Its aesthetics will always change to represent what you interpret as an environment of perfect serenity and 'oneness', and a significant time meditating in this space will help you reach an intrinsic understanding of the self and how your experiences can define you. The past cannot always be changed, but the present can forever be gleaned on... so that the future is always one of your design. You can, if you like, plant a few small plants in your Garden as well. Any plant inside the garden will always be in the full flush of life.
Biosphere [200/400 CP]
The body is but a vessel of the mind, with one changing as the other does, constantly learning from what it experiences and accomplishes. It is only natural then, that the experiences of those around the body will likewise help shape it. To gain the perspective and change you desire, your environment must reflect that. For this meager price, your Warehouse has gained the properties of a Biosphere; self-contained, but controlled. The walls and ceiling can be made 'open', to make it appear as though you were in the middle of an open field in the summer, or a cliffside as the night sky illuminated the plains. While you cannot store anything outside of the Warehouse boundaries, and you will always be aware of these boundaries... the weather and the environment around you shall be in your control, with even simulacrums of wildlife that may fly around. Perhaps by expressing your mind in here, you can begin to understand it. The higher price unlocks the Biosphere Supplement and grants you 800 BP to spend there instead of the default 600.
Tree of Life Sapling [400/0 CP]
You have managed to obtain a fully viable, albeit fairly young Tree of Life. It produces both bark and, once a decade, six fully viable fruits that will (if left on the tree) mature to seeds. Each takes a hundred years to become a sapling, and a thousand years to reach full maturity. The sap is incredibly deadly, so it’s a good thing the flesh of the tree is all but impenetrable to anything short of divine weapons. If you purchased the Meditation Garden, the Sapling will initially be planted there. If you did not, it will be planted in a small reflecting pool attached to your Warehouse. Those who eat the fruit of the tree of life can live forever in the prime of life and free of all disease, gaining the effects of the Perfect Health Perk above.

Biosphere Basic and Freebies (Free)
Note: Main island is 64km diameter (3217 sqkm area - basically the same size as the county I live in) , 2 islands are 16km diameter, 3 islands are 4km diameter, etc. "World" zone is 25,736 sqkm area (181km diameter)
The Sphere is divided into an inner “Land Space” World and an outer “Air Space” Shell. If the World expands, it does not increase the thickness of the Shell and vis versa. The sphere is always a perfect sphere.
The initial World is 1 km from edge to edge and contains your base island. The Island is 1 km in diameter. It is mostly circular, with an area of 0.785 km2. It is 200-250 meters thick and all jagged on the bottom. The World is a sphere, though the half above “sea level” is likely to be largely full of air. It is exactly as tall as it is wide. Your warehouse is always at the exact center of the World’s horizontal axes, though it can be raised or lowered vertically if you have the means.
The initial Shell is also 1 km. This means it is ½ km give or take, from the edge of your initial island. If you fall off the edge of the island, you will fall to the bottom of the sphere and need to get someone to come and get you if you cannot fly. Building within ½ km of the outer edge of the Shell is prohibited.
Gravity is Earth normal.
Biosphere Day Cycler [Free] - Now you can run your Biosphere through a day night system.
Utilities [Free if you have them from the Warehouse or Housing] - Electricity, Intranet with wifi (will only connect to outside data net if you have that upgrade), Running Water (Fluoridated or not, your choice), Sewage System, AC & Heating to all buildings.
Basic Pollution Scrubber [Free] - This pulls all incidental contamination out of the atmosphere of your Sphere.

Your Island is now 64km in diameter / 3,217 km2 in area. The thickness increases to 1600-2000 meters. Your World expands to contain this respectably sized landmass.

Instead of just being surrounded by air, your Island is surrounded by water. This water is freshwater and drops down to the bottom of your island, but only has a seafloor for the first 100 meters in all directions. It does not have tides or waves and has no flora or fauna. This ocean extends out to within 1km of the walls of your sphere, including down. Requires at least Snowball in Hell.
Biosphere - The Seafloor [20/470 CP]
The ocean around your islands now has a seafloor that extends out as far as your ocean does. It gets progressively deeper the further from land it is, down to within 200 meters of the bottom of your thickest island. Requires The Ocean Not So Deep.
Biosphere - Ocean Life [20/450 CP]
Your ocean now teams with freshwater plants and fish, shellfish, and bivalves. Nothing poisonous or dangerous exists in this environment naturally, but you could import it if you like. There are no marine mammals, but you could bring those in too if you like. The native species are self replicating, even if fished to extinction. Requires The Seafloor.
Biosphere - Weatherworks [15/435 CP]
Want to do a spot of sailing or just like a breeze? This machine makes the wind blow. There are now heavy updrafts for you hang-gliders. There are now big white fluffy clouds floating around inside your Biosphere. You have complete control over weather if you have the Observation Deck.

Biosphere - Floral Universe Creation Kit [20/355 CP]
All the endless grass getting to you? This machine can create forests, jungles, savannahs… you name it. Plants grown with this machine grow 1 meter per day and each machine can create up to 5,000 cubic meters of living plant matter every day. This system can generate 10,000 different species of plant and adding a new one simply requires a genetic sample. Only natural plants can be generated. The machine can be removed from your Biosphere for up to 7 days before needing 28 to recharge.

Nothing this machine generates is overly dangerous or a pest species, and the system automatically keeps everything in check, even if you’re a dick to nature. To add a species to this machine’s databank, you must have at least 50 different genetic samples of that species. Only natural animals can be generated.

Each machine can generate and maintain up to 50 species of large (500kg or smaller) animal life, both terrestrial and aquatic. (I’m a lawyer, not in practice, not in Maryland)
TL;DR—if a divorce decree and a will conflict as to the disposition of personal property, does the divorce decree control?
My husband’s beloved uncle passed away on April 3 of this year. He lived in Maryland and has a house there. The whole rest of the family lives out of state.
Probate has not been opened yet.
Uncle has no living children and named my SIL as his executor. The original will is recorded, executed in 2018. Uncle’s EP attorney talked my SIL through the probate filing process and seemed reluctant to rep her; I am in the process of finding her some names (if you practice in Prince George’s County, I’ll pass on your info). SIL is dedicated to doing things above board, as you’d hope.
Uncle was divorced from Ex in 1991. The portion of the divorce decree that has been emailed to me states that personal property was divided to the parties’ satisfaction and that all the remaining property inside the marital residence belongs to Uncle, but that in the event he predeceases Ex, all of his personal property is hers (that is a wild thing to let a client agree to imo, but admittedly not my wheelhouse).
Uncle’s will states that the real property/home at his address goes to Ex, but that personal property and residual estate go to my husband and SIL evenly.
The home was conveyed in 1972 to Uncle and Ex, husband and wife as TBE.
We all live far away and have been unable to get up there because my MIL (Uncle’s sister) is very ill, and my SIL has kids in elementary school. We were planning on doing a preliminary sorting of Uncle’s personal property the weekend of June 1, which is Uncle’s celebration of life, with the aim of getting things cleaned out so Ex can take possession of the house as soon as she’s legally able. But if the divorce decree controls, I guess the whole kit and kaboodle need to be left untouched.
Additional complicating factor is that Ex has a certain sovereign citizen air to her. My SIL had to do some internet sleuthing to find Ex, who went no contact with most of Uncle’s family some years ago.
Ex must have gotten wind of Uncle’s death, because she called my SIL this week ranting about how that’s her house, it’s been in her family for generations (it hasn’t) and nobody will keep her from it. SIL saying “we just need your address for the probate so we can deed the house to you” was met with “I don’t need a piece of paper to get what’s mine.”
Ex lives in rural Virginia, we think. We know Ex tried to have the locks changed on the house while Uncle was still alive and physically present. The locksmith got done with the front door, and Uncle wore hearing aids and didn’t realize he was there until he started working on the back door. 😳
So, with the understanding that Ex is going to fight with SIL (no matter what) even though their goals are aligned, what document will likely control, so we can set expectations?

2024.05.19 16:23 Dull_Independence_ Information on HOA restrictions [AL] [ALL]

I posted last week discussing our neighborhood wanting to start an HOA. To recap our neighborhood use to have an HOA and it was dissolved and all restrictions were dissolved(I have paperwork on this).
I went to the county to get the paperwork on my property. I got my deed and a couple papers from the HOA in the past that were filed at the county.
My question is: on my deed it says I have restrictions but, the dissolution of the HOA said all restrictions were released. Am I still tied to these if the HOA starts again?

Sister Bay Baptist Church Was 'Swedish' Until 1934

The origin of the First Baptist church of Sister Bay dates back to the 1860's when a Sunday school work was begun in their pioneer home, by Anders Seaquist. He and his family had at first settled in Marinette, Wis., upon their arrival from Sweden, but later moved to Door county, where they had secured land near Ephraim.
As a believer in the Lord and His word, he saw the need for Christian teaching among the settlers' children. Through his efforts the Sunday school he established was held in the various homes in the settlement and gratefully received by the Swedish settlers.
The Norwegian settlers already had two churches in Ephraim, one Moravian and one Lutheran.
In 1873 the arrival of John Anderson and his family from Sweden, proved to be a great blessing. Anderson was a lay preacher and he gladly joined his efforts to Seaquist's work which was now extended to include a preaching service.
Life for these rugged pioneers was hard but their faith in God was strong. They were grateful for the freedom they enjoyed as they gathered for their services of worship.
Small churches were being organized throughout the state, under the leadership of a Rev. A. P. Ekman, a missionary from Swedish Baptist General Conference of America. In the summer of 1877 Rev. Ekman visited this area and encouraged these scattered countrymen to organize themselves into a church.
On July 19, 1877, the formal organization of the Baptist church was completed with Rev. Ekmans' assistance. This meeting was held in the log cabin home of Hans Gunderson, a school master from Norway. Although he was not a man of the church, he was glad to see church work set up in the community. Historical records state there were 14 charter members namely; Anders Seaquist, John Anderson, Mrs. Maria Anderson, C. P. Carlson, Mrs. Lovisa Peterson, G. J. Johanson, a Mrs. Johnson, Aaron Peterson, Thom Peterson, Mrs. Sofia Seaquist, Mrs. August Erickson, Oscar Anderson and two unrecorded names.
These few dedicated folk formed the nucleus of our church. During the first few years John Anderson continued as lay preacher and Anders Seaquist as S. S. Superintendent and as secretary of the new organization.
As the work grew it became evident that a pastor was needed. In 1881, the church decided to call as pastor, a Rev. Wassell recently arrived from Sweden. He agreed to come to Sister Bay to look over the field and decided to accept the challenge offered to him.
Duo to the small struggling congregation, the pastor's salary was understandably meager, therefore Rev. Wassell found it necessary to help support his family as a part time farmer. As the congregation continued to grow, the church was able to assume the pastor's living expenses with the help of the American Baptist Conference. Rev. Wassell, a hardy man of God, continued as pastor of the church for 25 years. During his pastorate, services were held at Ellison Bay, Newport and Baileys Harbor.
In 1882 the first church building was erected on the present site of the church. The land for this purpose was donated by H. J. Wiltse, grandfather of Glendon Wiltse, the present vice chairman of the church. A community canvas preceeded the erection of the building. Due to the scarcity of money, many willingly volunteered work in procuring materials and in the construction. Simple in design, a large room with wooden benches, an enormous wood stove and kerosene lights, it however served its purpose until growing numbers literally pushed out the walls and made an addition necessary in 1902. The first parsonage was built in 1905; Rev. Wassell was still the leader when these improvements were made.
One of the problems that eventually came up was the question of language. The Swedish tongue had been used exclusively but it was now realized that a common language was necessary in order to [meet] the needs of a growing community of different nationalities. Seeing this need, Rev. Wassell resigned in order that a man more conversant with the English language might be called.
Rev. L. J. Olson took over the pastorate in 1906 and under his leadership plus other succeeding pastors, the Swedish language gradually gave way to English and the work has been extended and enlarged.
The present church building was erected in 1916 to accommodate the increasing congregation. Additional Sunday school facilities, an enlarged basement and other improvements were added in the thirties. The most recent remodeling was done in 1959 and included a pastor's study and a modern kitchen.
During the early years a German American Baptist church had been in existence at Newport for many years but had disbanded. In 1907 it was decided to establish a Mission work at Newport among the Scandinavian people. This was carried on in the rented old church building which was later purchased. A new church building was erected at Newport in 1924 and 4 years later in 1928 the Mission was organized into a church with 36 charter members.
As early as 1903 the church had a library it was reorganized and enlarged in 1944-45 and is added to year by year, filling a definite need for both children and adults.
The Sunday school work has continued faithfully through the years. Classes are held for all ages and the present membership is 215. C. P. Carlson was the superintendent following Anders Seaquist and others in succession have been;
J. P. Gothin, C. Palm, A. Magnusson, C. Wassell (All short terms); Axel Anderson served 29 years and 4 months; John Seaquist served 35 years; Leonard Peterson served 2 years and Winfield Anderson served since 1955.
Another activity is the Daily Vacation Bible school which has been conducted for two weeks each summer since it was started by Pastor Sanders in 1934.
On Feb. 19, 1934, the name of the church was officially changed from Swedish Baptist to First Baptist church of Sister Bay.
The church was happy to participate in the organization of the First Baptist church of Sturgeon Bay, In Feb. 1943 and endeavored to aid them financially when necessary.
A momentous decision was made by the church at New Years 1948, when it was decided to assume the support of a missionary family to Japan. Rev. and Mrs. Francis Sorley and son were assigned to us. The following year, on Mar. 22, 1949, the church assumed partial support of Dr. and Mrs. Charles Merchant and family, missionaries to Assam, India.
The ministry of music has always had a large part in the development of our church. We have been blessed with many and varied musical talents which have added much to the effectiveness of the work. A mixed choir has sung more or less regularly through the years. The first male chorus disbanded in 1943 after 25 years; however another male chorus was again organized in 1950.
Other organizations in the church are: Ezra Bible class; King's Daughters' class; Mission circle; Senior Fellowship group; C.Y.F. (high school age) G.M.G. (grade school girls); A.W.A.N.A. (grade school boys). The present membership of the church is 255. The Sunday morning worship service is being broadcast over WDOR for the 6th consecutive year.
Over 84 years have passed since the church was organized by a few persons who banded themselves together to promote their own spiritual growth, but who also had a vision of the need for spreading the gospel.

2024.05.19 00:40 Obvious-Pin-3927 Anyone do their own quiet title actions without a lawyer?

I am just a small, Tiny investor. Right now have 2 tax deed properties (just land or collapsed houses). I have done one of my own quiet titles, but it has been 20 years, in a different state. The properties that I have now the owners died, and the families did not file for the properties and it is past the window for probate to be filed. Apparently, the deceased must have owned money and no one wanted to take it on, although their are no liens on the properties otherwise they could have filed for a heirs deed.
Of course I need to look at the legal process, but from what I remember. I pay for a complete title search. File a lis pends that has a complete legal description have it served to all heirs that are spouses, siblings, and children, check bankruptcy records and county and state records for anything about the person. Anyone remember anything else? The first thing I am doing is getting a survey to make sure that I have the right property, CUZ DUN DID THAT MISTAKE ALREADY.
I have successfully gotten 15 properties via tax auctions over the last 25 years.

Good day,
My partner and I recently got married in Alberta, and when we were signing the official documents, she noticed an error on her place of birth (POB). She is originally from the UK, but is a Canadian citizen. The POB noted on the license is an adjacent community, in a small UK county, but still technically incorrect.
As the ceremony has already occurred, can anyone offer any insight into the repercussions if we just go ahead and file for our marriage documents as is, or the steps I need to take to remedy.
We have spoken to a Registry Agent in Alberta, and they were no help. They didn’t know what to do next, and they did mention in their eyes, if we filed for the documents, it “shouldn’t” matter.
Just looking for a more firm opinion.

This is as far as I can tell, a very odd situation that I can't get a straight answer to yet. I've been calling around to law offices already, and haven't been able to even schedule a consultation yet, but might have to go this way.
I'm hoping a Texas based lawyer (not my lawyer, I know) might help me with some thoughts on what I need to file with the county clerk.
The situation is this: My wife, for the longest time went by her middle name, to the point that her TX DL and our own marriage certificate only has her middle name used as her first name. Our original homestead deed, with a lien (under finance and not paid off yet) has her middle (that she used as her first) name on it.
The problem is that we purchased additional, adjoining properties after the Real ID act took effect and she had been forced to correct her SSN card and DL to reflect her first, middle and last name. I should also point out that, possibly due to a clerical error, her first name on her birth certificate is not spelled the same as it is on every other legal document including her DL and passport. So, these adjoining properties have my name etux her new "legal" name different from the original homestead.
Per Texas law I know we are allowed to have all contiguous properties included under the same homestead exemption. However, because her name does not match the name on the original homestead purchase (the one still being financed) the county will not allow us to merge these separate accounts under one homestead exemption umbrella.
I have two ideas here, but wanted some feedback: The first is to file a notarized correction deed form with the county clerk on the original homestead so that everything matches, but since that is the only property still being financed I'm not sure how that would work. The second idea would be to have her sign a quit claim on all properties and then add her back afterwards. Adding her back might also prove difficult, but we have been married almost 30 years and there may be other options I'm not aware of.

Hi, I am hoping somebody could give advise as I’m not getting it very quickly from my solicitor.
We are in the process of buying a house, our house has sold and just going through the process. Took a while as our vendor could not find the deeds.
Latest bombshell….
Enduring Power of Attorney’s prior to the 1st October 2007 could be used but they do have to be registered with the Office of the Public Guardian but any Enduring Power of Attorney’s made after the 1st October 2007 are not valid to use for a property sale. This particular Enduring Power of Attorney is dated 1st October 2007 and I am not therefore certain that this will be accepted by the Land Registry. I have asked the sellers solicitors to come back to me with a response as soon as possible but I must advise you that registration of an Enduring Power of Attorney can take a period of time and could be a number of weeks before they would be able to get this done
Could this be valid? As we don’t want to lose our buyers and there could be a 20 week delay on top of 16 weeks where we are now

My son was convicted of possession CP in Western District of Missouri. He served 6 years in Fed and is in a HWH in Leavenworth County in Kansas. Will restrictions be less and easier to live with if he moves to a county farther from Missouri (so as to live with Kansas Registry restrictions) rather than Missouri restrictions? He’s considering Lawrence Ks. but it will also be more difficult to find a place there than Leavenworth. Does anyone know if it’s worth the extra effort to find a home there? Thanks in advance for any advice.

I'm a fresh graduate of an community college where i graduated with a degree in gis. I live in the middle of nowhere in rural upper midwest. The county was hiring a gis analyst and i was the only applicant. I got hired and promptly started to learn plss, 911, deed work, etc.
Problem was my predecessor kept the authoratative parcel geodatabase data on a usb drive plugged into the computer. I pulled it out on my first day without ejecting and corrupted the usb. Bosses are asking me if I've found the parcels and when i can send the updated parcels to the various stakeholders who we usually send it to. I'm shitting bricks. How do i get it back?
