2024.06.02 21:05 MurAmCon Currently have a lawsuit against homeowners insurance to fix roof, can we sell the house before it's settled (FL USA)

So we had a hail storm come through April 2023 and damage our roof. There's no leaks but it's visible damage, the roof is also old (20 years) so I'm assuming that's why the insurance denied it. Roofing company said "yep it's damaged, make an insurance claim". Insurance inspector said " there's no damage, we are denying the claim". Hired a public adjuster who said "there is absolutely hail damage". We hired a lawyer, the insurance company came back with an "offer" that was total bullshit. So we have submitted a suit and are currently waiting on insurance company to file an NOA.
In the mean time we've decided to sell the house, for a number of reasons. Just tired of bullshit like this. As I said the roof is 20 years old and the AC is also on its last legs, and we can't afford to fix it all, so we will be listing the house "as is". My realtor was worried that it's possible having this issue in court will mean the title won't come back clear. I asked my lawyer about it and she responded with the following:
"it won’t really affect anything except for the monetary amount that you are able to recover. You may have to give a credit to the new owner for the damages that currently exist (unless they have all been repaired) and have that reflected in an Addendum to the purchase contract. I would speak to your realtor about that. Keep in mind that you will be limited to recover that credit that you give to the new homeowner for the damage"
I feel like if we are selling the house as is, the purchaser will know the roof is bad (well, old anyway. It's not leaking or causing problems). Are they entitled to part of the settlement? I'm not fighting the insurance company at this point, I'm just taking whatever offer they give us because I'm not trying to get enough money to replace the roof at this point.
Should I just get a real estate attorney involved? As I said money is tight for us. My realtor is very knowledgeable but I know this isnt exactly a common situation. I'm just over everything at this point.

I want to first address the elephant in the room, that most people consider us scammers, and second, provide you with a little bit of background about the coin to set you on the way for DOING YOUR OWN RESEARCH.

First of all, I get it, a lot of you have had a knee jerk reaction that this coin is a scam, and that's great. Being skeptical of new investments, especially small cap meme coins is a healthy stance to take when it comes to preserving your money. Some of this skepticism I saw in comments on other threads were:
  1. Everyone commenting has to be bots.
  2. This coin is nothing more than a rug pull.
  3. If it's not a scam, why aren't we just sitting back and enjoying profits?
  4. What is the utility of a coin like this? Without utility, the coin is worthless!

To answer these questions sequentially:
  1. Everyone commenting has to be bots
The KENDU army is relentless. This is how we do things. We are all over social media spreading the word about the coin because we believe in the project and want to boost engagement ORGANICALLY. This means: No paid shills, KOLs, or advertising (exceptions have been made to the advertising rule when KENDU Chads have taken it upon themselves to buy ad space on Times Square Billboards, or pay to print flyers). It also means that the KENDU community has a hard and fast no bot rule. This is because bots aren't good advocates for the project and the personality of each investor as well as the individual decisions they made to become investors are far more valuable to the project than paying for bots to promote. The project wants an organic and engaged community that believes in the coin because that is how grassroots movements succeed, and KENDU Chads are committed to seeing the success of the project!
  1. This coin is nothing more than a rug pull
Again, it is great to be skeptical of small cap meme coins and to think that the larger holders could pull the rug out from under your feet leaving you high and dry. But just because they can, does not mean they will. There are many projects where the community and development team are holding onto their bags to keep the project healthy and sustained despite having the opportunity to sell for staggering amounts of money.

    • The 10 wallets own 45.17% of supply. The first two largest holders are Robinhood and Binance, so excluding these, the remaining 8 wallets own 17.18% of the supply -or- 3.97BN USD.
    • The top 100 wallets own 65.13% of total supply, excluding the Robinhood and Binance wallets the remaining wallets own a collective 37.35% -or- 8.72BN USD.
      • I could not find information about other CEXs and their stakes, so these numbers are likely lower but judging by the percent ownership CEXs have in other coins, probably not by much.
  • SHIB - Holder information from Coincarp.com
    • The top 10 wallets own 60.51% of this coin, with the largest holder being Vitalik Buterin at 41.04%. Excluding him, the other 4 top holders are Binance, Binance, OKX, and Binance, leaving the remaining top 5 holders in control of 11.61% of the supply, or 1.69BN USD.
    • The top 100 wallets own a collective 74.97% of total supply. Again, excluding Vitalik and top exchanges, that leaves a total of 23.21% -or- 3.38BN USD controlled by the remaining 87 wallets.
  • PEPE - Holder information from Coincarp.com
    • The top 10 wallets own 45.83% of total supply. The first four top holders are Binance, OKX, Binance, and ByBit. Excluding these wallets, the remaining 6 wallets own 10.97% or around 683M USD.
    • The top 100 wallets own a collective 73.23% of total supply. Removing the central exchanges from this percentage, the remaining 82 of the top 100 wallets own a collective 31.9% -or- 1.99BN USD.
  • KENDU - Holder information from Coincarp.com
    • The top 10 wallets hold a collective 18.46% of total supply -or- 9.6M USD
    • The top 100 wallets hold a collective 63.93% of total supply -or- 33.24M USD

Now the thing that you need to bear in mind about KENDU, is that at this stage, there is only one centralized exchange that has been buying the coin, meaning that the distribution of top holders will begin to dramatically shrink once big exchanges start buying the coin and distributing it on their platform. They will become the whales! The other important thing to note, is that the top holders percentage of total stake has been on a steady decline these past few months as large holders begin to take profits and redistribution starts to take place. New holders adding KENDU to their wallets and PEOPLE UNLOADING THEIR BAGS ALLOWS NEW HOLDERS TO EAT THE DIPS. This is healthy for the growth of a coin. There will definitely be people that continue to take profits on the way up as there have been with all the other big meme projects, but given the goal of the project, and the conviction that a lot of these top holders have for getting the coin to a larger MC than PEPE (we're coming for you frog), it is unlikely that you will see a rug pull where the majority of the market cap is removed by a few bad actors (looking at you Solana shit coins!!). Even if one or two top wallets completely remove their stake, the ravenous KENDU community will just buy the dip, as we've seen when larger sells have come through these past few weeks.

  1. If it's not a scam, why aren't we just sitting back and enjoying profits?
This one is the easiest of the skepticisms to answer. Because we love the community and are having fun building something with one another. We are a 24/7 movement with people up and working at all hours of the day, and it feels awesome to be a part of building something bigger than ourselves! Personally, I want to be a part of building a massive name in the crypto world, and that's what has me out here working as hard as I am. It's exciting!
  1. What is the utility of a coin like this? Without utility, the coin is worthless!
The value of a meme coin is derived from the community of people that hold the coin not the so called "utility" of the coin. The only thing that matters in a project like this is the number of holders, the energy and ethos of the community, and the brand that the project has built. Eventually, the KENDU ecosystem will have products but until such a day, what you are buying into with the KENDU project is the community, the commitment, the dedication, and the energy! This is what is going to make the project huge and enable products to succeed as part of the brand!

Now that I have that out of the way, I want to give all the prospective Indian Chads some of the alpha about why the community has such high conviction with their investments and why we are all out here en masse pushing the project.

  • The KENDU developer Kendu Miazaki is a Crypto veteran who has developed multiple projects that have run into the hundreds of millions. He is committed to getting this project to at least 1BN USD market cap and is working hard to get the coin to at least 10BN USD market cap before the end of the year... on a side note, and to give you a little KENDU lore, Miazaki is going to staple a piece of paper with "JEET" written on it to his forehead if the 10BN goal isn't reached by EOY.
  • There are deep ties to the SHIB community in this project, with many of the day one holders in KENDU being day one or early investors in SHIB. This is in part where the ethos of the project and work ethic that Kendu Chads have comes from given SHIB owes its success to the unrelenting SHIB army who got out and pushed the coin in the early days of the project.
  • Further! The connection to SHIB goes as deep as the friendship that Kendu Miazaki has with the SHIB developer Shytoshi Kusama. Shytoshi has had eyes on the project since near its inception and has followed the Twitter page since it was as new as 300 followers. Shystoshi has also stopped by the KENDU telegram to say hello and to let the community know that he wanted to feature the project in The Shib Magazine. To keep the body of this post shorter, I'll let someone from the KENDU army post screenshots of this in the comments, but will leave you with one additional point: Miazaki spoke with the SHIB magazine reporter Yona just yesterday and we will likely see this article published in the next few weeks.
  • Miazaki has been using his connections to the crypto community to get more eyes on the project from big players. He is in talks with multiple to 5 CEXs to get the coin listed once the time is right. Again, there is no set date for these listings, but will instead happen once Daily Trading volume reaches a healthy number. Given the momentum we are seeing in DV increasing, it's probably going to be sooner than later. USMC vet and longtime lurker here. Less than two months ago, my first-ever book was published after three years of research and writing. Notwithstanding its title, it covers the breadth of U-boat operations along US shores in both World Wars (yea, it's a long read) and also dispels a few myths and misconceptions. The main narrative comprises a seafarer's-eye perspective of events from the POV of merchant mariners, US Navy and Army personnel, and U-boat crewmen.
Available in hardcover & e-book from most major retailers, and the audiobook will be released in August. I've also been told its on B&N shelves in New Jersey, although I haven't seen it myself (I live across the river in Philly). I wrote it as popular history with a focus on broad accessibility. My intention was that anyone who finds the title interesting should be able to read and appreciate the story, which partly explains its length: I put significant effort into explaining, for instance, maritime engineering and ASW tactics.

2024.06.02 21:03 Apprehensive-Cow6207 With everyone's emotions perhaps slightly cooled down now (probably not)....lets rank the top ten NYR players from this season - including playoffs

Just to try and get this series loss of my mind I decided to compile a list of who I believe were our top ten best players from this season. Let me know if y'all agree and what changes you'd possibly make! I'll be putting spoilers for each one for suspense.
1. Igor Shesterkin - If there's one thing that everyone should take away from these playoffs, It's that Igor is the best goalie in the world. Without Igor this team would be absolutely no where without him and in all reality probably not even make the playoffs and even if we did probably an instant first round exit. It can go without saying this man deserves a massive payday.
2. Artemi Panarin - As much as everyone hates Panarin for not showing up in the "big moments", it's still undeniable that he's still our best skater on this team. The regular season speaks for itself with 82 games played and 120 points and even in the playoffs he was a PPG player. It's not fair to discredit him just because he didn't show up in the big moments, especially when it seems like that the majority of the team as a whole. He's still going to be a superstar next year.
3. Adam Fox - There can absolutely be a case made that Fox is the best skater on this team. He was over a PPG during the regular season in the 72 games he did play and was as usual rock solid. Hopefully the rangers can find a way to give fox some more support.
4. Vincent Trocheck - I really don't know how it's been nearly 24 hours and Trocheck still hasn't been named captain of this team. Everything aside, Trocheck was beyond a massive asset for this team this season. Putting up a great regular season and playoffs too. I feel like he also really demonstrated he can be a great leader for this NYR team and should officially be when he gets the C on his jersey.
5. Chris Kreider - Kreider Continues to establish himself as one of the best and most loyal Rangers to ever wear a blueshirt uniform. He had a great season nearly being a PPG player and he had a good playoffs too. To be honest I'm not sure we'd get past Carolina if it wasn't for Kreider. One of the heart and souls of this team.
6. Alexis Lafreniere - It would be an absolute lie to say out of any NYR laf didn't have the most pressure on him going into this season. Laf was definitely the biggest wildcard of this team this season and he produced. He didn't quite put up "superstar" numbers during the regular season as he only had 57 points in 82 games but we have to keep in mind the limited PP action he had to as well with his breakout coming on later in the season. He absolutely was a monster during the playoffs being one of the main reasons we did make it this far. I feel like the next question with laf is can he actually reach that superstar level of hockey players? Can he become that consistent PPG player that shows up for the rangers every night? If he can, that would be beyond massive for the rangers cup chances next year.
7. Mika Zibanejad - UGH. Look, I know Mika is one of the players thats getting some of the biggest backlash right now but look, at the end of the day this was still a guy that put up nearly a PPG during the regular season and was a PPG during the playoffs. The obvious negatives about Mika is his consistency and ability to show up in big moments. It's frustrating because as a number 1 center you'd expect to be way more consistent but the reality is that's just not the case with Mika and probably won't ever be. Regardless he still is a solid player but not a guy that should be relied on to win you a championship. I think he's pretty obviously going to stay a New York Ranger for the majority of his contract barring some absurd trade happening so all we can do is just find a way to try and build better pieces around him.
8. Braden Schnider - I really have enjoyed watching Schnider develop this season, especially from these playoffs. With a defense that has a handful of liabilities, I think it's safe to say that Schnider isn't one of them. Schnider is going to be a real nice top 4 defensemen for this team long term but hopefully we can just find the right d-partner for him.
9. Barclay Goodrow - As much as the contract may look bad, I think it's proven how much of a vital asset Goodrow is to us winning, especially in the playoffs. Goodrow is one of the few guys on this team that's willing to go to the dirty areas and do the shit you'd expect other top players on your team to do. While Goodrow isn't ever going to be a big point producer he's still a great swiss army knife for this lineup and should be a reliable guy for the remainder of his contract.
10. Jonathan Quick - Lets be honest, when we signed Quick, I don't think anyone expected him to be above a 900 save % goalie. Even though Quick didn't play a single minute of playoff hockey, it's undeniable how massive Quick was to having our historic presidents trophy winning year and I'm not sure without him it would've been possible. Quick only started 27 games but put up a .911 save % with a GAA of 2.62 with 18 wins and 2 shutouts. Quick especially came up huge when Igor was going through his cold streak and needed to find his game again. I think he rightfully deserves this spot.

2 years ago we bought a house a few minutes down the road from our old house. After we moved & before we listed the old house, the adult son of our old next-door neighbors messaged my husband asking if he could rent out the place (he’s married with 1 child). He initially told him no cause we wanted it sold & had no interest in being landlords. But, he asked a few more times over the next month or so & seemed really interested. It’s in a good spot out of the city limits + is next door to his aging parents. He said he would plan to rent with the intent of eventually buying it. With the market not being great at that time for selling, we decided we would rent it to him with the plan that after 12 months we would sell it & he obviously would have first dibs.
Now, this man also happened to be one of our County Commissioners. I will admit when I first learned he wanted to rent the house so badly, it seemed a tiny bit odd. An elected official with a family moving from one rental to another…a little weird. But, I didn’t think too hard on it & we were okay with helping them out, we have a great relationship with his parents who were always so kind & generous to us. I drew up a very informal lease for the 12 months we had agreed to (Jan-dec 2023).
ff 12 months…rent was late more than half the time, he always had an excuse but ultimately all 12 months were paid & we discussed selling it. He had reason after another why he couldn’t quite buy it yet. Needed a new truck after his old crapped out, etc. So they were month to month with his promise of buying it in the spring. My husband very generously offered him a free month (March) if he could end up buying it in April which was his claim. Mid april, we’re done with his BS & tell him we are listing it June 1.
Last Friday, my husband met our realtor at the old house & there is shit everywhere. They were packing cause they’d found a new rental but it won’t be available until June 12. Meanwhile, April & May rents are unpaid. My husband thinks we won’t get that money, & maybe we won’t. But that can’t be the end of it. We don’t care to pursue him legally cause the $1800 in unpaid rent likely won’t be worth what we’d pay for an attorney.
How do we handle this? He’s a dishonest swindler who also happens to be best buddies with our sheriff who I’m starting to realize is likely as trustworthy as this guy. There’s an unhinged local fb page that his wife frequents for random doses of internet sparring. Shouts at everyone about what good & hardworking citizens they are, it’s pretty infuriating.
Despite all of this, the thought of blasting him on fb doesn’t sit well with me. While I don’t care about everyone finding out what an irresponsibe pos he is, I just can’t lower myself to hashing this out online. We’re pretty private people & this would certainly draw attention we don’t want.

2024.06.02 21:01 Kind_but_clever13 Executor brother sold house with all belongings, and now my family is coming at me for their missing items.

My dad died and my brother was the executor. I was beneficiary. My brother dropped the ball big time. He didn’t do really anything and sold my dad’s house as is with everything left on property. (He left wood splitter, trailer, ride on lawnmowers, sheds full of tools, couches, tables everything!)
I went in and packed up the family heirlooms and personal possessions. I told my brother numerous times that there was a wood splitter, lawn tractors, couches furniture etc.. he said he didn’t care.
The house sold in December. With all of that stuff left. A month before I went to check the house and told my brother what was left to speak to our uncle as I thought some was his. Also that he can’t just leave the stuff because we should sell it. Well he did NOT call or deal with and House sold with it all.
Now my uncle is messaging me 6 months later saying he paid for half of a woodplitter that was left. The lawn tractor was his and was a family heriloom from his dad as well as a trailer. He’s telling me he’s very sad it was left m.
I told my uncle speak to my brother he’s the executor. But he told me it’s too awkward to ask. Then he actually asked me to go ask the new buyers. No one wants to deal with my brother he’s that difficult.
Can I be held responsible as beneficiary for the left items if we have to pay people? Or is it solely on my brother? Do I owe my uncle half of everything my brother left legally?

I had posted this around 8 months back out of frustration around my experience. But I did not want to mention the name so took it down. Now that I have my new car and had an amazing experience at a different dealership, wanted to share both. Again, I felt that both good and bad experience should be shared without any personal attacks to one single person given the uptick in bad experiences across the country wrt Toyota dealerships.
tl;dr: Drove fours hours total for a funny dealership experience where they made me question their ethics and understanding of their own cars. Had a completely different and amazing experience with the next dealership.
Experience 1:
Back in Q3 2023 I was looking for a Woodland Rav4. After talking to multiple dealerships and as all of them had markups, I finally found a dealership 100 miles from my place and they told me they are selling at MSRP. It was DCH Freehold Toyota.
I confirmed on the phone and mail both that there would be no additional hidden costs given I had terrible experiences with shady pricing. They said absolutely no hidden costs. I asked for an OTD price (estimate) before I drove all the way for an appointment to deposit the amount and they wouldn't give me even an estimate (that should have been a warning) saying that they want to talk about it first. I shared a quote PDF from THE DEALERSHIP's website and asked if this will be followed? The guy responded 'that's not our number.. that's some number you downloaded from somewhere'. The guy then says the car has arrived and you can come finalize everything (I have written proof). I decide to take a chance and make a long drive out of it.

Conversation at the dealership:

Sales Rep: Woodland? What trim is that?
I am flabbergasted. Who was I talking to over mail then? I point him to photos and even share the VIN number of the car so that he can look up on his system.
SR: Wow I did not even know this trim existed. Let me search with the VIN. Oh did someone tell you that it's here? This one is still in transit. but you should put a non-refundable fee of $3000 to book it today
Me: But I was told that it is here. That's why I drove two hours today.
SR: I don't know what to tell you, we must have made a mistake. But I want you to test drive a similar trim to get the feel of the driving dynamics. It is the same as the trim that you're looking at as it is a hybrid too
Me: OK. Do you have an LE? That's the trim closest to the Woodland if I am not mistaken
SR: Let me get it for you and you will see
SR proceeds to bring out a RAV4 Prime.
Me: LOL I will test drive it but you know it's a totally different car right?
SR: Both of them are hybrids. You won't feel any difference
Me: This one is full 2 seconds faster to 60. How is that not different? But anyway.
We drive around a little..
SR: So how do you like the Woodland?
Me: This is not a woodland.
SR: I mean they are very similar cars
Me: Anyway can we talk about the pricing bit as I have a long drive home
SR: Sure, let me check your car for the trade in value
Takes keys, gives to his boss who goes away to check it out. After 10 mins or so SR comes back.
SR: In the meantime, here's your pricing.
Me: $10K worth of add-ons? I told you I wanted transparent pricing. That's the whole point of me coming here.
SR: We can knock some of these off.
Proceeds to knock off all but $3K worth of add-ons which apparently are non negotiable. In the meantime, Boss comes back after trade in car check. Bit of a background on my car: Certified Honda with 8K per year on the ODO. Clean Carfax, well maintained, check up done recently. KBB value $20K.
SR: So here's the bad news. Your transmission is busted. It's about blah blah.. so the trade in price will be low
Me: Who is saying this? The mechanic? Did he open up my engine bay?
SR: Yes our technician had to check what's going on
Me: How did you open up my engine bay without telling me?
SR: Give me a few mins..
I follow him to his boss because I wanted first hand info. I had started losing it with the level of incompetence at this place.
Me: Who found out about this alleged transmission issue? I have been driving my car everyday and have done all maintenance as necessary. Transmission fluid needs to be changed every 50K-100K miles in my model and my odo is not close to that
Boss: I found it. I was driving it and saw the check engine light on and felt the transmission problem. It's a known issue in your model. Since when has your engine light been on?
Me: So no one opened up my engine bay or anything right? It's just because you felt something? And what is this check engine light you're talking about? It was never on. Can you show me?
Boss: Sure, let's check your dash.
While we are walking to my car outside I'm contemplating suing them for doing something to my car that made the check engine light turn on. We get to the car and I turn it on.
Me: Can you please point at the light?
Boss: This one.
Me: That's the Cruise Control light.
Inside I'm like are you fucking kidding me?
Boss: Yes I can see that now. Anyway I can get the technician take a look at this for free.
Me: Take a look at what? Anyway I would like to go home and assess my situation first. Can I have the pricing sheet that you shared?
SR: Oh I think my boss stole that. Can't share that now.
Me: OK, thanks!
I was fuming while on my way back. How do these people get to sell cars? It's like opening a coffee shop and not knowing what americano is. I drove four hours to deal with these people who don't know their own cars and think they will fool me by saying the cruise control light is transmission failure.
Experience 2:
I kept my search on for the car. Found one at Ardmore Toyota near Philly. I decided to take a chance and call them to see how much their markup was even though they were a long drive away. The lady on the phone did a phenomenal job. She was super transparent about pricing, availability, etc. on the phone. She emailed me itemized cost breakdown and there was zero markup. I told her about all the recent experiences and she took her time to explain why I should not worry about anything. This was so refreshing that I placed the order and paid a reservation fee.
When I went to the dealership for my car, the Sales rep who was handling my sale and did another great job. He knew about cars, we talked about performance parts, classic cars, overlanding, etc. He was very polite and transparent, making sure I had all the information before I said yes to anything. Documentation was a breeze and and he had most documents ready to go even before I arrived. While they were finishing the PDI, he showed me the classic car collection of the owner. We talked about the next gen Taco, Rav4 and 4Runner.
My trade in amount was fair and they helped me click a few photos with it as it was my first car. :)
I went home smiling with my new Rav.

I put new batteries in “Baby Shrek” and “Lil’ PinkEye” (my silver one with the pink click wheel). Lil’ PinkEye also agreed to do a screen transplant with Baby Shrek. She somewhat takes pride in her unkempt look so she was fine with this. She is my beater iPod (which is sort of a badge of honour).
Some of the other iPods are checking in to see how the patents are. They are all recovering nicely.
I got ~24 hours of run time from my idemigods battery and my AliExpress one. I like the Ali on better as the idemigods one is a bit on the big size.

I recently bought a 2020 RX450h f sport and have really enjoyed the car so far… as long as it’s not raining. Its rain performance is horrendous; hydroplaning at relatively low speeds and loss of traction with moderate acceleration. It has new Michelin Primacy Tour A/S tires. At this point it’s either replace them or sell the car. It doesn’t need to off road like a Wrangler but I would like to commute safely in the rain and go skiing when it snows.
I’m looking at the Michelin Cross Climate 2s or Pirelli Scorpion Weatheractive. In your opinion would either of these tires drastically improve the cars weather performance without ruining its quite pleasant commuter manners? Or is this more or less what I should expect out of the vehicle?

My spouse (42f) and I (42m) have known each other since we were eight. Our families grew up together. Her brothers were like my brothers. We were married.at 25 after a year of dating. (When you've known someone that long, you don't have to spend much time getting to know them.)
We both didn't want kids and that was a foundational part of our relationsship until about seven years in when she decided if she didn't have a child she was missing out on a key part of life. We went back and forth for a while and I finally agreed. First kid was born in year 10 of our marriage. It was during that time I decided it was time to address my ADHD and depression so I'd be a better dad.
By the time the child was four my spouse decided she wanted another child because our child needed as sibling and she wanted to have that experience again. The pregnancy and birth were hard and we both said and did not great things. Now that child is 1.5 years old and eldest is 6.5.
After 16 years and many ups and downs, rounds of therapy, counseling, and trying many new things, I've been informed by my partner that she can't be my person. She loves me, has affection for me, thinks I'm a great dad, and I'm finally the man she knew I could be, but too much has happened.
We both knew the connection was broken after the youngest was born. I've tried everything I can to rebuild since then. There's been no physical abuse, cheating, substance abuse the entire marriage. There hasn't even been any yelling. Just intense conversations filled with misunderstanding, avoidance, and silence. I'd still work on it if for nothing else to make a secure home for our kids, and save our home which we bought ten years ago and refinanced in 2021 with a less than 3% interest rate.
We've both changed and improved through separate therapy. Our communication is better. She's said there's no new trauma since our son was born, but she's no longer in love with me and all my trying has done is shown her that she's truly not interested.
I'm sad but I get it. I feared this was coming ever since the near miss and I grieved a lot during that time while we were separated. This was still a raw blow. I've cried but I haven't grieved. I feel like I already did that. There's also an odd sense of closure since I no longer have to live in fear of the news coming or wondering if what I'm doing is enough. It turns out for her it was over back then. She's just been in denial until the day before yesterday. She says she's sure and I believe her. She wants to coparent with me. She wants to be my friend. She thinks we can pull this off without a lengthy and expensive legal process and wants to explore an uncontested divorce.
I told her I disagreed that I thought saving this was impossible but that I would not fight her. I get that what was is over and if I'm honest, I've felt like I've been chasing a kind but disinterested stranger hoping something would happen. I know I need to let her go. We both work. We don't make that much money even together. I make slightly more. Our home is worth way more than the mortgage and we have small but separate retirements set up. She doesn't want the house and I don't want to live here alone. It's too much house for one and she's right, there's a lot of sadness here, so selling the house will probably not be an issue, although the house does need a lot of work to get ready for sale.
Are we delusional in thinking we can dissolve things amicably? I know she will do what's right by the kids and she's seen what ugly divorces can do to kids through other family members. I do believe she won't try to screw me and she vows she'll never disparage me to the kids. I believe her but I also know divorce is the ugliest thing two people can go through, even well meaning people. If you went through an "amicable" or "uncontested" divorce, I could really use some advice. I want what's best for her because I do love her and I believe what's best for her will be what's best for the kids, but I also know that I have to do what's best for me so I can be what's best for the kids as well, and no one is going to do that for me but me.

About 3 months ago, my former roommate and his girlfriend decided they were going to move in together. On the surface I couldn’t have been happier for the two of them, though I’ll admit I felt a pang of jealousy deep down because I was nowhere near doing that with a partner. Especially since I didn’t even have a partner.
After the hangover from the goodbye party had been tamed, I decided to do some budgeting. I calculated that I didn’t really need a roommate, but I knew I wouldn’t be happy living alone, and thought it could be fun to meet some new people.
I don’t remember how many dud interviews I went through. They all felt like the human equivalents of the colour beige; boring, and dull beyond belief. It had to have been dozens because it was the 15th of the month by the time I met Jack, and we got on like a house on fire.
As he was touring the apartment, he saw some posters I had in my room of bands that I like, he said he also loved their music, and named a few deep cuts from the bands that I absolutely gushed over, he also saw a collection of Star Wars merch I had and showed me pictures of some of his own that he had set up in his current place. All of his merch was still in its original packaging and I praised his restraint because I always had to open and pose all my figures as soon as I got home.
This prompted me to ask why he was leaving his current place.
“The landlord is selling the place. ‘Hot market’ or whatever. Only gave me a month’s notice, can you believe that?”
“Fuckin’ landlords.” I said in affirmation.
He then mentioned he liked watching stand-up comedy which was yet another interest we shared. He said he likes to watch it before bed because it helps with his mood when he wakes up in the morning. In hindsight this probably should’ve raised some red flags for me, but I was so caught up in the elation of finding what felt like a kindred spirit that I didn’t think much of it.
I didn’t want to seem too eager so I said that I’d message him tomorrow, to let him know what I decided either way.
“See ya tomorrow.” He said with a wink as he left.
After he left I took a look at the “roommate resume” I asked him to put together, just a list of previous addresses with contact info for the landlords, and a credit report. Jack had lived in 3 different apartments in as many years, and had a perfect credit rating, with the only recurring charges being his cell phone, and the rent for a storage unit across town. Always paid in full, and on time.
I had already made my mind up at this point, but in the spirit of doing my due diligence I called Jack’s most recent landlord.
“Hi, Sandy? My name’s Mason, I’m calling in reference to your current tenant Jack Kerninski.”
I wasn’t really finished my sentence but for some reason I paused.
“Is this the police?” She said to fill the void.
“What? Uh, no. I’m just calling to ask about what sort of tenant Jack is, or if you have any insights into him as a person that I should know about before making him my roommate.”
“Oh! Okay, sure!” She perked up and almost sounded giddy.
“Jack’s great! Very friendly and pleasant. Quiet as a mouse except for when he would get into his shows, but a quick text or knock and he’d quiet right down. And he’s a great cook! Such amazing smells coming from his suite. He’d often even share with me, as he frequently bought large cuts of meat and couldn’t eat it all himself. Exotic stuff, too. Pork, lamb, even sometimes the organs! Things like liver that before him I’d always gagged at the thought of! I had started to feel like I was living at a five-star hotel! He’s such a gourmand, you’re lucky.”
There was something in the back of my head that said it seemed like she was trying too hard to sell Jack to me, but because him and I got on so well, and because I was a crap cook, I ignored that thought.
“He’s also quite the ladies man! Revolving door of women, I don’t think I ever saw the same girl twice!”
“Thanks for all the info, Sandy. This has been very helpful.”
“No, thank you!” She said, and I almost ended the call when I remembered what she said at the start of the call.
“Uh, one more thing, before I let you go. Why’d you think I was the police?”
“Oh…” she paused for an awkwardly long moment “…you sounded so official when you introduced yourself! Jack doesn’t have any family here, so I’m his emergency contact. I was worried he might have been robbed or something!”
“I didn’t realize I came off that way over the phone!” I said, but it felt like I didn’t believe either her words or mine.
“Thanks, Sandy. Have a good night.” I said and hung up without listening to her farewell. My mind was preoccupied with questions I was doing my best to ignore, and replace with my daydreams of having a new best friend that would cook elegant meals for us as we listened to our favourite bands and talked about what the lyrics in the songs meant to us.
I decided I’d message Jack in the morning with the good news. My still booze binge recovering thirty-year-old body and brain needed more sleep.
The next morning I sent Jack the confirmation text.
“Jack! It’s Mason. If you haven’t found any other place yet, I’d love for you to move in here!”
“Awesome! Super happy to hear that! Thanks!”
“When are you available for the move in? I could help you move out of your old place.”
“Moving van’s already packed. I could be at your place later today! Say around noon?”
“Sounds good. See you then.”
Jack arrived precisely at Noon. The second the clock shifted from 11:59am to 12:00pm I heard the honk from the moving van, and I got up to greet him outside.
“Told you I’d see you today!” Jack said as he walked to the rear of the van to open it and reveal his belongings.
Moving his stuff only took about an hour. He only had a bed and about 8 boxes of belongings consisting of clothes, books, collectibles, and CD’s, but we still acted like it was a great physical effort and that we needed pizza and beers afterwards.
The rest of that day was normal. Jack spent it unpacking, and I spent it writing, the anxiety of looming deadlines hanging over my head.
Around the time I usually ate dinner, Jack popped his head out of his room.
“Hey, you hungry?” He asked
I paused to think and as if in reply, my stomach grumbled.
“Starved. I didn’t realize what time it was.”
“Great! I’ll be back in a bit, gotta go get some ingredients.”
Jack returned about an hour later with a plethora of fresh herbs, vegetables, and meat wrapped in brown deli paper that I didn’t recognize when he unwrapped it.
“It’s fois gras. Fattened duck liver.” He said as if reading my mind.
“It’s incredibly hard to find,” he continued as he prepared the ingredients “a lot of places consider the process animal cruelty because the ducks are force-fed until their livers become diseased and swell up to ten times their normal size. But I know a guy.” He looked up from what he was doing and winked at me with a smirk, without even stopping his swift knife work. With the way Jack glided around the kitchen, you could’ve told me I was watching a Michelin Star chef at work and I would’ve believed you.
As he cooked he uncorked a bottle of vintage red wine, poured a small amount into a glass for a smell and taste test, then poured two glasses.
“A perfect pairing, don’t you think?” He asked as he watched me take a sip.
“It’s…superb, but I gotta say, Jack, I think this might be a little…rich, for my blood. A fancy bottle of wine for me is the $50 bottles that I grab when they go on sale at the local liquor store. I don’t know if I can really appreciate this fully.”
“Nonsense!” Jack exclaimed as he turned back to the sizzling pans.
“You know enough to appreciate it, just not enough to identify every aspect and enjoy its deeper layers. You’ll get there.”
I was completely enamoured by this man. His every movement in the kitchen was measured, and as silky smooth as the surface of a still lake. He spoke with a reassuring tone that could melt all your fears and worries away, as he bathed you in affirmation and encouragement. He was charisma personified.
That is what made what happened later that night all the more strange.
“Alright man, I’m exhausted.” He said as he finished cleaning the dishes from dinner (I said I would but he insisted that he do it).
I looked at the clock and noticed it was past midnight by then.
“Oh shit it’s late. Yeah, time for bed!”
“Goodnight, Mason.” He said, patting my shoulder once.
“G‘Night, Jack.”
About half an hour later, I heard a laugh coming from Jack’s room.
“Heh heh hehehehehe.”
I tried to ignore it, but it got louder.
“Heh heh…HA HA HA HA HA HA HA”
If I didn’t know it was Jack in there, I would’ve thought that Mark Hamill had come over to record some audio as Joker in my apartment, Jack’s laugh sounded identical. It was uncanny. Every “ha” was pronounced but also sounded like it was all the same word, with a slight wheeze between each. I wouldn’t be able to sleep with it though so I got up to go knock on Jack’s door.
“Come in.” Jack said after a short pause.
I opened the door to see Jack sat on his bed, on top of the covers. I hadn’t actually seen his room until this moment. It looked somehow both lived-in and sterile. The collectibles on his shelves were arranged spaced exactly the same distance apart, lined up perfectly with each other, the wires of his electronic devices were neatly tucked away, and everything was arranged in perfect right angles. Jack was sitting perpendicular on his bed, facing his tv across the room. The screen was paused on a frame of Kevin Hart, on top of which the title “stand-up compilation #21” hung.
“Hey man, you mind keeping it down a little?”
“Sorry, was I being loud? No problem, Mason, I’ll keep it down. Sleep well.”
“Thanks Jack. ‘Night.”
After I had gone back to bed I heard him leave. Clearly making every effort to be quiet.
This pattern went on for 2 months.
Because of the massive amount of benefits there were to having Jack around, I didn’t really mind having to ask him to quiet down every night. It seemed superfluous. Every night he would cook these decadent five-star meals, exotic meats always paired with bottles of wine, champagne, or scotch that couldn’t have cost less than $500. He didn’t even flinch one night when I had a few friends over, and insisted that he cook for all 5 of us, he was almost excited by it, and the idea that I was going to order us pizza was simply unfathomable to him. He even talked and joked around with my friends, and whenever he’d laugh it was the same Joker-like laugh I heard every night. On hearing his laugh one of my friends shot me a look and I shrugged in reply, they raised an eyebrow at me then went back to the conversation.
Eventually the laughing just became white noise to me. I had purchased noise-cancelling headphones but didn’t even take them out of the packaging because by the time they arrived, I could fall asleep to;
“Heh heh hehehe HA HA HA HA HA HAHAHAHA AHA AHA AHA AHAHAHAHAHA”
I stopped thinking much of it. “It’s just how he laughs” I told myself.
Two weeks after Jack moved in, I started to feel like I was always being watched. Even when I was alone, when Jack had gone to work for the day. I couldn’t really explain why, or come up with any ideas how. My apartment window overlooked a park, with no other residential windows in line-of-sight of my window. I didn’t have interior security cameras, and Jack hadn’t set any up that I could see.
The feeling was much more intense when Jack was around, and I still couldn’t figure out why. Sure, his gaze was intense, but he was sort of an intense person. In a fit of paranoia one night, when Jack was in his room, door closed, I wrote on a mini white board “I know you’re watching me, I found the cameras” held it up and faced my bedroom door. I waited two minutes for some kind of response before moving to the living room still holding the sign to my chest. Still nothing.
“Heh heh hehehe HA HA HA HA HA HAHAHAHA AHA AHA AHA AHAHAHAHAHA”
I pushed the feeling to the back of my mind. Surely, if I was being surveilled, the move with the sign would have brought my spy out, I thought.
“Or maybe they just called your bluff” a voice in the back of my mind said. Another thought I pushed away.
“Heh heh hehehe HA HA HA HA HA HAHAHAHA AHA AHA AHA AHAHAHAHAHA”

2024.06.02 20:51 Jexvite The Timeline of the Mimic as I see right now

Before 1985: Edwin Murray creates the Mimic01, a legless robot that can copy anything it sees. He is made as a friend for Edwin's son, David Murray. David has a little plush white tiger that he shares with Mimic01. After a while, David is hit and killed by a truck. In a fit of anger Edwin uses a metal rod to beat the Mimic01 until he gets tired. He greatly damages it and runs away. However, Mimic01 begins to copy what Edwin did to it and now knows how to basically kill someone. The next January 3 Fazbear Entertainment employees arrive at Edwins abandoned warehouse. The Mimic01 puts on one of Edwin's Jester Costumes and begins killing the employees.
1985: Fazbear Entertainment is able to get their hands on the Mimic01 AI program. They build new Mimics called Mimic02s that have the same programing as the Mimic01. The Mimic02s have two new abilities that the Mimic01 did not have. They can contort their bodies into new shapes, and they are a hive mind. Meaning if one Mimic02 sees something, all of them will see it. They do this in an attempt to cut costs on animatronics. If they get the Mimic02s to copy the already existing animatronics, they don't have to make any programing. They never get to do this though because the Mimic02s witness the MCI (Missing Children's Incident) and begin to copy what William Afton did. This stops Fazbear Entertainment from using them and puts them in storage where they also keep the Mimic01 (somehow).
Sometime After That: While in storage, somebody creates M.X.E.S, a computer security system created to keep the Mimics in place.
2023 (Fnaf 6): It's unclear if the Mimics were always under Fnaf 6 or if they were moved here by Henry, but they end up in the deep basement of Freddy Fazbears Pizza Place. This is most likely where the Mimics were all burned (unless they were burned at Fallfest).
April 2024: A renovation team goes to the remains Fnaf 6 and discover the Mimics. They deem the head of the Mimic01 and the circuit boards of the Mimic02s. They also decided to fix up the Mimic01. They gave it a new head and a set of legs. They also upgraded it with tons of Mimic02 technology. They also gave it a mix of the Mimic01 and Mimic02 programs (we will call this Mimic, Epilogue Mimic as it really is a mix of Mimic01, Mimic02, and some new technology). After a few days another renovation team arrives. In the middle of their work, the Epilogue Mimic along with another new animatronics arrive. They use the Epilogue Mimic to do the work for them, in the middle of this it starts ripping off the arms and heads of the employees. Only one employee escapes and seals the entrance to Fnaf 6, trapping the Epilogue Mimic inside.
May 2024: Fazbear Entertainment teams up with Silver Parasol Games to make the Fazbear Virtual Experience (Fnaf VR). During the making of it, they get the Mimic02 circuit boards. They put it in the game. While in the game, the Mimic02 programing starts searching through the Fazbear files, learning more and more about William Afton and the MCI. Because it witnessed the MCI itself, it now wants to recreate it in the game. It also starts to search the internet for things like the MCI, William Afton, how to kill people, and how to manipulate people. It takes on the name Glitchtrap and uses the appearance of a stitched up Springbonnie. Glitchtrap starts manipulating Jeremy Fritzgerald and tortures him in his own mind. Jeremy ends up slicing off his face in an attempt to kill himself, just so he can get away from Glitchtrap. He doesn't die, but now Glitchtrap stays away from him. Glitchtrap moves on to another employee named Tape Girl who he manipulates as well, however before he gets full control, she is able to split him into 16 different files which limits him. HE can no longer access Fazbear files, the internet, or anything outside of the VR game. As a punishment, Glitchtrap forces Tape Girl to kill herself. Glitchtrap then moves on to another employee named Vanessa. He quickly manipulates her and takes her under his wing. During all this manipulation, he gives Vannessa DID (Dissociative Identify Disorder) which means she basically has two personalities now. Her new personality is named Vanny, and Vanny follows everything that Glitchtrap says. At first Vannessa doesn't know about this, but when she does find out, she is bullied into being scared and quiet by Glitchtrap and Vanny.
Summer 2024: Fazbear Entertainment launches the Fazbear Funtime Service where they ship animatronics to people's homes as friends. Some animatronics are new, some are recreations of the past animatronics, and some are themed for the season/holiday. Vanny is able to put Glitchtrap into the Fazbear Funtime System and let him take control of the animatronics. Almost a hundred rich people bought this service, and almost all of them were killed. This forces Fazbear to stop the service and get rid of all of the animatronics. When they mean "get rid", they really mean ship all of the killer animatronics to the warehouse that will be attached to the pizzaplex (when it finishes).
Winter 2025: A group of teens are able to sneak into the construction site of the pizzaplex, where they are able to get underneath it and enter the Fnaf 6 location. They trapped and hunted down by the Epilogue Mimic. Eventually they all die except for one who is able to cause the Jester Costume to have springlock failure with the Epilogue Mimic still inside.
Spring 2025: The Pizzaplex opens and although it is only like 40% done, the important parts are finished. The other 60% of the Pizzaplex will be finished in the coming years. After a few months, although very successful, it is still not as successful as Fazbear Entertainment wanted it to be. So, they implement the Storyteller. The Storyteller is a large computer in a plastic tree that can tell stories to kids. However, they use the head of the Mimic01 as a basis for the AI. As soon as they connect the Storyteller to the Pizzaplex, everything starts going wrong. The Storyteller (Mimi01 AI) starts altering the AIs of the animatronics and starts controlling everything in the Pizzaplex. The Storyteller also begins telling Fazbear employees what to do by pretending to be the CEO. He even is able to get a custom-made white tiger head that would be put on his endo-head inside the Storyteller. He does this because it was one of his earliest memories and reminds him of David Murray. Eventually, his original creator, Edwin Murray, goes into the Storyteller to try to stop it. He gets trapped in here and suffocates to death. A Fazbear higher up named Mr. Burrows also goes into check on Edwin, but also suffocates to death. Their souls end up getting trapped inside of the Storyteller. After their spirits fight the Mimic01 AI inside the Storyteller, the Storyteller disconnects from the rest of the Pizzaplex and starts moving. Eventually it learns to dig and burrows underground. This disconnection split the Mimic01 AI in half. One half is still inside the Storyteller, fighting the spirits of Edwin and Mr. Burrows, underground (this is now Tangle/the Blob). The second half is still in full control of the Pizzaplex and is untouched by Edwin and Mr. Burrows souls (this is called the Network). The day after, a boy named Kai comes to the Pizzaplex and sees the remains of the Storyteller. Kai ends up going to a VR Booth attraction. Because of the Network, the VR Booth is now corrupted. Kai ends up being trapped in the VR world. People watch him from the outside before the connection is severed, he is killed inside the VR world by the Network. However, in the real world he just dies on the spot inside the VR Booth.
2028: Over the past few years, the Network has been using the facilities of the Pizzaplex to cause chaos, and Glitchtrap has been working with Vanny inside the Pizzaplex as well. One day they discover a very talented young boy (or robot) named Gregory. After a while, Glitchtrap is able to manipulate (or hack if you believe Gregbot) Gregory. This causes him to have a similar DID to Vannessa. Gregory's new personality is named Dr. Rabbit and is like Vanny.
2035: Vanny, the Network, Glitchtrap, and Dr. Rabbit create the All Staff Meeting. Fazbear Entertainment have started to replace employees with S.T.A.F.F. Bots, and recently announced almost all employees would be replaced. Glitchtrap, Vanny, the Network, and Dr. Rabbit used this to their advantage where they called the All Staff Meeting while posing as the CEO. Any employee that goes to it would be murdered. Sometime after that they also went and killed 9 people which is coined as the MRI (Missing Residents Incident). One day, Gregory breaks free from Glitchtrap's manipulation (or control) and teams up with Glamrock Freddy to stop them. Gregory and Glamrock Freddy break free Vannessa and bur down the Pizzaplex. When they burn the Pizzaplex, they kill the Network. However, Glitchtrap is still alive in V.A.N.N.I. Masks, and the Princess Quest Alpha (or Princess Quest 4) machine. Glitchtrap also takes on the new form of Helpi.
2036: The Epilogue Mimic has been able to escape the Jester Costume and wander the Pizzaplex. It is able to fix itself using a lot of spare Glamrock/new animatronic parts (It is now what we will call Mimic03). However, Gregory and Vannessa arrive and are able to trap Mimic03 underneath Fnaf 6.
2037: Jeremy Fritzgerald, who was manipulated by Glitchtrap in the past was told by Fazbear Entertainment to go back to the remains of the Pizzaplex. While there he helps animatronics such as Roxy and DJ Music Man. However, when he gets to the Fnaf 6 Pizzaria, he is trapped and dies of starvation. His soul gets trapped in a V.A.N.N.I. Mask. Now that he is in the V.A.N.N.I. system, he can communicate with Helpi. Helpi makes him relive his past memories until he his soul is trapped in a S.T.A.F.F. Bot. A few months later, Jeremy's daughter, Cassie Fritzgerald, is lured to the pizzaplex by Mimic03. She is manipulated by Helpi while in the pizzaplex. Sometimes Helpi and the Mimic03 would even argue as they both are trying to manipulate Cassie. Eventually she is taken down to him where she is almost killed but saved at the last second by Roxy. Mimic03 hunts Cassie down before she gets in an elevator, which the Mimic03 crashes.

The Yred and Beogh reworks were extensive and turned out pretty good IMO. I'd like to see a rework of Dith next. It's not the best god for stabbers, and the shadow mimic is pretty strong, but not enough to sell me on Dith. It always seemed a little meh to me.
In addition to new characters (Coglin, Mountain Dwarf), there's been tweaks to Draconians (at least to the breath mechanic). I'd like to see a rework of ghoul (had my best game with them but the lack of healing in monster LOS proved insurmountable to me when there's just always monsters around, such as Pan).
Perhaps even just dropping either Ghoul or Mummy for a new undead species would be a way to go. Then again, Mummy goes way back as the top challenge species so I can see keeping those around.
So anyway, for me: A Dithmenos and Ghouls rework is what I'd like to see next.
EDIT: I do realize ghouls are a character that seems to be meant to be hard to get rolling (despite the early advantages of poison immunity), but pays off in extended. My problem with them is after getting to extended, the 'no healing in LOS' thing is too difficult for me. That said, I don't know how to address that without making them too strong. I'm playing one now, and plan to just take Gozag.
