2024.05.17 11:52 Oli-4-vier Deciding between PhD in Engineering Technology or a job

I (24) am currently finishing of my Masters in Electromechanical Engineering Technology (Industrieel ingenieur elektromechanica). Because my studies are coming to a close, I have been looking for a job and have done some interviews. I received an offer at an engineering consultancy firm (€3750 gross, incl. company car). Shortly thereafter, a professor approached me about a doctorate, a project with a very interesting subject in collaboration with a big company. These two very different opportunities both appeal to me, which makes the decision a bit difficult.
I would like to make an informed decision and was wondering if a doctorate is a substantial-added value within Engineering Technology or which things I should take into consideration? Would 4+ years of experience be more worthwhile than a doctorate? I have received time until the end of June, should I decide to sign with the consultancy firm. I will most likely look at some other companies in the meantime as well. Any insights would be greatly appreciated.

2024.05.17 11:03 ReachingForVega Splitting ownership of a project

I was helping my partner out while I had some idle time doing some sys admin work and found some redundancies in his business. I came up with an idea that could help him and built a very MVP app he can run and use and he gave me a router as payment.
Since then my spouse suggested this could be a SaaS platform and could have users from similar businesses pay for it.
I'm the technical expertise and when it comes to making features etc in the project. My partner whom is willing to use their business as a client to test it as I make this saas and will hopefully onboard our first few clients from his cross-sell. I've estimated my hourly rate developing is quite a substantial input over the year and will be the only developer. They seem to think it'll be their app to do with as they wish but given this is more than the MVP I was thinking of making them a 50/50 partner if they continue to work sales.
How do you go about applying share splitting to the project? Ive looked at some methods such as the 3 year (time/cost/ideas) input but am unsure if I should use that as a fall back to show actual valued added if they disagree with 50/50.

2024.05.17 10:57 uprobeblywantmyname IT company

Since many have said it's better to buy car dealerships than poor old IT company,I was sad,so i decided to actually explain why IT is op.
To those with auto clicker if u reset game you will be like me hopeless in life....but here comes IT company as a saviour, see the step by step method.
1)use auto clicker for 10 minutes to upgrade clicker to max
2) watch ads and click for 10-30 minutes for 350k
3) repeat (2) till u get 100k
4) buy IT company and fire default developer, and use that 100k to buy medium grade employees and 60 skill designer.
5) (developer) skill should be 100+,and salary combined should be below 200k -300k per hour.
6)(designer) below 80k salary with 60+ skill (can make salary a little higher but you should calculate profit)
7)do 4 mil project 2 times (i recommend watching ads).
8)here there are 3 ways you can go buying taxi, bank, and more employee
9) once you get 100+ workshop space you gotta buy more senior devs and team leader and all others
10) the filter is the method I use at 100s of employees.you gotta hire 100 employee and fire lowest skill ones who are not really good (make your own standard) then go to project and select lowest salary and pick employees for project, fire the rest.
WARNING: if due to wage your networth is in negative,do not close IT or drop project. let project finish

2024.05.17 10:50 David_Root Guide to Construction Financing and Builder's Mortgages in Ontario

Guide to Construction Financing and Builder's Mortgages in Ontario
Commercial Lending
Construction projects, whether residential or commercial, require substantial capital investment. In Ontario, builders and developers have access to specialized financing options known as construction financing and builder's mortgages. These financial instruments are designed to provide the necessary funds for new construction projects while offering flexible repayment terms tailored to the unique needs of the construction industry.
Construction Financing: The Backbone of Building Projects
Construction financing is a short-term lending solution that provides funds to cover the various costs associated with a construction project, including land acquisition, materials, labor, and other related expenses. This type of financing is typically offered by banks, credit unions, and specialized lenders who have expertise in the construction industry.
The process of obtaining construction financing typically involves submitting a detailed project plan, budget, and schedule, along with supporting documents such as architectural drawings, permits, and contractor agreements. Lenders will carefully evaluate the project's viability, the borrower's creditworthiness, and the potential for future cash flow generation.
Once approved, construction financing is typically disbursed in stages, with funds released as predetermined construction milestones are reached. This approach allows lenders to monitor the progress of the project and mitigate potential risks.
Builder's Mortgages: A Specialized Solution for Ontario Builders
Builder's mortgages, also known as construction mortgages, are a specialized form of financing designed specifically for builders and developers in Ontario. These mortgages are tailored to the unique requirements of the construction industry, offering flexible terms and repayment options that align with the project's timeline.
One of the key advantages of a builder's mortgage is the ability to finance both the land acquisition and construction costs under a single loan. This streamlined approach simplifies the financing process and reduces the administrative burden for builders.
Additionally, builder's mortgages often feature interest-only payments during the construction phase, providing cash flow relief until the project is completed and revenue starts flowing in. Once the construction is finished and the units or properties are sold, the remaining principal balance can be paid off in full or refinanced into a more traditional mortgage.
Updates on Construction Financing in Ontario
The construction financing landscape in Ontario has experienced several notable updates in recent years, reflecting the evolving needs of the industry and changing economic conditions. Here are some key developments:
  1. Tightened Lending Criteria: In response to economic uncertainties and potential risks, some lenders have tightened their lending criteria for construction financing and builder's mortgages. This may include stricter requirements for borrower qualifications, higher down payment requirements, and more stringent project evaluation processes.
  2. Increased Focus on Environmental Sustainability: With a growing emphasis on environmental sustainability, lenders are increasingly factoring in green building practices and energy efficiency measures when evaluating construction financing applications. Projects that incorporate sustainable design and construction methods may be viewed more favorably by lenders.
  3. Government Incentives and Programs: The Ontario government has introduced various incentives and programs to support the construction industry, including tax credits, grants, and subsidies for specific types of projects, such as affordable housing or energy-efficient buildings.
Real-Time Tips for Securing Construction Financing in Ontario
  1. Develop a Comprehensive Business Plan: A well-crafted business plan that outlines the project's scope, timeline, budget, and projected returns is essential for securing construction financing. Lenders will scrutinize this document to assess the project's viability and potential risks.
  2. Establish a Strong Credit Profile: Maintaining a solid credit history and a healthy debt-to-income ratio can significantly improve your chances of obtaining favorable financing terms. Address any credit issues proactively and provide supporting documentation to lenders.
  3. Leverage Industry Expertise: Partnering with experienced contractors, architects, and other professionals in the construction industry can strengthen your financing application. Their expertise and track record can instill confidence in lenders regarding the project's successful execution.
  4. Explore Alternative Financing Options: In addition to traditional lenders, consider exploring alternative financing options such as private equity firms, crowdfunding platforms, or joint venture partnerships. These alternatives may offer more flexible terms and conditions.
  5. Stay Informed about Industry Trends and Regulations: Stay up-to-date with the latest industry trends, regulatory changes, and government initiatives that may impact construction financing. This knowledge can help you navigate the financing process more effectively and identify potential opportunities or challenges.
FAQs
1. How much down payment is typically required for construction financing in Ontario? The down payment requirements can vary depending on the lender and the specific project, but generally range from 20% to 35% of the total project cost.
2. Can construction financing be used for renovations or additions? Yes, construction financing can be utilized for renovations, additions, or any project that involves significant construction work.
3. How long does the construction financing process typically take? The timeline can vary, but the process typically takes several weeks to months, including the application review, project evaluation, and approval stages.
4. What happens if the construction project goes over budget? Lenders typically require a contingency fund to cover potential cost overruns. If the overrun exceeds the contingency, additional financing or personal funds may be required to complete the project.
5. Can construction financing be converted to a traditional mortgage after project completion? Yes, many lenders offer the option to convert construction financing into a long-term mortgage once the project is completed and the property is ready for occupancy or sale.
By understanding the intricacies of construction financing and builder's mortgages in Ontario, builders and developers can navigate the financing process more effectively, access the necessary funds for their projects, and contribute to the growth and development of the construction industry in the province.

Hi, looking for feedback on my profile: - 28F - GPA 3.86 from top 20 public US college in Marketing - GRE: 325 (163V, 162Q). 2 tries, could not improve quant 🫠 - Female, international, SE Asian - 5+ YOE in edtech (though really more ed than tech). Was employee #17 at a startup that now employs > 200 people. Went from a sales/customer service rep to product manager and oversee a team of 14 (doing educational counseling). Work with colleagues and clients based in Asia and US. Simultaneously did part-time content production / digital marketing at another edtech startup based in Korea (this just wrapped up). - ECs: worked on an podcast project about entrepreneurship that peaked at top 5 in my country. Organized a few donation drives for animal shelters + a COVID fundraiser a work. Pro bono college consulting that helped low-income students get scholarships. - Recs by 2 former supervisors (who have both left), 1 was the COO of current company and Wharton grad. I have really great relationships with both recommenders and they even asked if I want to read what they’ve written. - Post-MBA goals: consulting or pivot industry because I’m tired of startup education life. I also need/want to learn more in a structured setting with good mentors. I’m not too worried about recruiting in the US since my long term plan is to be in Asia, some US MBAs just carry a better brand name.
What are my chances at M7 and INSEAD? My former COO (former admission at W some 8 years ago) said W would be very possible but I think he’s just trying to be encouraging.

2024.05.17 10:22 Elijah20a A question I couldn’t answer.

So I reject procreation because I see it as bringing new person to life and projecting unnecessary suffering on them.
I was asked recently if I’d knew for certainty that my kids would be grateful for being born would I give birth to them? And I said I don’t think I would because if someone said I can stab them and they would be grateful that I did, I wouldn’t do it because I think stabbing someone in itself not good, and the same goes with procreation; I think procreation itself is not good.
And then I was asked, if you were a doctor or a nurse why would you treat patients, aren’t you adding extra life to them that they would suffer in? And I couldn’t answer this question.
And when I think about it, I guess what I find to be more paradoxical is if a patient, lets say, was in a car crash and their heart stopped, they would be, by narrow definition, dead, and so isn’t giving them a CPR just adds extra life that could have not be?
I don’t know if you agree with my initial opinion but if you do OR don’t, what do you think?

2024.05.17 10:17 MissMaryJane469 How do you go up when you’ve hit rock bottom? I genuinely need advice.

I (23F) am really struggling to move forward in life. For context I recently switched jobs from sales to Pizza Delivery. My last manager was just awful to deal with, she cared more about putting money in her own wallet than her workers safety. About 2 months ago I transferred to a pizza delivery company because my friend was just raving about how much better it would be for me to work there. She told me I would be making just as much money and the work environment was comfortable with kind customers/employees. Literally a month into working I got in a car accident with a car I JUST took a bank loan out to pay for. (He was wanting to drive at least 300 feet in the bike lane to turn right at a light way behind me. Traffic was at a complete stop and backed up, the two lanes to the left of me had traffic stopped with a gap for me to turn left back into work. He was driving so fast when he got in the turning lane I didn’t see him until I was making my turn and it completely totaled my car… my radiator sits in the very front of my car.) my insurance still has not gotten back to me about who is at fault and I had to sell my car because the towing company wanted $500 to give me my car back and I didn’t have the money. I am now without a car having to work as an insider making not even half of what I was making before. I’m stuck with a $4,000 car loan with no car to show for, and I’m barely able to find rides to work every day. I can barely afford to pay for my bills, my boyfriends has to help me pay them every 2 weeks because I keep running short in money. We barely have money for food at this point and i just don’t see me making enough money to be able to afford another car. I can’t afford to take out another loan since I also have snap payments for $5,000 of work I had done on my car to get it up and running. I can switch my job and still barely have enough money to live at this point, with no opportunity to save for another vehicle. I am so lost at, I worked so hard just to end up here, no vehicle, making less money than before, and I’m CONSTANTLY getting sick and vomiting from the stress. I don’t even have the money to see a therapist for a single session.. I really need some advice I don’t know what more I can do except work my life away praying for miracles. Even words of encouragement would be appreciated at this point. Every time I think about my life situation I start bawling.

2024.05.17 10:09 Immediate_Chef_205 Find a partner : my path to find a great associate

hi guys, I do not know how to find an associate, a partner with whom to exchange to develop a new project. I've made dozens of companies in 20 years of entrepreneurship. I was at conferences, trade shows, hackathons and startup meetings. But that all came to a halt with Covid, so I stayed at home and lost touch. I'm in the countryside, far from the city, with a family. So it's not easy to go out in the evenings and meet other entrepreneurs. I've also had quite a few disappointments with my partners: greedy, egotistical, unstructured. I've been looking for a new project to launch for 1 year now, rather a SaaS, but I'm open to anything. I've acquired a lot of knowledge in IT systems architecture, SEO and product management. I'm really struggling to find a partner. I've tried on Linkedin, but nothing comes up (about 3200 followers). I've tried on X (1500 followers) but people don't want to because I can't pay them. Finally, a bit of indiehacker but no success either. I'd like a Tinder-like for associates, with good matching on skills. I'm technical, so I need to meet a sales-oriented guy; we need to complement each other, otherwise ego will kill us quickly. I figure that with the advent of AI, there must be a way of making a realistic match, combining knowledge and skills, while respecting needs and expectations. I'm based in Belgium (Europe). There are entrepreneurial networks, but they're all mixed up, and not just for tech, so it's pretty hard to find the perfect match. Once again, we meet in the evenings, at conferences. If you're a bit shy, it's not easy to reach out to others. So I thought it might be a good idea to launch a Tinder for associates, powered by AI to ensure consistent and respectful matching. What do you think?

2024.05.17 09:56 chambers2611 Advice from you denizens of the warp!

I am in the unfortunate position of ”celebrating” a birthday with an 0 on the end this year. To help soften the blow I’m leaning into the midlife crisis and instead of a fast car or motorbike I’m going to take on a new project. Primarily to build and paint but I will definitely play with them once they’re done.
It’s nice to be able to pick up a load of plastic crack in 1 go but I’m spoilt for choice. At the moment I’m leaning towards the list below because the models all look great but I think they should synergise when I eventually get them to the table.
So if you were buying a bulk of models to get a jump start on Daemons what would you get or how would you change the list below? I’m thinking maybe drop Kairos and the bloodletters and get the combat patrol for more numbers and variety but I think I would be very short of shooting without the big bird!
Shalaxi (1840 Points)
Chaos Daemons Daemonic Incursion Strike Force (2000 Points)
CHARACTERS
Be’lakor (350 Points) • Warlord • 1x Betraying Shades 1x The Blade of Shadows

Price Reduction Fears Impact Industrial Chain; Manufacturer Cash Flow is Crucial As the Prices Plummet
https://preview.redd.it/varkm64wzx0d1.png?width=605&format=png&auto=webp&s=8ddf042a61a2bf8b47a7c3567d6e22aa5448a4a8
Polysilicon: Polysilicon prices have declined further throughout the week. The mainstream concluded price for mono recharge polysilicon is RMB 38/KG, while mono dense polysilicon is priced at RMB 36/KG and N-type polysilicon is currently priced at RMB 40/KG. In trading activities, ingot manufacturers continue to purchase polysilicon as needed, opting for smaller, more frequent transactions to push prices down. However, polysilicon manufacturers, facing significant losses, are reluctant to concede further profits, resulting in stagnant trading activity. Consequently, both trading volume and price range have contracted this week. Additionally, polysilicon inventories have increased. Regarding supply and demand, early Q2 has seen a complete disruption in the balance due to leading manufacturers bringing new capacity online. Currently, lower-priced orders mainly come from new entrants or manufacturers experiencing cash flow issues, with prices for P-type and N-type polysilicon falling below mainstream market rates. Profitability is a significant concern. Calculations based on mainstream market prices indicate that most manufacturers cannot cover their operating costs as the P-type and N-type polysilicon prices are closed to the break-even point, with gross margins for polysilicon ranging from -20% to -30%. This suggests that the sector will see high-cost, inefficient capacity phased out. Manufacturers with sufficient cash flow can sustain operations, whereas tier-2 and lower-tier manufacturers will face production suspensions and capacity reductions due to high costs and low sale prices. This week, concluded prices for mono dense polysilicon range from 36-40 yuan/KG, while N-type polysilicon ranges from 40-43 yuan/KG. Looking ahead, if the supply-demand imbalance persists and inventories remain high, polysilicon prices are expected to decline further. Given current prices, there is no cost-side support, and future price trends will depend on the extent to which manufacturers reduce their capacity.
Wafer: The prices of wafer have still reduced throughout the week. The mainstream concluded price for M10 P-type wafer is RMB 1.40/Pc, while G12 P-type wafer is priced at RMB 1.95/Pc. The mainstream concluded price for M10 N-type wafer is RMB 1.25/Pc and G12 N-type is RMB 1.95/Pc. The mainstream concluded price for N-type G12R wafers is RMB 1.65/Pc. Currently, ingot manufacturers are operating at high utilization rates. Despite some manufacturers' plans to reduce production, total wafer output will still exceed demand. Wafer inventory has already increased to between 4.4 billion and 4.6 billion pieces, up 12.5% from early this month, exacerbating supply-side pressure. Given the backdrop of lower profits and the frequent adoption of dual distribution models, cell manufacturers are becoming increasingly reluctant to purchase wafers. Additionally, recent adjustments in U.S. tariff policies on solar cells from China have introduced further uncertainties regarding future wafer demand from cell manufacturers. Profitability for both P-type and N-type wafers continues to decline. At current prices, profits per watt of wafers range from -0.01 yuan to -0.03 yuan. This puts ingot manufacturers in a difficult position: reducing utilization rates would lead to even greater losses. For instance, the mainstream price of N-type M10 wafers is now 1.25 yuan per piece, below the bottom line, driven down by surplus supply and irrational competition. Looking ahead, if this month's planned production remains largely unchanged from earlier projections, wafer prices will continue to face intense competitive pressure until the cash flow of some manufacturers dries up.
Cell: Cell prices have declined this week. The mainstream concluded price for M10 cell is RMB 0.330/W, while G12 cell is priced at RMB 0.340/W. The price of M10 mono TOPCon cell is RMB 0.34/W, while that of G12 mono TOPCon cell is RMB 0.38/W. N-type cell production continues to increase, with cells from OEMs and direct sales mixed in the market. High wafer inventories and prices below reasonable levels have increased pressure on cell suppliers. Although there isn't a surplus of cell supply yet, downstream module manufacturers are pushing cell prices down due to the significant drop in wafer prices. Consequently, cell inventories are still rising. Currently, chaotic wafer pricing has led to a wider gap in the costs of cells produced through different channels. This has resulted in market price instability for cells, prompting some manufacturers to reduce planned production to avoid losses. This has led to more frequent production suspensions and maintenance. Looking ahead, as prices in the upstream sector continue to decline significantly, cell manufacturers' bargaining power weakens, making it more challenging to maintain stable cell prices. Therefore, it is likely that cell prices will continue to decline.
Module: Module prices have all declined throughout the week. The mainstream concluded price for 182mm facial mono PERC module is RMB 0.80/W, 210mm facial mono PERC module is priced at RMB 0.82/W, 182mm bifacial glass PERC module at RMB 0.82/W, and 210mm bifacial glass PERC module at RMB 0.84/W. The mainstream concluded price for 182mm bifacial TOPCon modules is RMB 0.86/W, and 210mm bifacial HJT modules at RMB 1.00/W. Supply and demand in the module sector remain stable. However, irrational competition and rapidly declining prices negatively impact module costs. Consequently, module manufacturers are adjusting their prices as costs fluctuate, leading to customer concerns about price stability. Currently, project profits at the customer end are positive, but ongoing price declines in the upstream sector are causing customers to worry about potential value reduction of their modules. Recent changes in tariff policies in regions with high module premiums have introduced uncertainty, though the full impact of these changes remains to be seen. In response, module manufacturers are accelerating the construction of cell and module capacity in the United States to maintain market share. Looking ahead, module prices are expected to remain stable, but the future trend is uncertain until the upstream raw materials sector completes its phase-out process.

2024.05.17 09:45 hojin7958 How to add script within ui.dialog ? (Youtube embeding)

Thank you for developing really nice Nicegui Project Team.
I tried to embeding "Youtube Contents" within Ui.dialog element.
First I followed
https://github.com/zauberzeug/nicegui/discussions/1696
this source code without ui.dialog. and it works.
async def load_video(video_id) -> None: with ui.dialog() as dialog: dialog.open() await ui.run_javascript(f'player.loadVideoById("{video_id}")') ui.add_head_html('') select = ui.select({ 'HljSXSm6v9M': 'Beethoven: Symphony No. 9', 'B6kWVSpkmJU': 'Tiny Robot Pulls Huge Car', 'odyP8VDTfiw': 'Multi-User Chat App in Python', }, value='HljSXSm6v9M', on_change=lambda e: load_video(e.value)) video = ui.element() ui.add_body_html(rf'''  ''') ui.run(port=8081)
But, when I tried to modify above source code to ui.dialog element, It didn't work. Show nothing at all.
Only Shows ui.select element, no youtube element.
How could I deal with this problem?
(Sorry for not good at English)
 def open_youtubeDialog(videoId): dialog.clear() with dialog, ui.card().classes('w-96 bg-white'): ui.label(videoId) async def load_video(video_id) -> None: ui.run_javascript(f'player.loadVideoById("{video_id}")') ui.add_head_html('') select = ui.select({ 'HljSXSm6v9M': 'Beethoven: Symphony No. 9', 'B6kWVSpkmJU': 'Tiny Robot Pulls Huge Car', 'odyP8VDTfiw': 'Multi-User Chat App in Python', }, value='HljSXSm6v9M', on_change=lambda e: load_video(e.value)) video = ui.element() ui.add_body_html(rf'''  ''') dialog.open() ### temp2 contains Youtube Data Infos with ui.row().classes('w-full justify-around'): for data in temp2[:52]: videoId = data['videoId'] img_url = data['thumbnails'] title = data['title'] channelTitle = data['channelTitle'] publishedAt = data['publishedAt'] with ui.card().classes('w-[400px] bg-white gap-0 mb-5 hover:cursor-pointer').on('click',lambda data=data: open_youtubeDialog(videoId)): ui.label(title[:56]).classes('h-16 text-lg text-bold') ui.image(img_url).classes('mb-5') ui.label(channelTitle).classes('text-lg') ui.label(publishedAt) with ui.dialog() as dialog, ui.card(): ui.label('dialog')

2024.05.17 09:43 Used_Big4499 What you will do in my position I am 26 with $10k?

I come from a small country at 18 I've been in sales door-to-door and phone sales I've had 12 employers, and after 2 years everything changed.
Later I started with website developing WordPress businesses to the same principle calling Google Maps companies.
At that time I met a client and started helping them look for new clients for their cleaning company business with +100 employees and also started with real estate I still knew and hadn't signed any contract I just had a verbal agreement for a deal that 50% of profit after sell and rent will be mine.
We built a hostel, I started making marketing for our business, we started with handmade clay buttons for luck, and employed the disabled people I got a deal to start selling in a store. Then COVID came and destroyed the business.
I've found the office, negotiated for price, and found the constructors to renovate the place.
Then we bought another place as well for 49.000€ 35m2 but prices in my country are absurd nowadays, especially for the location.
I've started managing the booking and have been done a few times in a row Airbnb superhost.
2 years ago everything changed…My business partner fell into a coma after 1 month he woke up and survived but when he woke up he forgot everything, his wife hates me because we spent much time growing the business. Before she wanted a divorce and he built her a new house just to leave him alone.
After that day I lost the apartment, 5.000-15.000€ on rent hostel and Airbnb every month, 400.000€ with selling renovated places and much more I lost my best friend.
My immune system crashed I've got food intolerance on nearly everything I've got rashes on my skin.
All the money I've had I spent on doctors, acupuncture, etc… now it's better but it still has not completely disappeared.
After a year I opened a new company for selling silver jewelry but the market in my country was too small and couldn't sell enough.
Website businesses stopped working, small businesses stopped investing in marketing.
Then I decided to go and leave my country now I found a job as a waiter on a luxury cruise ship on the way to the US I had a B1/B2 (I can open a company or look for a job) visa for 10 years.
I plan to stay in the US but where should I start?
What you will do in my position I am 26 with $10k?
  1. Selling again (phones, door to door, cars…
  2. Marketing helps business to grow their business (I've helped many to grow their business)
  3. WordPress, Shopify websites
  4. Learn new skills (plumbing, carpenter)
  5. Resell items on eBay
  6. I have also a hypnosis certificate

2024.05.17 09:30 kachoiw MCGRAW 29 Gallon Compressor a good all rounder?

Hi all, looking to pick up an air compressor for projects but can't seem to find too much about what fits my needs. I see that the MCGRAW 29 gallon compressor is currently on sale right now for $499.99.
I'm wondering if this is good enough to use for: -Air tools for car work(just impact wrenching some bolts with low clearance) -grinding for metal work -painting car -exteriointerior house paint
I don't have too much space in my garage, so ideally I would like a compressor that I can use for a majority of my projects. I'm currently renovating a rental property and would wonder if this would be good enough so I don't need to buy a dedicated paint sprayer.
Probably not ideal, but any input would be appreciated. Thanks!
