Hey everyone! I was pleased by the overwhelming interest I got in my collection, as someone who has a passion for building soil and hunting beans for unique phenos the last 15 years. I am glad how many people appreciate true one of kind heirloom genetics!
Why am I getting rid of them? Simply put - I am trying to go the legit route and this state is making it beyond difficult. I need to recoup and regroup. Any support is much appreciated. I’ve waited my whole life for this.
Pricing - I updated below. Much of my collection is very hard to find one of kind stuff that is highly sought after. No random pollen chucking, true bred stabilized genomes. There’s a lot of history in that list as well if you’re someone who understands the genomics of the plant. You’ll see breeder, where they’re out of, the strain name, the cross and a little bit of history / description on some of it. Some very very special stuff. Pricing is either what I paid for it or a little more if it’s something special that’s not easy to find or not being bred anymore.
*Each strain is in original packaging stored in a curidor at a steady 52 degrees, no light, no humidity. I find this is the best way to store beans for long term storage and guaranteed high germination rates. I usually get 97-100% germ rate with my germination method which I will include on a printed out sheet for anyone who grabs any of my offerings. I want you to succeed and find something special - I cherish my collection and sad to see a lot of it go but you gotta do what you gotta do. I’d really like to see this stuff go to growers who care about the plant and preserving the uniqueness to it for years to come. Hope all of this helps

Bandaid Haze ix 3.0 (Piff) - Cuban Black Haze x A5/Thai [R] 200 (2 packs) {These seeds originally came from a Spanish grower in the “A5 crew” out of Southern Holland. “A5” was short for their NL#5 x Haze A open Thai pollination project. These seeds were shared with legendary grower Bodhi, who found one male and used it to pollinate a cut of “Cuban Black Haze” that he had. The strain was referred to as “Piff” and the seeds were shared almost exclusively with Doc D. After running the seeds, Doc selected “Piff #7” and shared the cut back with Bodhi who further worked the line. The cut was a significantly better long flowering haze variety with a shorter flowering time than the Cuban Black Haze mother or A5 father. Bodhi then later referred to the strain as “Bandaid Haze” coining the term because he said “it heals all wounds” This genome has direct lineage to the New York Hazes (NYC Piff / Uptown Piff / Washington Heights Haze) of the 2000s without any of the paranoia/anxiety that came from many of the hazes from that era. Many world renowned breeders agree that most of the “New York Haze” and “New York City Piff” varieties are all just different cuts of the same strain, that most likely comes from an early selection of Neville Schoenmakers (NL#5 x Haze) which is often referred to as the “pinnacle of cannabis breeding” that has dominated cannabis scene from the 1980s in Holland to the present day.}

Hello à vous peuple parisien,
Je vous explique, je voudrais m'installer à Paris quelque temps, je suis intermittent et j'ai des contrats mais pas sur Paris (je suis à 1h), j'aimerais du coup me rapprocher de Paris pour agrandir mon champs d'action et surtout ma vie sociale ( là où je vis c'est la merde et je suis partie pour finir vieille folle qui vit au fond des bois avec 50 chats ).
Mon problème dans ma recherche actuelle c'est : 1 les tarifs (je ne peux pas mettre trop genre 550-600) 2 intermittent ça fait flipper les gens 3 je ne sais pas combien de temps je vais rester 4 je suis trop vieille pour les logement jeunes travailleurs ou étudiants (beaucoup trop vieille). 5 vous vous en doutez les JO, pas le meilleurs moments pour trouver un logements 6 y a vraiment des gens qui pense que de dire "WC dans l'appartement" c'est vendeur quand les WC sont littéralement au milieu de la seule et unique piece a vivre sans mur ni rideau pour les séparer ?
Donc la question à vous parisiens, quelles seraient mes options? Connaissez vous des trucs que je ne connais pas? Y a t'il des alternatives, pas trop cher, qui loue des trucs décents, sans pour autant signer un bail pour 12 mois, dans Paris, ou proche banlieue (pas la foi de courir après le dernier RER ).
Je vais sur carte des collocs mais 99% du temps personne ne réponds ni au messages, ni au SMS quand il y a leur numéro (une m'a répondu, je lui ai expliqué le concept intermittent, depuis on est sur un silence radio). Les pages Facebook, n'en parlons pas, c'est brouteur-land. Les sous locs coûte un bras, je les soupçonne de ce faire un p'tits billets en plus et bye bye les apl. Je vous vois venir, 1h de paris c'est pas loin, oui mais la SNCF. Pour l'avoir fait longtemps, passé 20h c'est plus un transilien, c'est le train des enfers, et je suis pas chaude a risquer ma vie pour des soirées ou des contrats (d'autant que 21h y a plus de train a cause des travaux qui dure depuis 10ans) et la SNCF est d'une fiabilité ....

Bonjour à tout le monde,
Je vous explique mon problème. Je (h26) suis en couple avec une fille (f26) depuis 7 mois. Tout se passe formidablement bien. C'est une belle relation avec de l'amour, du respect, du partage et de la communication. Mais voilà, depuis 2 mois nous sommes à distance, et cela va continuer pendant 6 mois encore.
Pour donner des infos. Elle est partie pour ses études et son boulot. Elle a hésité à le faire, mais je l'ai encouragé car je ne voulais pas qu'elle se prive de cela pour (entre autre mais c'était un argument important) nous. Elle a aussi une mauvaise expérience précédente avec la distance, où elle manquait d'attention. Elle a donc clairement exprimé ce besoin pour notre distance à nous. Il était très clair qu'elle n'allait pas pouvoir faire beaucoup de déplacements, et que son planning est chargé. Il y a 2h30 de trajet, personnellement j'estime que ce n'est pas loin. Comme je suis dans un moment de ma vie où je peux me permettre de dégager du temps, et que ma situation va bien, j'étais d'accord pour être celui qui va faire 90% des déplacements. J'aime cette fille et j'aime notre relation, donc je vois ça comme quelque chose de normal (ça ne sera pas éternel non plus). J'ai donc fait beaucoup de trajets, pris sur mon temps dès que je le pouvais pour aller la voir, j'ai été présent aussi par téléphone pour la soutenir quand ça n'allait pas dans l'adaptation à sa nouvelle vie, etc.
Le problème, c'est qu'en retour je n'ai pas grand chose. Quand on se voit c'est formidable, et je ne peux pas dire qu'elle n'est pas présente. Mais elle est souvent un peu distante par téléphone par exemple. Quand elle a besoin, il faut que je sois là, par contre si j'ai besoin et qu'elle est fatiguée on parlera un peu mais elle ira se coucher rapidement. On a du mal à avoir des perspectives calées pour se revoir, je suis toujours obligé de prendre sur mon temps sinon on se verrait 1x/mois deux jours. Elle a peur que je me fatigue avec les trajets, et moi ça m'embête parce qu'on dirait qu'elle ne comprends pas que c'est pour nous que je le fais, voir qu'elle me le reproche. La seule fois où elle venue chez moi, la plupart de son temps a été consacré à ses potes, il nous restait les nuits et les matins en gros. J'ai exprimé le fait que ça me rendait triste les moments où je partais après l'avoir vu, et que j'avais besoin un peu plus d'elle ces jours-là. Ça n'est pas gagné.
Je dresse un tableau un peu noir, mais il faut le nuancer. Son travail, ses études prennent beaucoup de temps et c'est stressant. On ajoute à ça une nouvelle ville, la distance pour elle aussi etc. Bref je comprends qu'il y a aussi de la maladresse dans tout ça. Ceci étant, il y a un déséquilibre. Ses besoins sont comblés, et les miens pas complètement. Elle est satisfaite de la situation, la considère comme acquise. Et moi je sens que ça commence à me peser.
On a eu une discussion, assez déroutante puisqu'elle m'a dit qu'elle avait l'impression de faire ce qu'elle pouvait. Elle ne semblait pas comprendre quand j'exprimais mes besoins.
Aujourd'hui, après plusieurs changements d'avis et des excuses pas vraiment recevables à mes yeux, elle a annulé ma venue chez elle alors que j'avais clairement exprimé que j'en avais très envie. Je précise que ce mois-ci, on va se voir seulement deux nuits car je vais avoir des contraintes. Je me retrouve comme un con, à annuler des billets de train plus remboursables, je serai tout seul chez moi alors que j'aurais pu passer une soirée avec des potes ailleurs. Ma venue aurait été express, mais je me disais que c'était toujours ça de bon à prendre. À ses yeux ça faire trop court (alors que d'autres fois ça ne la dérangeait pas du tout).
C'est la goutte de trop pour moi :

• Il y a un problème
• On en a parlé, et rien ne change
• Qu'est-ce que je fais ?

J'ai donc pris la décision de me "retirer". Pour l'instant je n'ai plus envie de consacrer mon énergie, mon temps ou mon argent dans le bon fonctionnement de la distance. Ce mois-ci, je m'en tiens à ce qu'elle m'a dégagé comme temps : deux nuits, rien de plus. Ce sera à elle de trouver du temps si elle a besoin de me voir. Je ne veux pas avoir l'air d'un capricieux, l'idée ce n'est pas de bouder. Et ce n'est pas non plus de la quitter ou de lui faire payer quelque chose en lui ajoutant du stress. Juste de prendre du temps pour moi, moins penser à la relation sans en sortir. J'aimerais juste arriver à lui montrer que je suis prêt à m'investir énormément pour elle dans cette période de distance, tant pis si c'est plus qu'elle, mais j'ai besoin de petites choses pour me sentir bien. Je souhaite qu'elle comprenne que pour faire tenir une relation à distance, il faut des efforts des deux côtés.
Ce que je vous demande, ce sont des pistes pour savoir comment me comporter pendant ma période de repli, en prenant en compte :

• Je ne veux pas lui faire de mal, juste une réaction
• Je ne veux pas un caprice, ou bouder
• Montrer que je suis prêt à plein de choses, mais que je ne suis pas acquis
• Provoquer des petits gestes de sa part qui me donneront envie de sortir à nouveau du repli.

Hey everyone! I was pleased by the overwhelming interest I got in my collection, as someone who has a passion for building soil and hunting beans for unique phenos the last 15 years. I am glad how many people appreciate true one of kind heirloom genetics!
Why am I getting rid of them? Simply put - I am trying to go the legit route and this state is making it beyond difficult. I need to recoup and regroup. Any support is much appreciated. I’ve waited my whole life for this.
Pricing - I updated below. Much of my collection is very hard to find one of kind stuff that is highly sought after. No random pollen chucking, true bred stabilized genomes. There’s a lot of history in that list as well if you’re someone who understands the genomics of the plant. You’ll see breeder, where they’re out of, the strain name, the cross and a little bit of history / description on some of it. Some very very special stuff. Pricing is either what I paid for it or a little more if it’s something special that’s not easy to find or not being bred anymore.
*Each strain is in original packaging stored in a curidor at a steady 52 degrees, no light, no humidity. I find this is the best way to store beans for long term storage and guaranteed high germination rates. I usually get 97-100% germ rate with my germination method which I will include on a printed out sheet for anyone who grabs any of my offerings. I want you to succeed and find something special - I cherish my collection and sad to see a lot of it go but you gotta do what you gotta do. I’d really like to see this stuff go to growers who care about the plant and preserving the uniqueness to it for years to come. Hope all of this helps

Bandaid Haze ix 3.0 (Piff) - Cuban Black Haze x A5/Thai [R] 200 (2 packs) {These seeds originally came from a Spanish grower in the “A5 crew” out of Southern Holland. “A5” was short for their NL#5 x Haze A open Thai pollination project. These seeds were shared with legendary grower Bodhi, who found one male and used it to pollinate a cut of “Cuban Black Haze” that he had. The strain was referred to as “Piff” and the seeds were shared almost exclusively with Doc D. After running the seeds, Doc selected “Piff #7” and shared the cut back with Bodhi who further worked the line. The cut was a significantly better long flowering haze variety with a shorter flowering time than the Cuban Black Haze mother or A5 father. Bodhi then later referred to the strain as “Bandaid Haze” coining the term because he said “it heals all wounds” This genome has direct lineage to the New York Hazes (NYC Piff / Uptown Piff / Washington Heights Haze) of the 2000s without any of the paranoia/anxiety that came from many of the hazes from that era. Hey everyone! I was pleased by the overwhelming interest I got in my collection, as someone who has a passion for building soil and hunting beans for unique phenos the last 15 years. I am glad how many people appreciate true one of kind heirloom genetics!
Why am I getting rid of them? Simply put - I am trying to go the legit route and this state is making it beyond difficult. I need to recoup and regroup. Any support is much appreciated. I’ve waited my whole life for this.
Pricing - I updated below. Much of my collection is very hard to find one of kind stuff that is highly sought after. No random pollen chucking, true bred stabilized genomes. There’s a lot of history in that list as well if you’re someone who understands the genomics of the plant. You’ll see breeder, where they’re out of, the strain name, the cross and a little bit of history / description on some of it. Some very very special stuff. Pricing is either what I paid for it or a little more if it’s something special that’s not easy to find or not being bred anymore.
*Each strain is in original packaging stored in a curidor at a steady 52 degrees, no light, no humidity. I find this is the best way to store beans for long term storage and guaranteed high germination rates. I usually get 97-100% germ rate with my germination method which I will include on a printed out sheet for anyone who grabs any of my offerings. I want you to succeed and find something special - I cherish my collection and sad to see a lot of it go but you gotta do what you gotta do. I’d really like to see this stuff go to growers who care about the plant and preserving the uniqueness to it for years to come. Hope all of this helps

Bonjour, j'habite dans une résidence et il y a 2 mois une fuite provenant d'un appartement 2 étages plus haut a provoqué des dégâts dans le plafond de ma salle de bain. L'origine de la fuite se trouvait dans la vanne d'arrivée d'eau froide de l'appartement et l'eau a descendu par la colonne. J'ai fait part à mon assurance dans le délais. L'appartement est loué et le propriétaire habite à l'étranger, je n'ai réussi à avoir que son mail. Je l'ai contacté pour avoir son numéro de police d'assurance pour pouvoir le communiquer à mon assureur. Il m'a répondu en m'informant que comme il vient d'hériter de ce bien il y a peu il n'a pas pu mettre la main sur l'assurance précédente et n'a pas fait d'assurance propietaire non occupant. Il m'informe qu'il a engagé un gestionnaire immobilier pour s'occuper de l'appartement et m'a donné ses coordonnées. Le gestionnaire répondait rapidement mes appels au début, on a fait un rdv pour signer le constat amiable et il ne s'est pas pointé le jour J. J'ai passé une dizaine de jours à essayer de le contacter sans succès et je me suis pointé dans son agence. Là, il me dit que comme le propriétaire n'a pas son assurance PNO il a demandé les informations de la police d'assurance du locataire pour qu'elle prenne en charge les réparations dans mon appartement, mais que comme c'est la société qui emploie le locataire qui a souscrit l'assurance il doit d'abord voir avec la société si c'est possible. Tout ça m'a tout l'air de l'enfumage. Quelles sont les démarches que je peux entreprendre pour sauvegarder mes intérêts et me faire réparer le dégâts des eaux? Merci

J'ai enfin trouvé un job pour cet été, ce qui me sauve la vie, après des semaines (voire mois) à épier toutes les annonces, déposer des CV, ...

Eh oui, je me suis fait pisronner. Un ami travaille dans un magasin, un CDD saisonnier a été débloqué, il a parlé de moi à son manager, le lendemain j'y allais CV et lettre de motivation en main, et, après un entretien je suis pris.
Malgré tous mes efforts précédents je n'ai rien trouvé et je suis quasiment dégoûté d'avoir trouvé ce boulot grâce au réseau. J'ai l'impression que sans réseau tu peux toujours courir car il y aura toujours l'ami du collègue qui sera pris à ta place, et au final, je fais maintenant partie du problème. Mais j'en avais besoin de ce boulot.
Ça me fait de la peine pour toutes ces personnes que je vois poster ici, désespèrées de n'avoir rien trouvé pour l'été. Est ce que ça a toujours été comme ça ? J'ai eu de la chance et je suis persuadé que j'aurai été dans la merde sans cet ami. Je suis reconnaissant mais dégoûté du fonctionnement de ce systeme, franchement..

La bibliothèque est l'un de mes lieux favoris. On a l'opportunité de lire n'importe quelle livre sans avoir besoin de l'acheter ou même le prendre. Je me souviens de plusieurs fois quand j'étais ado où on m'a fait partir la librairie, car j'y restais pour trop longtemps. Et bien sûr, je le comprends, ils ne veulent pas qu'on lire tout un livre sans l'acheter, mais je m'en souviens encore. Après que j'arrêtais de faire ça, j'allais à bibliothèque plus souvent, car les bibliothécaires ne s'inquiètent pas d'une personne qui lit l'un des livres, étant donné que c'est pour cette raison que la bibliothèque existe. J'ai peur que les bibliothèques seront remplacées par Internet, car on voit de plus en plus qu'ils préfèrent acheter les livres numérisés que réguliers.

Alors voilà je donne des cours particuliers depuis maintenant 1 an, et j'aimerais avec l'aide de ce sub essayer de réunir toutes les infos pratiques sur les déclarations des revenus lorsque l'on est auto-entrepreneur (ce qui est mon cas). Même si le gouvernement a essayé de rendre la création d'entreprise et les déclarations plus simples pour qu'il y ait moins de cours non déclarés, bah ça reste un peu le bordel et les informations ne sont pas toutes au même endroit.
Je ne suis clairement pas un expert, mais justement j'espère que ceux qui s'y connaissent un peu plus pourront aider à compléter ce post !
Comme je ne fonctionne pas par Césu, je n'ai aucune idée de comment ça marche, donc à part si quelqu'un veut compléter, on s'en tiendra au statut d'auto-entrepreneur.

1. Création de l'entreprise

Bon ça je l'ai fait il y a longtemps, mais c'est assez bien guidé de ce dont je me rappelle. Le plus simple c'est de faire une demande sur le site de l'INPI : https://procedures.inpi.f?/
Petit conseil : choisir une déclaration trimestrielle pour les versement des charges à l'URSAAF, car même si vous ne donnez pas de cours il faut déclarer les 0€, donc moins chiant si fait tous les 3 mois (mais ça demande plus d'organisation car il ne faut pas oublier des cours effectués il y a 3 mois de ça).

2. Demande NOVA de services à la personne

Pour faire en sorte que les gens déclarent leur revenus de cours particuliers, l’État a mis en place un système qui permet au client de se faire rembourser à 50% du montant du cours, en crédit d'impôts. Pour cela il faut faire une déclaration d'activités de services à la personne ici : https://nova.entreprises.gouv.faccueil/nc
Alors ça sera plus chiant car il faudra aussi faire des déclarations sur NOVA, mais honnêtement, sans ça déclarer ses cours n'a plus d'intérêt car après les charges et les impôts ben on perd pas mal, et les 50% en crédit d'impôts permettent d'augmenter le prix du cours (perso je suis à 40€/h).
A noter que pour bénéficier de ce statut il faut impérativement faire le cours en présentiel, je crois chez la personne, et ne pas donner de cours en groupe (après libre à vous de mentir, la seule vérification que j'ai eue c'était un appel du service me demandant où je comptais faire les cours et pour combien de personnes à la fois...)

3. Création d'un compte en banque

Je ne sais plus si c'est obligatoire, mais honnêtement ça simplifie vraiment la vie. Suffit d'ouvrir un compte dans une banque en ligne (HelloBank! personnellement) et comme ça les parents qui le veulent peuvent faire un virement sur le compte. Cela permet de ne pas se mélanger avec ses éventuels autres revenus et de payer ses charges avec un compte dédié. Je ne paie pas de frais pour le compte, tant que j'utilise ma carte bancaire une fois par mois.

4. Avance immédiate crédit d'impôts

Alors là on commence à rentrer dans le bourbier. Actuellement, avec votre habilitation service à la personne les parents / clients paient le prix entier du cours et sont remboursés lors de leur déclaration d'impôts : https://www.impots.gouv.fparticulieemploi-domicile
Il est possible maintenant de passer par une API du gouvernement pour que les clients paient la moitié du cours et que les impôts nous remboursent l'autre moitié. En théorie c'est super, en pratique j'ai fait une demande où ils m'ont demandé 20 milliards de papiers et d'info où j'ai rien compris, j'ai attendu 6 mois pour qu'ils me renvoient un mail en me redemandant d'autres trucs, donc j'ai lâché...
Je sais que certains ont réussi à le faire, donc j'aimerais bien savoir comment vous avez fait pour le noter (et le faire aussi) !

5. Déclaration à l'URSSAF

Maintenant vient la partie où on perd les sous-sous ! Une fois l'auto entreprise créée, il faut se connecter sur le site de l'URSSAF pour les autoentrepreneurs : https://www.autoentrepreneur.urssaf.fportail/accueil.html
Tous les 3 mois (ou tous les mois selon ce que vous avez choisis en déclarant l'entreprise) il va falloir déclarer ses revenus pour payer les charges. Il faut donc aller dans les échéances en cours et faire sa déclaration. Vous devez alors déclarer tout ce que vous avez gagné dans la partie "Chiffre d'affaire des autres prestations de services" et vous serez schtroumpfés de 21,1% par l'URSSAF (que vous pouvez payer avec la CB de votre compte).

6. Déclaration à NOVA (EMA)

Il faut faire la même pour NOVA, tous les 3 mois aussi. Il n'y aura rien à payer, mais c'est nécessaire pour garder le statut. Vous remplissez de la manière suivante :

• Nombre de clients : assez explicite, combien de clients dans les 3 mois
• Nombre d'heures facturées : si la somme des heures n'est pas pleine, arrondir au supérieur
• Nombre intervenants : toujours 1 (vous)
• Nombre salariés : toujours 0
• Dont heures salariales : toujours 0
• Masse salariale : toujours 0€

Leur site est mal foutu donc vous aurez des warnings (car vous n'avez pas de salariés).

7. Déclaration à NOVA (TSA)

Rebelote, mais cette fois il faut le faire une fois par an.

• Activités :
  • "Soutien scolaire ou cours à domicile" : Heures facturées (somme des heures arrondies au supérieur) & Nombre de clients
  • "Dont heures prises en charge" : à priori toujours 0, sauf cas exceptionnel que je n'ai jamais eu
• Bénéficiaire : à priori tout foutre à 0
• Effectifs : Là je suis pas sûr à 100% car le statut d'auto-entrepreneur fait qu'on est à la fois patron et salarié. Dans le doute j'ai mis 0 pour le nombre de salariés et 1 en non salariés. Vous remplissez votre âge et sexe, et tout le reste à 0 (pas de CDD ou CDI, pas d'autres personnels).
• Formation : là pareil, pas sûr à 100% mais je me suis mis en tant que dirigeant, et j'ai rempli mon niveau d'études. Et pas de formation au cours de l'année.
• Finance : Vous mettez votre CA de l'année (HT).

Et voilà tout est bon pour NOVA.

8. Déclaration d'impôts

Enfin, vient la déclaration d'impôts (dernier sucrage des sous et après on garde tout !). C'est la première fois que je fais ma déclaration avec mes cours donc corrigez-moi si j'ai faux.
A part si vous charbonnez les cours particuliers (bon à ce moment-là vous savez ce que vous faites normalement), vous êtes en micro régime BNC non professionnel. Pour faire sa déclaration il faut sélectionner la case "Revenus non commerciaux non professionnels" dans les fiches des impôts.
J'ai utilisée cette vidéo https://www.youtube.com/watch?v=pGtipdcmzng qui est pas mal pour aider dans le remplissage de la fiche. Du coup :

• Durée de l'exercice : Nombre de mois si ça fait moins d'un an que l'entreprise est créée (sinon ne rien mettre)
• Revenus imposables : Mettre son CA de l'année, HT

Voilà il n'y a rien d'autre à remplir (à ma connaissance).

Salut tout le monde, rien de très grave mais j’ai besoin d’en parler. Je suis passionné de musique et de réalisation de films depuis que je suis tout petit, de manière autodidacte. Je n'ai pas de préférences, même si pour moi le cinéma est la forme d'art ultime car elle rassemble énormément de métiers artistiques différents.
Ma pratique avec ces deux domaines est confrontée à un problème d'instabilité totale. Exemple: je vais faire 6 mois de musique à temps plein et soudainement ne plus m'y intéresser et tout mettre de côté pour faire du cinéma et cela engendre des problèmes comme le suivant.
J'ai obtenu 11 récompenses pour mon court-métrage qui a été sélectionné dans 22 festivals indépendants l'année dernière. Après cela, j'ai été contacté par une société spécialisée dans la production de courts et longs métrages, qui se distingue par son excellente réputation dans le domaine du cinéma. Un rêve pour de nombreux cinéastes amateurs qui aspirent à progresser et à devenir des professionnels. Pourtant, quelques jours après avoir été contacté, mon esprit était complètement désintéressé par le cinéma... et cela fait 4 mois que je compose de la musique pendant que la boîte de prod attend toujours une réponse de ma part.
Je ne comprends pas comment c'est possible. Je sens que c'est très émotionnel, je ne peux pas le contrôler. Comme si j'avais atteint un point culminant, et que je devais passer à autre chose. Par le passé une personne m'a dit que "je n'étais pas un vrai passionné" mais je ne crois pas car j'y pense tous les jours et c'est surtout instinctif, je ne me force jamais. Si je ne pratique pas, je m'ennuie rapidement dans ma vie. Je suis émerveillé par ces grands artistes qui font la même chose tout au long de leur vie sans donner l'impression d'être submergé. Ces artistes qui pratiquent plusieurs arts en même temps me fascinent.
J'ai essayé d'écrire mes scénarios le matin et de faire de la musique l'après-midi, mais je n'y arrive pas. Je ne parviens pas à conditionner mon cerveau pour effectuer deux activités. Si je fais de la musique, ce sera musique et rien d'autre. Peut-être que je manque de discipline. Je pense qu'il y aussi le fait que je me fous une pression monstre quand je bosse sur mes créations car je cherche à faire quelque chose d'extraordinaire (oui c'est prétentieux) pour moi et pour les gens qui me suivent.
Je ne sais pas s'il y a des gens qui fonctionnent de la même façon parmi vous. Pas spécifiquement dans le domaine de l'art, mais dans d'autres domaines. Savez-vous comment gérer cela ? Merci.

J'ai pour habitude de me renseigner en matière d'investissement et d'immo sur Reddit, alors je me suis dit que la communauté pourrait être intéressée par mon expérience concernant la vente d'un appartement.
La vente en question est une affaire en cours : je n'ai pas encore trouvé d'acheteur. L'idée est donc de partager l'avancement de la vente au fur et à mesure, en espérant pour ma part que la période couverte soit au final la plus courte possible :)
Le bien : T3 d'environ 80m² en banlieue ouest IDF, avec cave et place de parking, dans une résidence bien entretenue.
La stratégie de prix : souhaitant maximiser le montant net vendeur et mettre à profit mon temps disponible en ce moment, j'ai décidé d'essayer de vendre le bien en direct. Mon plan s'étale sur 3 mois (fin mai -> début septembre) à l'issue desquels je me résoudrai à faire appel aux services d'un ou plusieurs professionnel(s) si je ne suis pas parvenu à vendre seul. Il se décompose comme suit :

• tranches de prix de 2 semaines, extensibles selon le nombre de visites
• si rien de concluant à la fin de la durée d'une tranche, baisse du prix de 10K€
• prix de commercialisation initial : 500K€
• prix plancher de commercialisation : 450K€ (ce qui correspond au prix de commercialisation final que je prévois en appliquant 5 tranche de 10K€ puis 2 tranches de 5K€ d'ici septembre)

Les canaux de commercialisation : j'ai publié une annonce soignée sur PAP et SeLoger, en faisant appel à un photographe pour des photos de qualité. Je dispose aussi de l'ensemble des diagnostics demandés (DPE, électricité, etc.). Les annonces sont en ligne depuis environ 1 semaine.
Résultats : pour l'instant, décevants. Aucun contact de particulier intéressé en 1 semaine, des métriques de visite des annonces qui me semblent assez faibles (150 vues sur PAP, n/a sur SeLoger).
En revanche, je suis sollicité en continu par les professionnels du secteur (malgré le souhait affiché de ne pas être contacté pour du démarchage commercial), avec pour l'instant 8 contacts :

• 5 agences. J'ai accepté la visite de 2 d'entre elles, qui sont reparties déçues et bredouille car je ne souhaite pas signer de mandat de commercialisation. Mention spéciale au représentant Century21 qui, je dois le reconnaître, est très bon vendeur avec des arguments percutants, mais un style dont je me méfie beaucoup (offensif façon pied dans la porte/je te laisse pas le temps de réfléchihop on signe un mandat sans que tu réalises ce qui est en train de se passer). 2 autres m'ont contacté dans le cadre d'un mandat acquéreur, sans donner lieu à une visite à ce stade.
• 1 agence en ligne (Welmo pour ne pas la nommer), qui met en avant l'absence de frais pour le vendeur... mais sur laquelle les avis en ligne sont très mitigés (en résumé, leur modèle est de s'occuper de la diffusion de l'annonce et de la paperasse, et de laisser au propriétaire la charge des visites)
• 1 agent immo indépendant, qui m'a fait bonne impression et avec lequel j'ai accepté une diffusion de l'appartement en off market (c'est-à-dire à son portefeuille client, sans diffusion sur des plateformes publiques), sans donc avoir signé de mandat

Et la suite ?
Bien qu'une semaine soit un délai court pour tirer des conclusions, cela m'a amené à réfléchir à plusieurs points :

• en tant que vendeur particulier, mon seul levier d'action est le prix. Il semble que mon premier prix est un peu haut puisque je n'ai pas eu de contact. Pour le moment, stick to the plan : j'irai au bout de ma tranche de 2 semaines et baisserai mon prix à ce moment si rien n'a changé.
• les professionnels de l'immo ont deux autres leviers à leur disposition pour attirer les clients : le fameux "portefeuille client" (plus ou moins étoffé je pense, selon leur notoriété et leur qualité), et leur statut de professionnel qui rassure certains types d'acheteurs qui n'envisagent pas de passer en direct (dans mon coin, je soupçonne que c'est le cas d'une partie significative des acheteurs aisés). Toute la question réside dans la capacité de ces professionnels de l'immo à vendre le bien à un prix supérieur à celui que je pourrais en tirer solo dans un délai raisonnable, en faisant usage de ces deux leviers, de sorte que le montant de net vendeur qui me revient reste au final identique (voire supérieur ?) à celui que je pourrai en retirer moi-même (tout en dégageant bien sûr une marge pour le professionnel). Pour l'instant je n'en suis pas convaincu.
• Dans ma commune les frais d'agence se situent en moyenne autour de 4,5 ou 5% pour un bien de cette valeur. Les agents indépendants prennent, eux, 3%.
• Je suis très frileux à l'idée de travailler avec des agences qui usent de démarches commerciales très offensives, type Century21, car j'ai l'impression que leur modèle commercial repose sur leur capacité à faire vendre/faire acheter vite quitte à mettre la pression sur le prix du bien. En revanche, pas fermé à la perspective de travailler en mandat simple avec des professionnels qui me font bonne impression (si d'ici quelques semaines je fais le constat que je n'ai vraiment pas de succès en direct).
• il faut que je publie mon annonce sur d'autres plateformes (Bienici, LeBonCoin), histoire de maximiser mon audience
