smile “Y’alright guys!” before his eyes scan the faces and his expression goes concerned. He turns to me and asks “Your hubby alright, Foxy?”
I bare my teeth (I hope friendlily) and answer “Fnarnulf’s fine, Victor!… Fuffarn too! This is just a girl’s night…” gesturing at my two friends “…or… it was(!)” gesturing over the four men and two women, of four different species, who joined us to hear my story.
“What did you mean by it not being ‘exactly’ right?” queries Lunvo, the same sceptical Nvar who voiced disbelief before, still looking sceptical (not that I can blame him) but at least impressed by the fact that the ‘con’ has a (imposing looking) Terran stooge now(!)
Weeeeell…” Victor frowns down at me, mirthfully “…the way she described me dodgin’ that knife attack, she made me sound almost psychic(!)… In reality, she and this guy werent as smooth as she seems to think(!) The fact that I even got nicked by someone I was payin’ as much attention to as that is a bad reflection on my reaction time!… Also, she kinda made it sound like I went into their headquarters with a gun in one hand and a lit plasmasword in the other(!) As I recall, I gave ’em all a chance to surrender and come quietly and it were only after they, shall we say, indicated a lack of interest in that option that my weapons first cleared leather!… Oh! And what was with all that comparin’ the way I pant to ventin’ steam engines, Foxy(?!)”
But…” starts Muan, a nervous tolypeutine Wne woman beside her Wno husband, Kmuw “…you don’t deny it was you and you alone who brought down the Giluspris?… Without help?”
The pale skin of the Terran’s flat face performs a complicated scrunch as he considers the question before answering “Don’t know ’bout ‘without help’… I had Foxy here for showin’ me the way, after I’d done a lotta convincin’… and, once I’d taken care of ’em, local law enforcers came to take the survivors away… Aaaaand… I probably didnt actually manage to kill or capture every last one of ’em… just gutted its power structure enough that the rats fled the sinkin’ ship(!)”
“Why are you calling her ‘Foxy’?” asks Lunvo, four eyes narrowed in suspicion “‘Fnurfar’ is the name she gave us!”
The large man shrugs his shoulders “I didn’t get her name until we came here to celebrate… she didn’t trust me to give it… Had to call her somethin’, so I called her Foxy.”
“Hmmm…” responds Lunvo “…I’m not buying it…”
Victor raises an eyebrow “You ain’t buyin’ me givin’ her a nickname(!?)”
“I don’t believe any of it! The whole story reeks of the fanciful!”
I bare my teeth and slam my paws on the table before snarling “I don’t care if you question my honesty, Lunvo, but this man saved my husband’s life, my son’s life, the lives of dozens of others, freed me from effective slavery and freed this planet from its largest criminal syndicate! I will not have you questioning his integrity!”
Lunvo cowers away from me, despite the table separating us.
I feel a large, strong hand on my shoulder.
I turn to see a smiling face.
Eeeeasy there, Foxy… ’Preciate the defence but there aint no need to get heated over it!… ’Specially not when there’s a really easy way to sort this out…” he looks up at Lunvo and asks “Lunvo, was it? Hi,
Unfortunately it looks like I'm being made redundant. My employer has offered a generous redundancy package calculated at a sum of about £45K. They've said this can be structured flexibly to optimise the tax due on the amount.
I'm also due to go on parental leave in the next week so there's been some consideration for that in the amount.
My question is, what's the best way for them to pay that whilst minimising my liability for tax/NI?
I know there's a 30k allowance, but how about the rest? Should they still classify the whole thing as redundancy?
TIA, I'm really struggling with this whole thing, and am coming to terms with a decision that really makes little sense to me.

This is a long one but I’ll try to keep it brief. Note we live in Scotland.
Back in 2015, an ex-fling told me she was pregnant. Long story short, I was not involved. Briefly had contact after the child was born but haven’t since. At the time I was working bar work, had barely two pennies to my name. I did not pay anything majorly financial at the time, although did offer to pay for nappies, formula etc when I could. She did not want me on the birth certificate but my own anxiety and lack of funds meant that I was unable to go further. Fast forward a few months and I met my now wife. We had a child in 2018 and it was only at this point that she applied for child maintenance. The paperwork went to my parent’s address unknowingly so I did not receive it until I saw them several weeks later. I asked at the time for a DNA test but was told that financially they could not support me with this. And because I couldn’t, they assumed me as the father. I meet none of the other legal criteria for assumed paternity (were not married, never even lived together, I’m not on the bc).
Time has passed. I’ve paid every month because what else could I do? I couldn’t afford the DNA. I couldn’t afford the legal costs. So I kept paying and yes criticise me all you want but here we are.
So last year, I contacted cms again. Told them I want a DNA and asked if they could support financially. Surprisingly, despite me earning much more now, they said that they would pay the fee, then if the child is mine I would payback over a period of a few months. I went and gave my DNA sample. I eventually called them and they said this was very unusual but due to the child’s additional needs they were not going to do the DNA test but that I would either need to get legal help or continue paying.
She would not speak to me, and whenever we did briefly message to discuss this, she was often quite horrid. I tried to do mediation, she didn’t pick up their calls. So now I’m stuck. No one seems to be able to help. I do not qualify for legal aid. Citizens Advice only signposted me. And a solicitor wants £300 an hour plus court fees. None of that is doable for me.
I’ve now told her that the only way this can get sorted is if court action is taken, and so I will no longer be paying her. She has now said she will go through collect and pay meaning a 20% increase on payments I already struggle to give. I’ve always paid. But I can’t do this any longer. It seems that she can say whoever she wants is the father, yet won’t let me have a dna, won’t let me be on the birth certificate and she says he hates me.
So with collect and pay - what can I do? I know this seems drastic but at least if I don’t pay it would force them to look at all of this surely? She’s suddenly messaging me now despite ignoring previous messages, since I’ve told her this.

For those who have been following the mass media headlines and don't have much experience with the real estate industry in CA, they assume:
The list of claims from the novice public population goes on and on...
First and foremost, commissions have ALWAYS been negotiable. In all the new contracts coming to the state of CA, you will see this written repeatedly, so much that it will become embedded in your mind.
The NAR lawsuit, was nothing but a pure money grab by attorneys. Anyone with actual knowledge of the case and what's happening will tell you the same thing. Why do I say that? Well, for starters, the plaintiffs in the case all have a common theme - They signed a listing agreement. On those listing agreements/contracts are the terms, commissions, etc. We are all grown adults, if you cannot read the terms of a contract you are physically signing, that's a problem. If you cannot comprehend the terms of the contract you signed, that's a problem. If you don't agree with the terms and conditions of the contract you signed and you did not speak up to either question, counter or negotiate it, that's a problem. To then go an file a lawsuit because you did one or all of the above, is the definition of contradiction. That's what happened in the case. It was a quick open and close, attorneys saw the big dollar signs and moved it along without any proper defense from the defendants. When you sign an agreement/contract, you are acknowledging that you reviewed and accept EVERYTHING in that agreement/contract. There's no going back on an agreement, unless there's a specific term written into the agreement, likely would state an addendum would need to ratified by both parties to change anything.
So what's the results?
The ruling stated that the MLS needs to remove the buyer's agent co-operative compensation from the MLS. In Real Estate, specifically in California, you don't see 6% commissions, I've been in Real Estate nearly 10 years, do business in the Bay Area and LA, I've never or heard 6%. 5% has been the norm and commissions have ALWAYS been negotiable. The structure of commissions thus far have been the listing agent and seller agree on a commission that's compensated to the listing agent and to the buyer's agent - but the listing brokerage technically is collect the entire amount and distributing the buyer's agent commission to the buyer's brokerage at closing. So for instance:
So now, that the buyer's brokerage co-operative compensation will not longer be a thing, the public thinks buyer's agents are suddenly going to be working for free or a very low amount. Real Estate agents are independent contractors, we don't make any money unless we close transactions, there's many fees involved which the public are unaware about & no, good agents are not focused on the dollar amount, they are focused on volume and doing right by their clients.
Sellers will still be able to compensate a buyer's agent, no one can tell a seller they can't. The structure of how it'll be processed slightly changes. There's various ways, which I won't go into in detail here and share my strategies since there may be other agents lurking here. These strategies, along with other new practices is what's going to separate the agents who stay in the business and the thousands who will be moving onto other endeavors.
Moving forward starting August 17th - Those buyers out there who don't commit to an agent and want to pull around multiple at a time, those days are done. One bad practice that majority of agents have is they never developed proper execution of the buyebroker representation agreement. Whether it be non-exclusive or exclusive, majority of agents never implemented it and the public didn't know anything else on how business is suppose to run. I sit on the minority side of agents who actually does implement the buyebrokerage agreement. August 17th, every single agent will have the specific policy that they need to sign agreements with every buyer they work with. Every buyer out there, before you can even go look at a house, you need to sign an agreement with an agent. A buyer won't be permitted to see a home without an agency agreement. This is all thanks to the lawsuit settlement.
This makes it more difficult for the buyers at the end of the day. Why? To begin with, a buyer needs to find an agent and commit to them. With the agreements that buyers will have to sign, there will specifically be a section regarding the compensation due to the buyer's agent. You as the buyer will technically be on the hook of that compensation to your buyer's agent, if the seller is not willing to compensate. There are various strategies here which a savvy and experienced Agent can ensure their buyer clients won't need to come out of pocket to compensate the buyer's agent for their services, again, these strategies is what's going to separate the majority of the agents from the ones at the top.
There's additional conversations and paperwork that needs to and will be made at every initial conversation between a buyer and their potential new agent. Along with listing agents and their sellers. The groups behind this change want to believe this creates more "transparency" in the Real Estate business. It actually does the opposite. It becomes a huge unknown and guessing game about compensation to agents from the buyer perspective and also sellers. Buyers will be going into the process unsure about whether or not they will need to end up paying their buyer's agent or will the seller be able to cover the fees from the proceeds. Sellers will not be sure about how much they can potentially be netting from the sell of the property, because a buyer's agent with the best offer could be requesting either a very high or standard commission. There's no improvement towards transparency in this. We're literally going backwards in the industry. This is what so many people just don't have any idea about.
The structure of commissions is just one area of change we are going to experience. Open houses will be different, every buyer will need to sign an acknowledgment document upon entry. Sellers may offer "concessions" - so that's the new word instead of "commissions". Literally the industry is going through technical changes with procedures and contracts which at the core does not improve anything for the consumers. I guarantee more people will feel frustrated and confused about buying or selling with these changes coming soon.
Again, commissions have ALWAYS been negotiable. Redfin has always had their low cost services, which don't produce good results, as a seller, you leave well over $100k on the table. As a buyer, you won't know what a great agent experience feels like. Along with those flat fee services, those are even worse. Attorneys are out there too, all they do is push paper along, that's it. They don't have a clue about Real Estate. All of those services have always been available, if they were any good, it would have taken over the industry a long time ago. Clearly, it's not. Just remember, like anything in life, you get what you pay for. Don't expect to have great service and low ball your agent. There's no sense to battle over 1% of agent fees, when the agent is going to be making your life easier throughout the process, negotiate on your behalf, cover all your bases to minimize potential legal troubles and provide the highest level of advisory. The great agents out there, are well worth what they request for compensation. For years, I've been negotiating deals for my buyers $100,000 - $250,000 below seller's desired prices on average. I jump through hoops of fire for my clients to serve them as best as possible, working around the clock, at all hours, matter of fact, it's currently 2:37am as I write this... And for my sellers, I have been negotiating sales on their property anywhere from $100,000 - $500,000 above their expectations (not list price, big difference, a list price is nothing but a marketing strategy, keep that in mind). I specialize with investments, have been doing this for nearly a decade. Time and time again, I've located deals for my investor clients/partners which literally no one else saw other than myself. I say that with full confidence, backed by facts. There's been many deals, sitting on the market, available for anyone to purchase, available to negotiate to the best of your ability and no one did so, no one saw it, other than myself. Which resulted in significant profits within a short amount of time. The ability to foresee the future value of a property in the market is not something anyone can do. The ability to envision a renovated property from a torn down home, is not common.
When you break it down, the agent fees are minuscule in comparison to what a great advisor is able to do.

First of all, I wanted to mention that I've posted about this in the past, though in a more roundabout and less to the point way. If you've seen a similar post, it's most likely mine, so feel free to ignore this.
CONTEXT I've been running a DoIP campaign with some homebrew additions and last session ended with the players leaving Gnomengarde encountering a retired mage they had scammed in the past regarding a horse. The mage, wishing to troll them a bit and pay them back, turned them into horses (the 2 perpetrators, not the entire party) and assigned them a quest: go to Neverwinter to retrieve an artifact that was stolen from him (it is about to be sold in an auction hosted by the Zhentarim, but neither party knows that as of now), to reverse the change. They've been given a pseudo-deadline of 2 weeks before the transformation becomes permenant (not the case, as I've used the rules per the True Polymorh spell; it's more of a way for the wizard to "encourage" them to get it over quickly).
So the crux of my issue is that despite being a temporary situation, the 2 PCs being horses poses several problems, even if it's for a couple of sessions. More specifically, they are not so high level that the statblock becomes underpowered, but it can certainly sideline them in social encounters, which is something I'd like to avoid. In fact, I think this new factor could make things more interesting, provided I can accommodate for the it.
I'm sorry that I haven't been very explicit with how the quest is structured, since I'm still figuring things out. I guess if I wanted to ask for something, it is how to create opportunities for engagement for the 2 polymorphed players in such an urban environment as Neverwinter, where there are many closed spaces where steeds are not allowed, while at the same time not splitting the party.

If you’ve been following me on here, you know I am a dropashipping veteran. I have been doing it for the past 11 years and I think I am qualified to say I know the ins and outs of the business model.
It still surprises me that Most people on YouTube (the so-called Dropshipping gurus) still promise you that you will become rich in two weeks without hardly putting in any effort. Let me give it to you straight: nothing could be further from the truth. I’ve made well over seven figures with drop shipping and I also failed a lot. So let me share with you the information that is missing from 99% of what you see on YouTube.
  1. Do NOT copy what’s already working
That’s one of the phrases they tell you most often. Just copy what’s already working and you’re done. Usually the method shown is researching your competitors, look at their best selling products and sell the same stuff. But think about it. If we are all doing that, in the long run, we’re all competing, only based on price, driving our profit margin down. Customers aren’t stupid and know they have seen that product somewhere else for a cheaper price. So do not go out and sell products everyone else is selling. Instead, make sure to do proper niche research. Select a niche first (you can download a guide containing 300+ niches for free in the link section of this subreddit). Then spend some solid time, researching it deeply. Join private Facebook groups around your niche, go through all the posts to get into peoples minds and how they think, how they talk about products, what they value in terms of features and benefits, etc. Do the same thing on Reddit. Then look at best selling products in your niche on Amazon and look at the NEGATIVE reviews. That will tell you what can be improved. Those are good ideas for when you go out and research products. Only when you have done your homework, go onto websites like AliExpress and try to find unique products that hardly anyone is selling already. Yes, that takes time and work. And lots of patience. I have found a few of my bestsellers hidden on page 53 in the search results. Sometimes it took me two weeks before finding a really good product I could attempt to sell.
  1. Advertise your products properly
By that I mean do not rip off someone else’s product video or image and run with it. Order a sample or two, analyze the product, use it yourself and shoot your own product video. Again, that takes work, but it will pay off. Make sure to show the main product benefits in the first few seconds of your video, followed by the characteristics/features and additionalinformation (instructions, assembly instructions, etc.).
  1. You should NOT use drop shipping from China forever
It’s great for testing the validity of a product, but you should not use this business model for a long time. The main reason has to do with supply chain issues. It takes forever for products to arrive, and you can get away with it if your product is truly unique and people cannot get it elsewhere. But even then, two weeks is a long time for any product to arrive. Customers will complain. I would too. So once you find a winning product, make sure to look for bulk order options and import it into your country to a local fulfillment warehouse. That way you can get products quickly to your customers doors, and also avoid the typical downtime during Chinese new year.

Note: Nowadays, I am more focused on print on demand, because it eliminates all the supply chain headaches. The majority of suppliers and fulfillment companies are based in the US and I hardly receive any customer emails asking where their stuff is. Plus, product quality is great and I have happy customers :)
