I'm gonna piggyback a few comments made by other Redditors:
They have thick leather uppers, full leather lining, Goodyear welt construction, cork filling, steel shank, leather midsole and rubber outsole. No gusseted tongue, but they have a lace loop (or whatever it's called) in the tongue which keeps it from sliding to the side. The welt joint is almost invisible, it's the best I've ever seen.

So my neighbor is a tenant I moved in 5 yrs ago I own my house he rents. Last summer he texts me "move your stuff off my land or I will get a skid loader and move it for you." I asked where my property line was he said just off my house. Funny thing is when I moved in 5 years ago the farmer just had his land surveyed and told me that he owned in to my garage on the other side of my property. So my land is 190x56. If both where right I had a 45x190 lot. But my deed shows 56.6x190 the landlord got in on it. And said that he had 6' on my side the fence. Well I got my land survey. The fence on the tenants side was just off hid fence and house about 6" now I am having to buy the land my garage sets on as it's 10' short of the myside. The tenant has been treating me and accused me of property damage and has a posted sign in the 6" yard facing my house I am looking at putting a posted sign on the line. And a fence up. Beside his fance and my township said 4' and higher fence have to be 2 feet from the line. 4' and shorter can be just off the line a few inches from the line. The landlord has done nothing to work with us and tge tenant in scareing my family we had to put security cameras around our house. What can I do?

My future landlord is asking me to sign a “release of liability and assumption of risk” page as part of the lease for the townhome I wish to rent. This doesn’t seem right to me. It essentially says I will hold the landlord harmless for anything that happens while using the property and it will bar my right to sue. Is this legally binding in the District of Columbia (Washington DC)? Can I refuse to sign this and still proceed with the rest of the lease?

Initially hired by a company in 2021 under the role ‘IT Graduate’
My employer runs a graduate program within various parts of their business, a 3 year program to explore and get your foot in the door, hopefully resulting in a permanent position
While I wasn’t employed through the graduate program, the idea was I’d be employed primarily in a support position but would also do ‘rotations’ into other areas of the business, hence employing me as a graduate
This was a 3 year fixed term role stating a fixed term role due to “namely that it is a 3-year programme specifically aimed at new graduates in the [wider team name]”
Team and team leaders acknowledge lack of rotations done and acknowledge that my primary position is supporting a specific set of applications and should be a permanent position as the applications I support are ongoing and imperative to the running of the business
Company has not performed as well in the last financial year, made redundancies in October and are currently doing the same now and reducing head count to help put themselves in a better financial position
Company has sent me a “Letter of Variation” extending my fixed term contract for 2 years and changing my job title to “application specialist”. Reason verbally stated for fixed term which isn’t included in the letter of variation is “financial reasons, primarily uncertainty of financial position”
As far as I’m aware, financial uncertainty isn’t a valid reason to employ a fixed term employee as all businesses face this
I have been pushing back on this, questioning why I remain fixed term and not permanent. As far as I’m aware, job title change null and voids the initial 3 year fixed term role ending as no longer in the graduate program
I don’t know what to do. The company is making people redundant which puts the fear in me. Realistically I can’t see anyone viable, with the correct knowledge to replace my role and others have said this also.
I fear that pushing back, I may be a target for being made redundant and the company taking the approach of “do now, think later”. Everything is learnable
I have a wedding to plan next year. The fixed term gives me that breathing space
Do I sign and push for a permanent position over that time? Would I have legal standing if my employment came to an end with the financial reasons they’ve stated?
I’m just stuck. I love my job. I don’t agree with the corporate shit and like to stick up for the little guy. But I have responsibilities to think about, I have bills and rent to pay, a wedding to plan

Hi all, this is sort of a cross post, and I am not sure I chose the right flair so forgive me and let me know if not so I can fix it! It’s quite an add situation, which is why I was not sure which flair to choose…
Against what I now know as better judgement, I accepted a pretty odd job with who is my current roommate/landlord, which is how I ended up moving here.
The original terms were that rent and food would be covered in exchange for basically being their personal assistant, while also leaving me time to pick up part time work so I had cash inflow.
Took a little longer than I liked, but I found outside part time work toward the end of February, and by the end of March I was told we didn't have time for me to be able to have another job, and was forced to quit my other job on the spot (for fear of losing my housing).
Once again, I'm cooking and cleaning for this person, as well as helping them with anything they needed for their fairly successful online business, including shipping, customer service, and odd jobs similar to research and data entry relating to the industry (sorry to be vague here, but in the off chance they see this, I would really like to do my best to protect my identity because it is a fairly small and close knit industry).
I was told I can't be actually paid, but as an amendment to our agreement, they said they could let me use their credit card for whatever I needed (which honestly ended up not being super true in the end).
I am essentially in a position where I have to ask someone else to do ANYTHING at all at this point, and I asked to take an entire day off (which would be literally my first day off since I got here in January) to spend it with someone I met here, since given the conditions the last month and a half have been a lot, and incredibly suffocating.
They said yes, then about 8pm on the day I was told I was allowed to be off, they texted me and informed me they didn't believe our arrangement was working for them and they have packed my things and will leave them outside and have changed the locks.
I asked if this would include the things that were purchased for me in lieu of actual payment, and was told they would "reimburse" me for the things instead. I told them simply I am not able to come at the moment, because I am not able to get back there.
I have only been paid monetarily sporadically or have had tips they collected in my name from their customers dispersed only at their discretion, and every time I have tried to leave the house for even a few hours before this there have been issues.
As far as I am seeing it, though, I was fired/locked out on a day I received approval to be off from work, for not being at work (we work from the house). I have plans to speak with local legal aid first thing in the morning, but have been trying to do research independently and am becoming increasingly more confused.
Which laws has this person broken? I’ve been researching this tirelessly since I received the message and just need some advice/guidance about what I need to have and know to be prepared to deal with this situation legally.
I feel like the internet is leading me in 17 different directions here.

I am suing a previous employer due to wrongful termination, unsafe work conditions, which I reported and was ignored, resulting in the unsafe conditions affecting my own health for over a year. I can only say so much, but I have a strong case because all communications were documented and even though the employer lied, state agencies investigated their statements and found them to be not true. They lied and said that I quit when they actually fired me for voicing my concerns and reporting them to the facility DR, as a am a healthcare professional and patients had a specific disease, very contagious, which they refused to acknowledge even after I showed proof. They fired me for reporting this despite the patients being sick and needing medical treatment, and to not report this would be against the laws set forth for my specific license.
Anyways, I’m having trouble figuring out how to draft the intent to sue letter without going into great detail. I understand I need to furnish some type of proof, which I have a lot, but I keep saying too much, or not enough, and I’m going in circles at this point. I have medical records, records from state agencies, and proof in emails/messages that they recklessly sent me not thinking anyone would consider taking legal action, where they are blunt about firing me and the reasons.
I know I have a strong case, and I am unsure of how to draft my intent to sue, and also lost as to how much I should ask for. This condition caused me to be unable to work for many months and I understand I can go through workers comp but they also wrongfully fired me and I don’t feel like jumping through hoops while they mess with me as they have private insurance. I quit my job of several years to work for this company and within a month was fired for doing my job and not hiding things like they wanted me to.
What type of proof is considered being efficient at meeting the burden of proof for a civil case in Ohio? How much should I include, and should my letter detailing the situation be separate from the intent to sue letter? Should I include all of my records? I want them to understand I have a strong case because I am sure they will be found liable by a jury if it goes that way. But, I’d rather just settle quickly because I am very busy and am actually studying for my LSAT as I decided to go a different way after my experience with this employer. It cost me about $5,000 out of pocket, lost maybe $15k in wages, and myself and family are still seeing specialists due to this issue. Though it seems as if we are nearly recovered a year later.
Is it reasonable to ask for $20k? What proof should I include, and how detailed should my explanation be? Should I address this to the company by their Ohio business name or their contact information/representative off of the Ohio business name search records? Should I include specific names etc? Thanks for any information you can give me, I know I’m asking quite a bit.

Best Song Of The Month Contest

Music Or Lose It hosts a monthly Best Song Of The Month contest at this musicorloseittv subreddit community. There is no cash or monetary value prize at this time. This contest is simply just for fun. Winners earn the enjoyment of being voted the best. Winners may cite the win in their biographies and social media posts.
The moderator (mod) is available to help music creators with the entry process, eligibility requirements, and deadlines. Music creators are allowed to contact the mod to ask questions about the contest anytime and mod will reply as soon as possible.
Definitions
Music creator: refers to a solo creator, band, group, choir, orchestra, or duo.
Brand identity: refers to how a creator presents themselves as an entertainer making music for the general public. For example, Simon & Garfunkel as a duo is one brand identity. Paul Simon solo is another brand identity.

Process & Deadlines

1) Discovery ◦ Each month, moderator keeps track of songs shared at this musicorloseittv community.
2) Notifying Music Creators ◦ When a likely eligible song is seen, the u/musicorloseittv profile or u/themusicfanman profile will notify the music creator of likely eligibility within the qualifying song’s post. The reply will indicate, “⏳ This song appears eligible for the Best Song Of The Month contest. Please provide the following information…” If the song is confirmed to be eligible by a mod, the mod will make a reply “🟨 This is confirmation notifying you that this song is eligible and in consideration for the Best Song Of The Month contest…” within the qualifying song’s post.
3) Determining Contestants ◦ The Music Fan man will evaluate all eligible songs by the month’s eligibility deadline. He will then at his discretion choose up to 5 songs to compete.
3) Finalists Post ◦ At this musicorloseittv community, the musicorloseittv profile will announce the top finalists (up to 5) in a post tiled “Contest: Best Song Of The Month Finalists (Insert Month & Year).” This announcement will be done in a post made 4 days before the final day of the month. The post will be made sometime in the morning. The songs will be listed within the post in a manner most representative of music diversity as determined by the musicorloseittv profile mod. All songs available on YouTube will be included in a playlist titled “Best Song Of The Month Contestants • (Insert Month & Year)” hosted by the musicorloseittv channel on YouTube. Songs not available on YouTube will be excluded from the playlist. The playlist will be mentioned in this post. The available playlist will help voters get familiar with the songs.
The u/musicorloseittv profile or u/themusicfanman profile will notify the music creators of qualifying for the contest in their post of the song. The reply will indicate, “✅ Congratulations. Your song qualifies for the Best Song Of The Month contest…”
4) Voting ◦ The “Contest: Best Song Of The Month Finalists (Insert Month & Year)” post will specify a duration of 3 consecutive dates during which music fans can vote for only 1 of the top finalists. Voting occurs by the voters making a reply to the post in the following manner: “🗳️ I vote for….” Failing to vote in this manner will result in vote not being counted. To best ensure vote accuracy, voters must not use the “🗳️” emoji anywhere else in the post’s comments section. Music creators may vote for another music creator yet may not vote for themselves. For music creators, it’s “word of honor” voting. The top vote earning song within these three days will become the winner.
‣ Community moderator profiles musicorloseittv and onesongoftheday will abstain from voting. Also, themusicfanman and any special judge involved will also abstain from voting - unless they’re needed to serve as a tie breaker, in the event of a tie preventing a clear winner. I’d like to start off saying that I’m not looking for critique unless you’ve read the full story, not just the TLDR. This situation is far more complicated and has been years in the making. If you want a rundown, I’ve put a TLDR at the bottom. I truly just need a space for me to type out my story and possibly maybe hear similar stories if anyone can relate. This is an extremely long post, and there’s a chance I ramble, so just as a warning
I’ll give some background before I say my case: I (22F) have been suspicious of my dad (50M) for the better part of my life. I have diagnosed anxiety and for the most part, I’ve thought my ideas and skepticisms on the matter as just intrusive thoughts. My dad and I have l always had a weird relationship. It doesn’t change how much I love him though. Even as I sit here today, I can’t in good conscience say I hate my dad. I love my dad. Even in his bad moments and questionable behaviors, hes my dad and usually my biggest of supporters. I think because of his bipolar nature it makes this situation so hard.
My mom and dad have been married for 25 years. Like I said before, they have four kids, both come from strict Catholic families, and share the same group of friends. On the outside, everyone can tell my dad loves my mom. He worships the ground she walks on, splurges on expensive gifts for her and is pretty openly affectionate. My mom, however, has never been vocal on her affections, inside and out of the house. Honestly, I can see how this affects my dad. Over the years, they’ve gotten shorter with each other, dad lashes out a bit more (something I’d say to remember as you keep reading), and will disappear into the night after a harsh argument.
I’d say this is where I start to get weird feelings on him. We all have a joint Life360. All of us, including our parents, can see where we are at all times. I’m fine with this, given at the time of this starting I was 20 and in college and I understand why a parent would want their kids locations. When checking the app, I started to notice my dad’s location being off at weird intervals of the night. If you have Life360, you’d know that it will tell you someone’s location has been turned off. Naturally, I’d ask my dad and he’d laugh it off saying his app was screwed up and he wasn’t sure why it was doing that and then 20 minutes later his location would be back on. Whatever, fine. The locations would only turn off around 11 P.M. on random evenings, usually when he was in town. He’d still throw the excuse that it was because he was just flying and airplane mode screws up Life360 (which isn’t true btw).
Anyways, I guess the meat of this story starts December of 2022. Dad’s anger is at weird levels. He’s arguing with my mom more and turning off his location. Me, being stupid, accused him of acting weird a few days before Christmas. Naturally he gets defensive and starts to say things like I’d never cheat on your mom, how could you accuse me of things like that, my phone is just wired. I’d argue back that I never accused him of cheating, just that he’s weird. That didn’t help my case. This is where his true character started to show. Threats of I’d cut you off from college (they pay for my schooling, car and phone), yelling at me for not showing respect for him, how he’s done so much for the family. After this argument I’d see him deleting no name contacts off of his phone after a conversation. I brought this up to my mom, and she tells me it’s probably work so I drop it. If my mom’s not worried why should I be.
After Christmas, we fly north to visit family since we’re the only ones down south. During our trip, he’d take my grandparents car (with their permission, these are my moms parents) to run errands for the Christmas parties that will be happening over the next couple of days. Once again, every time he’d go out his location would turn off. The tipping point for me was when he said he was going to fill up my grandparents car with gas. They live 5 minutes from a gas station. We had a reservation in an hour with his dad that we cannot be late to. My dad knew this. He was gone for an hour. Location off. He’s not contacting anyone, including my mom, on where he is. When he gets back, 5 minutes after when we were supposed to leave, he tells us all that there was an accident at the gas station and they needed him for a witness support. I shoot him down asking why his location was off and why he didn’t tell anyone this in front of my siblings, mom, and grandparents. They all laugh like it’s a joke but once I look at him he’s fuming. He tells me to get in the car so we can get to dinner.
Once we all pile in for dinner he screams at me, once again repeating the things he said before Christmas and how dare I accuse him of anything in front of his in-laws. When we finally parked the car and started to walk into the restaurant, he screams at me in the parking lot. My cousins and grandfather are standing outside watching him berate me in public. I’m 20 years old and he’s treating me like I’m 5. He told me he was going to stop paying for school and my rent this upcoming school year to teach me a lesson. I have never seen my father like this before, and true to his word, I paid for the first two months of my Spring 2023 school year. After some convincing from my mom, my dad texts me in March to not worry about the rent. I think after this is where I truly realize what’s at stake and what more I could lose if I try something like this again, and I never once verbally said he was cheating to anyone. Besides I had no proof.
In between this period, my mom and I have a huge heart to heart. I confess to her that her relationship with my dad is not something I view healthy, and I’m fearful that my marriage one day will look like theirs. I tell her I think she’s treated unfairly behind closed doors and she needs to step up for herself. She agrees but once I bring up divorce, she laughs and says she’d never in a million years consider that. She’d never get a divorce, and she kept reinforcing that. My parents are super Catholic, so I’m not surprised by this statement, but I feel like this paragraph is important to note.
Jump forward it May 2023. I’m off for the summer, in a limbo between end of the school year and starting my internship, so I’m back home. One evening my parents and I are watching a show in the living room. How we are all positioned makes it that my dad is in front of us. During a commercial break while my mom is getting water, my dad takes out his phone and starts texting, however it’s not on iMessage. It’s on Grindr. The only reason I know it was Grindr is because I have a few gay friends at school and I’ve seen some of their messages before. Honest to god, I’m shocked and paralyzed in my seat. What I’ve been suspicious about for the past half of the year is true. Just not in the sense I thought he was. Excusing myself to my room I go to recollect myself and reach out to two of my closer friends about the situation.
Over the next few months when I visit home, I start to document any instance I see him on the app or turning off his location. I have multiple videos of him texting people on Grindr. I’ve started to hint to my mom that something isn’t right and made out loud comments how weird dads been. Since last May, I’ve told my younger sister (F19) about my dad and showed her some evidence. She refuses to acknowledge the behavior and does not want to do anything about it. We’ll joke about it sometimes behind closed doors but when I bring it up to her today about telling my mom or talking to my dad, she gets fearful and thinks it’s stupid to do.
Which leads us to today. I am a fresh graduate from college. I’ve moved back home and am looking for work. And I know I’m being extremely selfish to everyone in my family for withholding this information. After countless talks with my therapist, she thinks it’s wise to not tell my dad or mom what’s happening, at least currently. Since I have been actually cut off from my dad and my mom has expressed that she doesn’t want a divorce and can’t really be bothered to look into the situation more, my therapist and a few of my friends agree to wait until I’m financially independent and moved out of the house. I think about telling my parents everyday what I know. But then I think of me, and my three younger siblings (the youngest is 13) who are still living at home, and the fact my mom is financially dependent on my dad. And I think the worst part and it makes me feel awful for even typing this, but it feels a bit easier to cope with this because my dad is exclusively talking to men. He’s not cheating on my mom with other women. My sister and I over the holidays looked to see if he had any of the other dating apps and we found nothing.
Honestly, a lot of you all might have read all of this and may still think I should tell my parents asap. Or question why I’m still waiting. I think I’m scared. I think I don’t want things to change. I don’t want to be blamed at or remembered as the daughter who ruined the **** family. I know it’s my dads fault and it’s not on me, but I’m scared I’ll truly lose my dad if I bring this to light. I’m scared my moms life will be flipped upside down forever. I’m scared my younger siblings will resent me for ruining our family and their cushy life will be lost.
I just needed somewhere to write this all down. I needed to get this off of my chest while I sit in my childhood bedroom. I’ve never felt more trapped and guilty in my life. It’s easier to forget that this is happening while I was at school, but now that I’m home, it’s harder to ignore. If anyone has any similar stories I’d love to hear them. There’s a lot more I’m leaving out so if there are questions I’ll try and answer them.
TLDR: was suspicious of my dad for cheating back in 2022 based on some behaviors and was cut off for two months when I asked what was up. Now I know he’s gay and is cheating on my mom and has been for maybe years. Mom doesn’t seem to worry/care about his behavior and Dad is still creeping around. Now that I’m back home the guilt of not saying a word to either of them is building up but I’m scared I’ll lose my family.

Not sure if this is the right sub but…
I bought a condo about 10 months ago. I’m on the second floor, and the unit below mine is being rented out. The tenant downstairs told me that my condo is leaking onto their ceiling and asked if I could avoid using my shower until it’s fixed. He asked if I had a leak, and I mentioned a leak in my faucet (which is actually a leak in my showerhead that has nothing to do with their issue).
Then I get a message from the owner of the condo downstairs saying, “the tenant, told me you're aware of the leakage coming from above. I'd like to know what's going to be done about it. Thank you.”
I’m friendly with the tenant, and they mentioned that the landlord has fixed a leak there in the past.
What am I supposed to do here? - Pay for a plumber to check my condo (even though there are no visible signs of leaks)? - Tell the landlord to have his own plumber check it out?
I haven’t called a plumber yet because the tenant told me that a plumber checked my condo for the same leak with the previous owner before I moved in, and they never find any issues. Any advice?

My dad's been a lamdlord/property manager for almost 30 years and I always had to help him with maintenance growing up so I could learn different skills. Seeing how he treats his tenants versus how other landlords treat theirs is ridiculous. I moved out for school on April 1st and my new landlords were the typically really great sounding company online and on paper, then the longer I stay here the more issues I have. A few weeks ago I got a letter in the mail saying my gas would be shut off in 14 days because the bill hasn't been paid in like 6 months. I was immediately frustrated and called the guy I assumed was the property manager because he's the only person from the company that I had ever met. He then asked me to forward my message to the property manager so she could look at it. So after a month and a half living here I finally got the phone number of the manager. She then tells me that they will take care of the problem. Fast forward 2 weeks, I get home from school to find the gas company van outside my house ready to shut off the gas. He explained that the bill still hadn't been paid. So I called the manager and she told me that I actually needed to transfer the gas into my name in order for it to get paid. So rather than telling me this on the day I moved in, they waited until the gas was shut off to tell me. Now for like 4 days I haven't had heat or hot water. The best part is that she told me I'm actually responsible for the gas bill and the water bill as well when it charges quarterly. When I signed the lease and moved in I was told I'm only responsible for my rent and electric while everything else was included. So they lied in the lease and straight to my face about it. TDLR: Three dogs live by themselves, no humans, in a house next to me. They get out of the fence, are only visited 1-3 a day, get out of their backyard, and are sometimes left outside for extended periods. The owner is a bit hostile, to say the least. What is the best agency to contact to help these dogs?
Next door to me is a duplex, now being turned into single family home. Before the renovation, the landlords daughter "rented" one side and my friends rented the other. The daughter never moved in with her son, but their three dogs did. I don't remember when they moved in, but it's been awhile. They drop by 1-3 and her son feeds them (she sits in the car). Well, since my friends moved out they are selling an renovating. They are let out only a few times a day, but even worse is sometimes they are let our long periods of time. I think the backdoor may be open or easily opened by the dogs. As I type this they're sitting outside and have been for at least 10 hours. One time one got into my yard (and ruined an amazing high). I tried to call the cops but was on hold and managed to get the owner's number plus here mom's (from my friend). I called both, no answer. I texted both and said hey you're dogs are out, please fix this before I have to call the cops. She came but sent me a long text berating me for daring to call the cops (how dare I care about her dogs more than her). So we have a rocky history regarding her dogs. I've had to text her a few times since to say that her dogs were out in the street (IN THE RAIN ONCE!). One even started to chase a biker. What is the best agency to contact to help these dogs? This has gone on for far too long. I should have done something sooner, but I didn't the landlord to retaliate against my friends.
The entire situation, beyond the dog, of the duplex, past tenets, my friends, their eviction, and some other shady shit is wild. I'll be glad to get them all out of my life.

Help!!
Moved into a townhouse in March. A week later one of my neighbors told me that there is a security guard that comes at night between the hours of 12am and 4 am looking to tow peoples car if they don’t have a parking decal sticker on there car and to ask my landlord. I immediately texted the landlord asking them about the sticker, she told me she has never heard of that and as long as I was parked in my assigned parking spot I would be good Each house has 2 parking spots with the house number on them. 2 weeks ago I wake up to a violation sticker on my car saying contact property management because I didn’t have a decal sticker, after walking around the neighborhood and asking I finally was able to find out who the property management was, when I get there I was told that in fact I was living in a HOA community and the landlord was supposed to get permission from them for me to move in as well as a 150 dollar application fee. Now mind you my lease state nothing about a HOA and I also have the text from the landlord stating she didn’t know about the parking, so when I told the lady this she told me it didn’t matter if she didn’t inform me I was to pay the fee or I won’t be able to park on the property I’m paying 2800 a month to rent. The lady also told me there is no repercussions for the owner. It falls on the tenant.. how is this legal????

I have been without hot water for going on 6+ days now. My landlord seems to have mysteriously forgotten how to communicate, even though they sure know how to dig up my cell number when I’m late on rent. After a multitude of maintenance requests and non-returned voicemails to their office, I started turning to social media to get their attention publicly. I haven’t kept up with my LinkedIn at all since joining grad school, and this is my very first post. I wasn’t sure how to add photos to the post, but I left 7 photos in the comments with proof of the situation and lack of response.
Do you think publicly shaming them on a forum that I know will cause them to react is acceptable in this situation? Or have I turned into a LinkedIn Lunatic?

Hi all, thanks in advance. In California, my wife and I have been together for 19 years. We own our home and my disabled mother rents a studio apartment built out of the back. 3 weeks ago my spouse and I got in to an argument. When we argue we have agreed to have separate sections of the house, she gets essentially a 1 bedroom apartment that has been sectioned off and holds all her clothes and things. During this argument she intentionally burst in to my section of our home, physically attacked me, sat down on the ground and would not leave when asked. The only proof I have of physical attack is a ripped shirt from the evening.
There have been many times where she gets upset, either because of a large fight or a small misunderstanding, and she disappears for weeks at a time. She blocks my phone number, refuses to discuss the home we own or pertinent life stuff. She will show up at the house unannounced despite us agreeing to communicate so we won't be here at the same time, she comes in to my space without letting me know despite us building an apartment in the back of our house specifically for her use. She physically attacks me sometimes, she will scream over and over at the top of her lungs that I am physically abusing her when I am multiple rooms away (as an intimidation tactic, I'm sure the neighbors can hear it). She blacks out during our fights, she's admitted this, but then accuses me of things I haven't done. When I ask her for when such and such happened she won't discuss it.
It's not a good situation and she shouldn't be here but my dilemma is that this time she waited for me to leave the house for an out of town trip and then took $8000 of the $9000 we had without telling me. This locked my card and left me stranded. The specific amounts she chose to take were my unlucky number and our anniversary date is what she claimed she left in, intentionally vindictive. Since then she has refused to discuss an amicable split of things (I've given her an itemized list with my thoughts on each item). She says she won't pay any of our bills or confirm if or how long she plans to give me cash to live on or move. I am currently not working, she is the sole supporter and has always made a substantial amount more than I.
She took our only running vehicle and refuses to return it or come up with a plan for us to find her a reliable vehicle. This car isn't registered, last was out of state, it won't pass smog here, and needs a lot of work). I can't spend the little bit of money I have fixing one of our cars until I know she isn't going to take it. I have lost work because I don't have a car to get around.
She has told me her plan is to let the home be foreclosed on and she won't be coming back, that I am not allowed to rent the attached open adu/apartment that is in the back. She sent me a sale estimate from our title company, it shows we would need to at least spend $30k to sell our home outright, but has not addressed where this money will come from. I have asked numerous times for her to provide the lawyer benefits info that her work provides for both of us and she won't send me it despite telling me that she is represented through the same service. She even told me last night she had thought about taking our two cats out of our home and when I said I wasn't comfortable with her removing our pets to a friends house she is staying at with an address she won't share she told me to "Fuck off" and won't confirm she won't remove them.
She has simply said that she does not care, she won't be "taken advantage of" and that she is forcing me to stay in the home until the bank sends the sheriffs to kick me and my severely disabled mother out in to the street. If we go through with the divorce, from what I can tell, she can request for the judge to force a short sale on the home if I can't refinance in my name alone, which I can't. We spent our life savings last a little under 2 years ago buying this home, I have absolutely no desire to become a renter again and give it up. I am hoping she starts being reasonable but I can't rely on that, and I absolutely can't trust her. She keeps telling me we will "talk about it in front of a judge" but won't say when she plans to file for divorce. She is dragging this out as long as possible and taking my resources so I can't protect myself or pay for the home and obligations we both agreed to.
The only plan I can see is to present my case to a judge for a domestic violence restraining order. I would ask for temporary control of our property, namely the home. I'd also ask for at least half of her income until our divorce is finalized, with the judge deciding what the final spousal support split would be at that time. From what I understand I can ask for her to continue taking care of the bills she covered and that's all of them (I don't want her to be without what she needs financially though). I would ask for her to not be allowed with a certain distance of me or our house, I am worried she will take things, threaten tenants, etc. She has already told me and my sister that she is going to our home to serve my mother eviction papers, and has asked multiple times for me to do so. This has all happened in a very short time and I have been very reasonable with her and willing to work on a plan.
Any ideas thoughts or suggestions? Thanks, I really don't want to do any of this but need advice since it looks like I might have to.

Backstory, I let this random stranger move in with me with no lease just a verbal agreement under the table. He has a 4 year old daughter and a junkie baby momma/healthcare worker. He is a ex drug addict, admitted to me that he was addicted to fent. Over a year ago I used to sell small amounts of weed. He asked me for cocaine verbally his first week here in my apartment. About a year ago, he allowed me to sell his baby momma a 8th of mushrooms. I got a full time job and stopped selling weed and other drugs last summer, since then I have been getting clean money working a very dirty job changing oil. I was more like a middle man than a actual drug dealer. My roommate and I are not on good terms anymore. I took him to court for a 50b restraining order because he got violent with me over some dirty dishes and messed my wrist up smacking dish soap out of my hand. I lost in court because he claimed he stood his own ground in front of his daughter. Mind you I am a black male from NC and he is a white man from Florida. He has refused to pay rent the past two months. After I lost in court, I went to the leasing office and told them that he was living in my unit for over a year. The apartment complex told me I can't move out until he is gone. They also told me that because I am a good tenant and I pay the rent that they will not evict me. They only asked that I give them a good Google review. The leasing office told me to tell him that they know he's there and lie that they are going to kick us both out. They basically told me to try and scare him to get him to leave. I gave him a 10 day notice to pay or leave and I have also given him a 7 day notice from the day rent is due that his lease/verbal agreement through me is being terminated. He has been on a month-to-month lease through myself.
I don't want to sue him, I am simply trying to get him to leave before the eviction process starts. Legally, he has claimed residency at my home. He keeps telling me that I'm about to get locked up. He claims I stole money from him. We have been splitting the electric bill. During the months of December, January, and February he did not pay rent. He paid me back $1500 during march when we got our tax returns. During the months of DecembeJanuary our electric bill was $133 for the two months. He was short on rent and he sent me $150. I used that $150 to pay off our $133 electric bill for Dec 13th - Jan 12th. He's claiming that I stole the $150 even though I have record that I paid the bill. I let the electric bill stack up over two months because he already owed me rent for the month of December and January. I got record of the money he sent to me because he sends me money through the Zelle app. I spoke with law enforcement today if that's actually considered stealing and they said no.
Lastly, I was doing dishes one morning while his 4 year old daughter was outside in the common area, my roommate is a artist and he makes raps and produces beats. He lets her watch tv in the common area unsupervised. His daughter started undressing herself in the common area while I was doing my dishes and I didn't even notice until I finished my dishes. Now he's calling me a pedo even though I never even touched his daughter.
I don't have any narcotics or drugs in my apartment. I'm filing for his eviction in a week. Can he really set me up with the PDF allegations even though he has no proof? Or the 8th of shrooms that was sold to his baby moms with his consent over a year ago? Or with the allegations that I "stole" the money he sent me through Zelle when he was behind on rent?

Hello,
My husband has a med card for chronic pain. When we started renting our current home, the landlord specified that weed was not to be smoked in the home and we agreed to this. We have been abiding by this. Honestly, we like and respect our landlord as a person and want to respect his wishes. Husband has been sticking to gummies.
However, lately his pain has been so extreme he can barely move. He can't walk and has been missing work. He says that smoking it is much more helpful for his pain but has still been avoiding it out of respect for our landlord. At this point his suffering has been so overwhelming that I feel he should just do what works for him. The question is, if he was smoking in the home for purely and legitimately medical purposes, would we be legally protected, even though smoking in the home is prohibited in the lease? Hi! I am living in an apartment that I suspect should be rent stabilized, but is not (landlords require rent payments in cash, I doubt they report the income or keep up with stabilization requirements). Apartment is 6 units, built in ~1900, and landlord occupies one of the units.
I would like to request my rent history from https://portal.hcr.ny.gov/app/ask . However, my landlords live in the building. There are no mail boxes. Landlord sorts and distribute mail. I am curious if the envelope is clearly marked as a rent history inquiry? Are they likely to know I am investigating this upon seeing the envelope? Additionally, is there any chance of them getting in trouble for tax evasion as a result of my inquiry?
Possibly relevant info: been living in the apartment for ~4 years. No rent increases, rent is quite reasonable for the area. Had a lease my first year, but they opted to default to month-to-month after that year elapsed. I've had some issues with them as of late (they are forbidding overnight guests well under the 30 day law, and it is never more than one guest -- my out of continent partner visited once for a week and they said it was unacceptable). So, if it is stabilized, I would love to have the security of knowing that. But if it isn't, I don't want them to see the inquiry, get upset, and use that as reason to terminate my rental agreement. Appreciate any/all advice!
